for anyone who has/is selling did the buyers try and negotiate based off the survey? If so how did you feel about it? I sold my property in Scotland so it’s a different situation

A flurry of phone calls today. Turns out everyone is ready to exchange Monday bar one link in the chain who are due to sign papers in person on Tuesday. Now looking at exchange next Weds with completion on Thurs 21st. Feel relieved to have a few more days to pack!

We have been told today buyers solicitors will be ready to exchange Monday and complete on the 15th. This weekend will be spent sorting more and packing everything we possibly can ready to do all the moving ourselves 3 hours alway. Going to be the most stressful week next week.

Hi all, I've been lurking on this thread for a while, love hearing your updates!

We're buying in Scotland so a little different, but basically we've been working towards a date of entry of 22nd March since offer was accepted in January, and it's now getting a bit too close for comfort for us to have not concluded missives (equivalent of exchange) 😬These is no reason this couldn't have been done sooner, other than both solicitors dragging their heels!

I think because there's no chain (owner moving in with family, we've already sold and have money in the bank & mortgage eas agreed in days), the solicitors have been overly laid back, but I'm stressed. We have 2 kids, 5 and 2, and I'm 7 months pregnant, and I want it all set in stone now!

We've just heard today, after chasing both solicitors for weeks, that the sellers still haven't fully answered our final outstanding queries. We just want confirmation that a minor roof repair has been done (as previously agreed) and we want guarantee documents for replaced windows. The sellers have apparently said the repair has been done but haven't provided evidence, and have said that the relevant window paperwork will be left in the property when they vacate, but haven't sent a copy!

Why????

Last time it took 3 weeks of chasing just to get these half-arsed, insufficient responses. We don't have time for that 😞 We've given notice on our rental, and I'm getting more and more pregnant, annoyed and immobile by the day 🤣

Regarding the roof repair, I had a similar issue with the house I'm selling. It took me ages to get a roofer, which delayed my response, and then after it was fixed I had a hell of a time getting paperwork to confirm that it had been done. In the end he sent an invoice detailing the works, but he had just typed it up, so it didn't look convincing (even though I know it has been fixed as the damp on the ceiling has almost dried out). I wonder if your sellers are having similar difficulties? Unfortunately only new roofs are guaranteed, and very small jobs don't seem to be covered by anything.

That all sounds perfectly plausible, but I don't think so as we haven't stipulated that we need any guarantee or even any paperwork. It was a very minor repair to the roof fascia which could be reached by step ladder, and we've now said that photographic evidence would suffice. We have asked for any accompanying paperwork, but would proceed without if it's getting in the way as the repair is so minor. Unfortunately I don't know how well our solicitor has communicated that, but I've just gone back and laid it out very clearly.

Had my offer on a 2 bed flat accepted but the actual mortgage rate is sickening 😅 needs a bit of work doing so I'm going to go back on Monday and get a quote of the work and really have time to process everything getting that bit of buyers regret!

Oh that is awful @sweetpickle2 no wonder you are jaded with it all. It takes the excitement and joy leading up to buying a new home away when you are left hanging so much at key points, fingers crossed for Monday.

I have found out today that the school place on reserve for my eldest has gone to someone else. I am hoping another comes up between now and move day. There is a local grammar school I will look into her attending. She missed a lot of school last year as was recovering from a huge op, so I worry the entrance exam might be a bit much for her, although she is doing very well in her current school. Happily I have found out the next closest school is decent too on a few recommendations from people my parents know. So it won't feel quite as bad if the chosen school place doesn't come through. The chosen school is walking distance from home though which would be helpful.

My seller has also messaged me and told me she is booking in an oven clean and a one off house clean before we move in, so I am really pleased. Not that I thought it would be a mess as it is lovely already. I think the bottle of fizz is sent forwards too in this instance!

How has move day gone for you @ibelieveinmirrorballs ? Have your children mucked in or did they find a stray sofa and a switch or similar?!

I managed to get an update from land registry today on my purchase. The application was expedited on the 25th. They requested further information from the solicitor on the 30th Jan and still haven't received anything!!!

My buyers are pushing as they want to give notice on their rental but, apart from chasing the sellers estate agents, I'm not sure what else I can do. This process is so frustrating!!!

@ibelieveinmirrorballs I hope completion went well today.

Not much to report here really, we have one enquiry outstanding on our sale and solicitor has been reviewing replies to enquiries on our purchase for the past week. I read some worrying posts this week about new build estates and management companies and how a lot of properties now have defects in their title as the management company can execute a lease over the property for lack of payment of the management fees. Apparently this is causing lots of issues for sellers who then have to get a deed of variation because the lender won't accept this term but this doesn't sound straightforward. Im just hoping this doesn't happen to us!

Honestly, you should not make offers that are conditional on going back to have another look. It is not fair on the seller. Do your homework before making an offer.

Really hoping for some news next week. We've been in the enquiries stage now for 8 weeks. On our purchase the enquiries have been under review with our solicitor now for a week. I'm hoping they will be satisfactory and there won't be any more to raise. We've got 1 enquiry outstanding on our sale which our solicitor is waiting for an answer from the council on. It seems straightforward and a tick box exercise more than anything so I'm hopeful this will be resolved quickly. Please send exchange vibes my way!

Have spent the morning doing some very reluctant packing- didn’t want to do anymore until we’d exchanged as I just honestly don’t believe it’s going to happen anymore; but if it is then it needs doing!

Have been taking down pictures and screws and putting filler over to “make good” but I’m not doing a particularly good job. My buyers don’t deserve it!

Do we need to fill holes from photos etc? Eek that hadn't crossed my mind!

We had our oven cleaned this week and I'm going to give the carpets a clean.

I think once I know we've got a date it will force me to get the last bits packed and commence the big clean. I want to clean down all windows, doors skirting boards etc and need to clean out the fridge.

@sweetpickle2 one of my friends moved a couple of weeks ago, just checked with them and they didn't fill any holes. We have a lot of floating shelves with rawl plugs and I'm now thinking we should at least fill those maybe?

Our buyers have been great so far so don't want to be a dick for the sake of a little effort.

Yeah I’ve only done it where it’s eg taken down a bit of the plasterboard! Only takes a couple of seconds with a tub of filler and a credit card.

I wasn't planning to fill any holes, but I will leave picture hooks in place so hopefully there won't be too many. If I tried to make good I would probably do a bad job anyway! I will leave spare paint behind in case the new people want to patch anything up themselves. Will definitely clean the fridge (and leave a bottle of wine in there), but not planning a professional oven clean.

I think how you leave the house kind of depends on how it's being sold. My sale was do'er upper so a bit of basic cleaning and to heck with holes in the walls. And having just had another viewing of my intended purchase we'll be lucky its been cleared never mind cleaned.
If it's more show home standard I'd anticipate not needing the marigolds or filler on moving in.
