@ibelieveinmirrorballs We exchanged numbers ages ago when I was wanting info regarding the leasehold and my solicitor didn’t send anything through following me contacting her. I had a few questions as haven’t had a leasehold property before and my agent suggested contacting the seller to see what they say, which I did via their agent. It has been a blessing and a curse! I had thought we had built up a rapport and hopefully she might accommodate me whilst I try to get under offer again, in fact, it is such a huge leasehold document, my solicitor has done all the work already, so I could still be a much quicker option, but she is ploughing on, whilst keeping in touch (and stressing me out)
Anyhow, hoping she has my luck with her upcoming viewings and I have better luck with the next 3 that are booked in, or the keen viewers that are not yet proceedable become under offer asap. I started off feeling quite positive (as much as you can) and now feel like I have been in fight or flight mode since the weekend…

@NorthernStar09 we nearly had the same - if we hadn't exchanged by midday today we would have had to move completion date as they have to have 5 clear working days to request the funds. I think they technically can call for funds before exchange for an agreed date, but prefer not too in case exchange doesn't happen as then it's adds complications about returning funds / paying interest etc. 🤞

Oh yeah that makes sense, as they called me just before midday so obviously that was the cut off!

Still nothing from our seller, we’ve all been ready since Christmas and this has just been utterly painful. We’re buying from a very messy divorcing couple and honestly never ever again!

We are moving out tomorrow!!!! Just had completion statement from our sol. I'm at work so everything still feels slightly unreal (coupled with lack of sleep).

I used the brand new dishwasher last night just to try and get a bit of my money's worth out of the £500 quid. Lol.

No exchange here - apparently waiting for the lender to move funds still on our buyers side. Have to exchange by tomorrow to get our completion date (and I’m petrified all this stress is going to put me into labour!)

We’ve exchangedddddd..!! Phew. I actually felt so traumatised by the whole process my instant thought was “what have I done?”. I’ve got so much going on at work and at home I feel very overwhelmed.

Completion is set for the 8th so we have a couple of weeks yet. Removals booked. Packing service engaged.

Congrats to @EmilyMay89 and @neonleopard and fingers crossed for all those next in line… what an endurance contest this all is.

Our seller has accepted our offer and they have had their off accepted. Apparently there’s no chain. Does anyone know how long the process takes generally?

I got my amended mortgagee offer today. I've been waiting for it for weeks after renegotiating purchase price. They've done a new valuation and asked for more wage slips but the expiry date it has on it is this Saturday! Now for more phone calls with the bank 😫

Yayy you too! I know how you feel - we had the message it was done just as I headed into back to back meetings for the rest of the day so no time to absorb it! Removals booked too, we only have a week wait so will be a little hectic from here on in 🎉

I have 3 viewings booked in for the end of the week now, am definitely losing faith and am sick of the tidying pre viewing, as are the kids, not that you'd notice they tidy much 🧐

The urgent repair works for the property we were going to buy are over £70k… that’s just to make it liveable. Thank god for surveys.

We’re going to pull out and have booked to view 4 more properties

Good luck noodles with the next viewers! We exchanged numbers with our buyer and you are right it is a bit of a mixed blessing. Hoping your keen viewers come back quickly and proceedable.

That is interesting @AUDHDVET, £70k sounds like a lot just to be liveable! How disappointing. Any ideas what your sellers will do now that you are pulling out? I'd be having a serious think about my price if I were them!

I have no idea what they will do! They do not live at the property full time it’s been up for 7 months now. @ShittyGlitter
It wasn’t obvious from viewing how bad it was but they lied about recent damp and said it was the neighbours roof issue, not their roof. It’s got loads of asbestos and even the stone work needs redoing. Loads of things don’t apply to building regs?
We we’re expecting a damp course, some minor electrics (up to £25k ish) but not all of this…

@AUDHDVET thank god for surveys indeed; even if it wasn't the news you wanted - great you have other viewings lined up.

@noodles44 we are all rooting for you. I hear you re the mixed blessing aspect of having their number - in one way it personalises it all which can be a good thing, on the other hand it's a hard-nosed business transaction and I don't think the personalisation is helpful. Halfway through proceedings my buyers were cooing about how lovely I was and how they wished I was moving next door so we could all be friends... a couple of weeks later they were claiming the survey had shown that I needed a new roof, refusing to show any evidence to back this up, and eventually having to concede and share what the survey did say - which was nothing like that. It's been hideous. At some point during proceedings the EA gave me their mobile number - I have since deleted and blocked as I am too traumatised from their antics and do not want them calling me! Here's to not much more tidying and a hefty offer coming your way soon.

@Recycledblonde welcome to the thread. I would say three months minimum from point of offers being accepted. It's such an unpredictable process - all went so smoothly with mine, to the point it all felt too good to be true... until the buyers suddenly decided they wanted to try a bit of gazundering/renegotiation. I'm so glad I stuck to my guns (mostly - I offered a small goodwill reduction) and we made it through, but it now feels like it's been a hideous experience!

I've barely done any work today at all, I couldn't concentrate! Time for you to roll into action straight away - I have a few days to stare into the mid distance whilst feeling slightly nauseous and full of trepidation......

Also agree with what you said re contact with buyer- we have been in direct contact with ours since the start, which felt like nice and easier to begin with, but now they’re a nightmare it’s just extra upsetting as we fell for believing we had a friendly relationship with them when at the end of the day- it’s a business transaction!

@AUDHDVET £70k of unexpected work is huge, good luck on your hunt with the next 4 viewings.
Tbh the anecdotal info I have had about builders/supplies costs going up, it could have been more in the end too...
I know when I pulled out of my first possible purchase, I was just so relieved at having had such a thorough survey done as the costs and added upheaval would have been too much for me.

Thanks @ibelieveinmirrorballs I keep trying to have an everything that is meant to be will work out attitude, but it really is my favourite property in the area by a country mile, so not sure what I will do if this one gets snapped up.

Good luck today @Jaq27 - I can hear rain outside at mine, I hope it is dry with you whilst trying to move...
