Very expensive for what it is. I thought things were supposed to be cheaper in the North.

North Yorkshire is not cheap by northern standards, particularly not York, and this is fairly "naice" York.

So its raining, you're in the downstairs bedroom and you have to run out of your bedroom into the courtyard in your PJs to get to the kitchen for a cuppa, have breakfast, run back into the bedroom to get dressed, come back to collect your things to get ready for work, getting wet each time?

How on earth does this work?

The layout would work for letting the second bedroom with en-suite and private access out as a standalone rental or holiday let; or for using it as a live-work space with a therapy room / studio to see clients without them having to actually access your home. Being in mind the size of the plot I think it’s probably more marketable as either of those as it was clearly never going to be a family home.

It’s about a mile from me. Good area but not so amazing as all that. Might go and have a look at the outside of it….

There are sensible houses, with usable bedrooms, in the same area of York for £350k ish.

There is no excuse for this unliveable monstrosity.

The rightmove listing describes it as: ‘Providing low-maintenance, detached accommodation with off-street parking, the property would make an ideal 'lock up and leave' city pad, a holiday let/investment property, or even a full-time residence.’

It’s clearly not suitable as a proper house. So that makes it really fucking irresponsible development. It could have been converted into a proper ‘full-time residence’ (someone’s home). But no. They’ve chosen to have a stupid mezzanine and two bathrooms to create a second home of holiday let.

It’s annoying.

I am guessing, but can't really see, that there is a glass wall in that mezzanine bedroom, behind the bed. It may not go to the ceiling, but it must be behind the bed?

The lack of railings around the mezzanine/staircase is terrifying! Hopefully no-one is a sleepwalker or regular drinker if they're sleeping up there! It doesn't even look like you can stand up straight under the mezzanine either.

Why not just put the bathroom where the other bedroom is, knock through and call it a one bed?

That definitely wins the prize for the most bonkers property I've seen for a while.

There's some photos of the inside on the planning application, what a waste of the building.

I tried to find the planning application to see what they'd applied for but it's only a change of use application (which was approved).

Surely something like this needs building regs to sign it off? I can't believe they'd sign off something that dangerous, unless it was marked as "storage" only and not listed as a bedroom.

If it were rented as a holiday let, the owner would have to factor in extra cleaning for the shower attached to the bedroom.

The red brick building is not part of the property, not in picture or floor plan. So for me that would be an issue neighbor having bug glass window looking (possibly even opening) onto my yard.
I do think there is internal access between living and bedroom/bathroom side

I don't like the decor but the idea is actually my dream home, as a middle aged single woman who's had enough of looking after a large family home.

I always say what I need is a detached luxury flat with a courtyard garden....

On the floor plan there is a door from the downstairs bedroom to the "Front garden" and a door into the shower (no toilet or sink). On the opposite side from that door is a solid wall between the shower and the other bathroom.

There is no internal access between that bedroom and the living space and only toilet.
