Nothing today…..

Ach how awful 😞

ShittyGlitter · 19/02/2024 20:07

Wow so you guys have been able to unload stuff at the new place but not stay!? How does that work? I thought there would be no access at all until funds exchanged.

We've creeped closer to a coveted exchange date, but the our sellers still have some outstanding things apparently despite being ready before Xmas or so they said! Argh!

I feel everyone's pain. Hope there is good news for others!

Keen to hear updates from @noodles44 too!

noodles44 · 19/02/2024 20:10

Thanks @Jaq27 - no offer yet, the dropped kerb now has to be mentioned in order to be transparent, so one viewer said no as they have an electric car and would have to charge it on the drive. The 2nd viewing said no as the next door property is a multi roomed rental, the road is too busy for another lot... All stuff outside my control.

However one set of people LOVED it, only downside is that they lost their buyers after booking the viewing, so are not currently proceedable. They will offer when they are... I am not sure my nerves can take much more of this!!! I have 2 more viewings booked in Thurs/Sat. The ines that liked mine are in a desirable area and have only been on the market 10 days, so are fairly hopeful for a quick turnaround.

My seller has messaged to say she has lots of viewings this week, which is doing nothing for my inner zen! I am beginning to feel like I will not manage to buy it after all. No fat lady singing yet though, but it feels like she is warming up her vocal cords...

I'm sorry to read how many people haven't managed to exchange as planned, how frustrating. Plus the buyers who are expecting hoops to be jumped through with zero effort themselves. What a nightmare too @EmilyMay89 - glad you have been able to move your stuff in there at least, but not the anticipated start to being in your new home.

Fingers crossed for a bit of better luck for all progressing tomorrow.

noodles44 · 19/02/2024 20:13

@ShittyGlitter thanks, let's hope that exchange date is soon and the queries are easily solved. It is a bloody minefield isn't it?!

onthefence23 · 19/02/2024 20:19

@EmilyMay89 and @neonleopard we have had similar! We were supposed to complete yesterday. Loaded the van and everything then told at 4pm not happening. Fingers crossed we try again tomorrow.

I'm sick with stress and crying. Comforting myself with a pizza and glass (bottle) of wine

MrsCharlieD · 19/02/2024 20:43

God what a day some of you have had. @EmilyMay89 I am flabbergasted for you. I had no idea you could have a failed completion. Hope you are safely in your new home tomorrow.

No news from us either, our sellers solicitors have not responded to enquiries sent a week ago. Their agent is chasing for us. It's literally our purchase holding up the chain and there's nothing I can do! Gahhh

onthefence23 · 19/02/2024 20:51

Not yesterday lol sorry today. Mind is frazzled

Twiglets1 · 19/02/2024 22:05

@ShittyGlitter its not normal or standard. In our case the people in the chain affected all had to agree that our buyers could put stuff in our houses even though they didn’t legally own them yet … what a nightmare. I don’t think it’s at all common as I had never heard of it before it happened to me!

EmilyMay89 · 20/02/2024 05:11

@Twiglets1 I don't think it's very common. First time it's happened to my estate agent. When I was talking to my solicitor when I would ask a question she was shouting it to the room (probably didn't help it was 4:30 and panic stations to get us in somewhere.

The woman buying our house ended up in hospital. I think she is ok, just a lot yesterday and she is elderly.

I have a fridge freezer turning up from 7am to a house I don't own as we couldn't cancel. Internet between 8 and 1. Washing machine in the afternoon.

The funds moved one step yesterday in a full working today. I am so beyond fuming.

MrsCharlieD · 20/02/2024 06:29

Oh @EmilyMay89 you must be on your knees! How incredibly stressful and your poor buyer! Will be thinking of you today and hope you're in your new home today.

EmilyMay89 · 20/02/2024 06:40

@MrsCharlieD yes, frustrated we've lost a day today where we have childcare for the toddler and had a day of unpacking planned. Who knows when we'll get the keys today

fromtheshires · 20/02/2024 06:50

Welcome everyone.

I made it here in November last year for all of four days when we sold but then our buyer couldn't get a mortgage (so why offerConfused).

We agreed a sale price last Wednesday and had an offer accepted on Friday. All the EA is waiting for is our sellers solicitor details then we are good to go.

It's going to be a really 'easy' chain FTB - us - no chan sellers.

I just hope everyone is as on the ball as we are. We had solicitors lined up, we respond to emails and calls promptly and have all the paperwork ready for solicitors and banks.

Purchasing the house i am currently selling was an absolute nightmare where at 6 months down the line i said if we don't exchange in the next week I'm pulling out and i wont be going through that stress again

Twiglets1 · 20/02/2024 07:08

If it’s any consolation @EmilyMay89 things did move quickly the next day for us and we were in our new home before midday. It was just a problem with the money transfer from the FTB at the bottom of the chain that held up everyone higher up the chain.
Please let us know when you’re in, which will be today and hopefully soon. But how awful in particular for your poor elderly buyer to end up in hospital.

noodles44 · 20/02/2024 07:15

That sounds horrendous @EmilyMay89 I would be fuming too.
I hope the funds exchange and you can accept the deliveries and services with no issue too. I also thought it was a done deal once exchange happens and have not heard of this situation happening before… Certainly without the person causing delays to be hugely financially impacted.

