Estate agents why don't you show photos of ...

The outside of the property first ?
Then when I flick through rightmove I can swipe the ugly places.
Stairs and common areas if it is a flat ?
I dont want a grotty entrance way.
Put the names of the rooms on the photos ?
Especially on the photos of 10 views of the same room.

Currently property hunting - my pet peeves this week are not showing pictures of the entrance, or other doors. Do I materialise through solid walls? Hallways not shown, especially when the floor plan says they have storage - is that a built in cupboard or a storage cube stool? Rooms mentioned on plans, that don’t feature at all in a photo eg dining rooms. Plans that have rooms without doors - again do I just Harry Potter my way in to these secret spaces? Outdoor buildings that don’t have a photo such as sheds/garages/outdoor offices. Google earth and street view can only do so much.

On the plus side I do like the video tours - but I don’t want to see the estate agent in them, I want to see the property! I’m not in the market for another adult, just the property.

@NewName24 Link detached houses are not bloody detached, they are joined together. SHould be a category of their own, or listed with the semi detached ones which what they are.

Well, not really.
I am looking for a detached property. Iwouldconsider link detached because not of the living rooms are attached, which is the important bit to me. Next door's garage touching my house would not be an issue for mewhere planning permission isn't going to be allowed for conversion.

As I said in a previous reply, if they were listed correctly, ie: in their own category you could choose link detached and detached. The word detached means separate, disconnected, severed, parted, uncoupled, cut off... and not 'joined to the one next door'.

If it is linked, then it is joined, not detached. I choose detached because I don't want a property that is joined to anything else. I want the option to select what I am looking for and not have to weed out houses that are joined to the next one when I am not looking for a joined on house.

When we were putting my late dad's house on the market, I told the EA that I specifically wanted the photos labelled, because the flat was empty - it makes it much harder to visualise which room is which without furniture doesn't it?

They did a great job, and I particularly loved the picture that was taken in the garden. It was a massive closeup of a bee, and the photo was helpfully labeled "A bee"!

Videos -Estate agents listen up ...
I don't want to see Tobais Foxton-Savill walking along the cobbled street vagely near ,chatting about a church or the park nearby.
Nor do I want to see a interactive 3D useless app.
Just show me a video of the outside and a proper walk through.

You feel like you are doing all the work..
I've given very specific requirements to a number of agents thinking they might give me a heads up before something goes on rightmove but no, they send me everytjing from castles to static caravans.

Victorian properties are very much the norm around where I am and if there is no picture of the front of the house on Rightmove you can be sure it'l is because a. Windows are about to fall out or b. It's not Victorian but they want to charge the same price.

I've been looking for apartments lately and most estate agents don't say how much the monthly service charge is. That means I have to phone the estate agents and they spend 10 minutes on the phone with me and it's just completely wasted time on both sides.

Worth considering that estate agents are keen to push as many viewers as they can (using misleading photos, leaving out room sizes, etc) for all the reasons people have said but also because, if you change agent, everyone that actually viewed your house through the original agent is then "their" client and you will have to pay them the 1% (or whatever) fee if they buy even if you are with a new agent (and this is usually for a full 6 months from the of end of the contract).

Make sure you give your new agent the exclusion list to avoid paying two lots of commission. Also, keep a note of who viewed your property because some agents will "pad" the list.

@Alwaysbeyou because we (buyers) have to hunt through all the dross and estate agent waffle to find those hidden gems that work for us. I guess as buyers we don’t have anyone working to help us initially find the perfect home, unlike the vendors who pay the estate agent to help off load their property.

I hate to think of the days spent looking at right move and driving around several counties looking at just the outside of homes - it’s taken us 4/5 months to narrow it down to properties we have booked to view. Tbf it’s not just the estate agents fault, I think 25% of properties we’ve rejected have been rejected due to stuff the vendors have done/not down which have put us off. It’s not all down to estate agents poor pictures / floor plans etc.

@mumda thats so bad it’s a classic!

I want to say 1) aerial shots only need a few seconds to show its place in the location if at all, as google earth does that much better. 2) stop swinging the drone/camera around. I feel sick and it’s given me a headache, so I’ve switched off after the reception room one. 3) pretty as she is, I don’t care what the estate agent looks like, I want to see the room I’m buying not the next wannabe Oscar winner. It also makes me wonder if they will be an awful to deal with as buyers.
As for the photos, they make it look like a lot less house than the description infers.

It was the hand sweeping along the snooker table that did for me. I can let it go that her jacket is longer than her skirt as I wore stuff like that when I was much younger (Ok, I was at school). @Alphabet1spaghetti2 I might watch it again for a giggle.

I always look at the outside photos first, I am not that bothered about the inside of a house, but I am interested in the garden and any outbuildings.

The search option that would help the most would be Leasehold or Freehold (or share of Freehold).

I wrote to Rightmove many moons ago when they asked for feedback and told them that but was clearly ignored.

Also Length of Lease, ground rent and service charges should be stated. It's just laziness on the part of estate agents, likewise laziness when they can't be bothered to label the room photos.

oh and dear estate agents - please put on the listing clearly that it is an auction property or a shared ownership etc. (Both mean immediate binning)

Another thing is they sometimes don't tell you what floor the flat is on. That's frustrating if you're only considering top floor flats or if you need a ground floor one for various reasons

I actually thought the video of the Birmingham house was very good. I could have lived without the agent being quite so prominent, but she did not distract me and pointed out a few interesting features. No idea how the video caused feelings of nausea from a previous poster. Cannot imagine how you travel in a car or bus (or even manage to walk in a straight line!)

They are marketing materials. They don't show every little nook and cranny because they want to give you the highlights to get you through the door for a viewing.

On new builds or newish builds they refuse to say if its an unadopted road and you have to pay a huge service charge. FUCK OFF!

Also Rightmove, as someone said…Detached bungalows and semis all mixed in together! Why?!

Personally I don’t gaf about link detached vs detached but I get your point.

You're one up on me - I cannot even go on a pedalo without throwing up ... I can feel sick from just walking onto a bus before it moves. My assumption was that if I am fine, then probably 90% of people would not have a problem with the video!

As I read the OP, you beat me to it.
We have moved several times and our children have bought their own places over the years and we have a rental or two

100% certain if the front of the proeprty is not the first picture, then its not for us.

Common sense to view picks, be aware of areas you are looking in and before visiting, google it and find out if their is a chain etc - then make an informed decision to view or miss
