I had 4 viewings today.

First time buyer, couple that have sold to a first time buyer, a first time buyer and a couple that aren't yet back on the market but they had sold and their sale had fallen through.

Anyone else had viewings today? How did they go?

Just to say one positive (& I don’t know if others are finding the same) is that the houses in the area we are looking to buy in are also not selling quickly & are often being heavily reduced. I’m expecting we’ll get a lower offer on our house but then we can also offer less I suppose.

Congratulations @Kentlane!

My EA arrived 1.5 hours early, I wasn't even dressed! I asked him to give me 10 mins and rushed around like mad, only for the viewers to not turn up.

My viewing on Saturday is a couple who viewed it previously apparently. They're FTB too so would be great if they made an offer.

For those who have had multiple viewings (double digits) and no offers. How do you cope the day after viewings not hearing anything? I hate the radio silence and by that I mean the viewers who don’t give any feedback 🙄 I’m finding that the hardest part tbh

We're on 10 different people/couples having viewed, and 2 of those came back, so 12 viewings so far. We have another second viewing booked for the weekend and two more first bookings.

Our non proceedable offer of 2% over asking has found a buyer, but they also need to sell! We have had two further offers, one 7% below asking and one 10% below. Both rejected. Been on for 5 weeks now.

Feeling a bit better about it all now tbh, hoping we get an asking or over offer that is proceedable soon. Would love our existing potential buyer to be proceedable soon!

Is there no way you could accept one of those offers as they aren't far below asking?

@Twiglets1 no unfortunately, that's why we went on at offers over. We could do 1.5% below max. We priced it to sell and competitively. We went on £20k under what we wanted due to the market being stagnant. We wanted to be reasonable but also hoping buyers will be. Happy to wait on the 2% over tbh

We’ve found buy we’ve got an offer but it’s 15k under the asking price & we put our house on the market for about 15k under what we hoped for because it’s so flat at the moment. It was listed with a price & ‘offers in excess of.’ So we’re going to think about it as we have some viewings over the weekend. 15k under isn’t much I suppose it’s more that our expectations were higher because of the ‘offers in excess of’ listing. Also we are looking to buy in an expensive area. Hmm we will have a think.

Definitely allow the viewings to go ahead over the weekend while you think about it, the feedback will be useful in helping you to decide your next step. And remember you can always choose to counter offer - for example you were hoping for in excess of the asking price but would accept the asking price, and see what they say to that.

That’s right @BirthdayRainbow. And yes good points @Twiglets1. I was thinking we could make a counter offer. The agent hasn’t tried to steer us in either direction but I think they were hoping for a higher offer. We definitely won’t rush in to anything & will see how the viewings go. Hope everyone else is getting on ok?

Ours has gone on this afternoon, this is our 3rd year of trying so wish us luck! Not had a problem with selling before it has been the onward purchase so fingers crossed 🤞🏻

We are obviously over the moon with that offer. However, our EA is saying that they have showed them nearly 40 properties and they've offered on 8/9, all low and when they have been accepted, they then try to drop the offer. This makes us a bit worried that they may try and gazunder us just before exchange.

We have four viewings this weekend, one being a second so we're going to allow those to go ahead and see what comes of it. We are going to discuss the offer properly this evening once DH is home. So much to consider!

Why is the estate agent still showing them homes if they have deliberately tried to scam 9 sale before?

So it’s now Friday and the investors we accepted the offer from still haven’t come back to the agent “to confirm” so we’re going to take back our acceptance either way now as they’re just messing around.
Had another viewing today and seemed positive. My DH was then out walking later and the viewer came driving by our house having another look (it’s not a through road to anywhere). Be good if we did get an acceptable offer so we don’t lose the house we offered on, but if we do then so be it.

Based on this info I wouldn’t go ahead with them! Can’t stand people who drop offers right before exchange.

@housethatbuiltme I don't think deliberately scamming but more cheeky. E.g. they offer £400k, it's accepted then they try and drop to £398,500. Annoying and unnecessary really

Guzundering is scamming, it utilizes getting people vulnerable financially (having already spent money on instructing solicitors etc...) or in a legal chain then undercutting them knowing they are possibly trapped.

If someone has done it 9 time no decent EA would even consider showing them more houses, they would have been blacklisted... it reflects really bad on the EA.

@housethatbuiltme sorry, I don't know if my explanation has been confusing.

They have viewed nearly 40 properties with our EA, offered on 9. Most offers were low so not accepted. 1 was accepted. When it was accepted they tried to drop it by £2.5k but it was then rejected. They haven't tried to gazunder just before exchange but based on the above, it is a fear that we have.

We are taking the weekend to talk over the offer and discuss it. Will get back to them on Monday. I think that's fair and not asking them to wait too long?

@Mover2024 no bloody way. If your EA is warning you against it then listen to them, they want the same to complete just as much as you do.

No viewings on our house this weekend but we viewed two today.

We really liked one of them. I almost wrote the house off based on the estate agents photos, which made it look much darker than it was and the garden looked awful. In reality it was lovely. It's definitely overpriced but not by an insane amount. If it's still around when we sell, we'd definitely offer on it. Probably offer about 4% under asking, which is what we expect to get offered for ours.