When I bought a house with my ex husband (our first joint home) the sellers did not empty it. Luckily for us we had not sold his house, as we were unable to move in immediately. Spent days cleaning (it was filthy too) taking manky wardrobes apart and emptying food cupboards and doing tip trips, it had been rented. We did not realise we should have alerted the solicitor either. It was bad enough, but could have been a nightmare had we needed to move our stuff in that day too.

I hope everything gets sorted quickly and you get the keys in time to make use of most of your toddler free time…

ibelieveinmirrorballs · 20/02/2024 08:03

@EmilyMay89 you are definitely top of the list for having movement in your situation today! Hope you are in by midday as @Twiglets1 says might be possible. What an absolute nightmare - the stress of all this! What a broken system.

@noodles44 you must be feeling so stressed too knowing how many viewings your seller is having and trying to race forward as much as you can yourself. Does your seller contact you directly or is this all via the agent?!

Really hoping we have some action here today. I’m beyond stressed too at work as my boss/mentor announced he is leaving a few days ago and we are already about to have a massive reorg of the organisation. The last thing I need is even more flux! I’ve done almost no decluttering/sorting…

sweetpickle2 · 20/02/2024 09:12

Oh my god @EmilyMay89 what a nightmare I'm so sorry. And your poor buyer! These broken painful systems don't seem to have any regard for the real impact it has on people's actual lives, it just boggles the mind.

So clearly you are number one priority for today, closely followed by everyone else waiting for good news!

I'm starting to think we're just not moving at all now, I can't believe how little everyone else in the chain seems to give a shit. I cannot bear this limbo, in particular this stop/start of being told it's happening only to be let down again at the last minute. My nerves are shredded, my partner and I are arguing and miserable, it just all feels like what's the point!

SJ456 · 20/02/2024 09:28

We really need to exchange today otherwise we run a serious risk of everything collapsing! I’ve never been so stressed about a house - just relieved I’m on maternity leave so have time to chase! Although I’m sure our own solicitor is now trying to ghost us

I am just not sure why the solicitors don’t talk to each other more and why everything is so complicated! Last time we were FTB with no chain so it was super easy

Good luck to everyone else who is trying to exchange or complete today

IronNeonClasp · 20/02/2024 10:52

@ibelieveinmirrorballs Ive just found out I have an interview for something I applied for early Jan and really want so now work pressure alongside house purchase / sale 🤪

Hope everyone manages to exchange and or get into homes today x

houseydncf · 20/02/2024 11:09

@EmilyMay89 I have second hand trauma reading your posts. Praying you get the keys asap. How awful!

We had the movers around last night to quote, we do know them so got mates rates but was well impressed with the £550 quote! I thought it would be well over £1k to be honest.

Best of luck to those hoping to exchange today.

NorthernStar09 · 20/02/2024 11:27

@EmilyMay89 Really hope things get sorted for you as early as possible today, all sounds horrendous.

We are also due to exchange today but our seller is so difficult and isn't responding to anyone. He gave authority on Friday but his redemption statement wasn't in so was pretty pointless. We've let him know he needs to do it again today but nothing, and we've got a completion date of Monday!!
I'm too scared to pack in case it all falls apart but need to keep myself busy with something!!

If we exchange tomorrow instead will it be too late for Monday?
I know I should ask my solicitor but feel like I've hounded him so much, going to give him a few hours peace, he's done all he can this morning just waiting now..

NorthernStar09 · 20/02/2024 11:50

Just after I wrote that my solicitor called to say we had to wait 6 working days for funds so completion date pushed back already, if we even exchange today 😭

SJ456 · 20/02/2024 11:52

NorthernStar09 · 20/02/2024 11:50

Just after I wrote that my solicitor called to say we had to wait 6 working days for funds so completion date pushed back already, if we even exchange today 😭

That can’t be correct - you can exchange and complete on the same day (but very risky so not recommended). I would be pushing back to find out why so long for the funds

We have been told that everyone has given approval etc and we are just awaiting the funds to be released so we might exchange today but our buyers solicitors have been horrifically slow so it wouldn’t surprise me if something goes wrong today!

NorthernStar09 · 20/02/2024 11:55

@SJ456 Its HSBC who he said are difficult apparently but yeah you are right i wonder how that works then!! but yes risky like you say!

Really hope you and the others waiting to complete and exchange today all goes well!!

sweetpickle2 · 20/02/2024 12:01

Just sent a massive email to our agents saying that we feel like our buyers aren't serious about moving toward exchange and if we don't get some indication from them that they are this week we're going to start thinking about our options. Fed up of this!

TomatoSoup69 · 20/02/2024 12:48

@sweetpickle2 Our twinning continues. I just sent an email to our agents saying that if we weren't (hopefully) at the end of the whole process I would tell the buyers to get lost after this morning's news. I'm also so fed up. Sent thirty whatsapp messages of stream of consciousness swearing to my best friend.
So. Done. 😵
