The outside of the property first ?
Then when I flick through rightmove I can swipe the ugly places.
Stairs and common areas if it is a flat ?
I dont want a grotty entrance way.
Put the names of the rooms on the photos ?
Especially on the photos of 10 views of the same room.

@Lovethatforyouhun yes, knowing in advance regarding shared /unadopted roads and access would save a few trips to view. Saw one this week where the road and been tarmaced before and after the house we went to see. Wasted both ours and their time.

Some of them don't show the main bathroom like Dexters. it's so annoying

Agree names on photos would be such a help when looking at bigger properties.

Also just be up front about ground rent and maintenance charges on flats.

Also a better idea of context. I appreciate that aerial views aren't very easy but a couple of photos showing nearby properties and giving an idea of setting would be good.

What I don't want is half a dozen photos of the best room. Or close ups of a vase of flowers, dressed table etc

They are marketing materials. They don't show every little nook and cranny because they want to give you the highlights to get you through the door for a viewing.

They can get me through the door but if I don't like the bits they haven't shown me or the charges they've not mentioned up front, I'm not going to buy. So what's the point in wasting everyone's time?

@MalcolmTuckersSwearBox not sure how videos consisting of mainly the estate agent and photos of tableware and flowers are the highlights! Unless I’m missing something and it’s a code for knackered money pit with tenants in situ.

I photograph properties, and I was usually asked to photograph 20 images of the whole house including garden, bathrooms and detail shots. Measuring the garden isn't always easy - I only have 2 hour per property and have to do a floor plan plus photos. We use a laser measure which doesn't always work for gardens, but taking good photos helps. It's likely that ones you've seen that don't have finer details are taken by the estate agent themselves on a point and shoot, and they don't have lenses that allow you to properly document the space.

EAs often say 'large garden' when it actually means 'not a very very tiny garden'. I have actually had to ask EAs to measure a garden, though without result. When we moved this time, I used aerial photos and scaled the garden using car lengths. NB: this doesn't work well if the photo is at too much of an angle.
I was within a foot or so when we finally moved in and measured this one.

I also hate it when floor plans are absent, or almost as bad, not dimensioned. With this house I had to work out the plan from the photos and room measurements and it took forever, had the house not been right in other ways I wouldn't have even bothered to view it. It really mattered, because in doing it I found I could put my planchest where I needed it to go, a dealbreaker, oddly enough (and also realised the poky bathroom couldn't be enlarged 😐and odd stuff like why some downstairs ceilings were different heights to others).

@BlueMongoose yeah I was never asked to measure a garden even though I sometimes did anyway if boundaries were clearly visible - and I'd put meticulous measurements on only to find the floor plan appeared without the measures on the plan?

It annoyed me too, trust me - especially as I always try to photograph as if I was a potential buyer myself!
