@houseydncf You sound like you're pretty much there! Has everyone transferred money to sols? Has a completion date been agreed? Those are the two things I can think of (and happen to be the outstanding things for us - although we have sent our top up money, just the buyer hasn't sent theirs)

Nowhere near exchange here but I’m getting nervous about our buyers. They’ve expressed some discomfort about a management fee we pay for maintenance of some shared areas. It’s small (couple of hundred a year) but I’m just feeling on edge…

no one would pull out over a couple of hundred pound annual charge would they?

@Britpop123 Maybe they are worried about it going up in the future? I can't imagine anyone serious would pull out over a couple of hundred quid a year.

Had an argument with our solicitor this morning, as it feels like she's not advocating for us- everything the buyers solicitor says no to she just agrees with then passes the news onto us, so when we go back and argue any points it's too late as she's already agreed.

We are arguing about an outstanding £350 for a deed of covenant doc, which she has agreed with their solicitor we will pay even though we believe the buyer is responsible. Will pay it if we have to but have said I'm not paying it until the buyers confirm this is the last thing outstanding and that we will exchange once this is done, as I'm sick of all this waiting and us doing all the paying for stuff and moving things forward. Lets see if it backfires!

@sweetpickle2 This is so familiar. Sorry to hear you're experiencing this but makes me feel better that it's not just me? I've tried forcing 'OK BUT THIS IS THE LAST THING' a few times now and we still haven't exchanged. We've played super super nice in order to get things to move quickly but it just hasn't worked. Sent a VERY stroppy email to the estate agent on Friday.

I just hate the way our buyers are calling all the shots apparently when i'm the one who has done everything, paid everything, made all the calls, moved hell and high water to get us here @TomatoSoup69 its just so so frustrating!!

@TomatoSoup69 ooh what is top up money? I asked about the 10% exchange deposit but sol said as we are exchanging on the sale and purchase at the same time we can disregard it.
I have no money left so don't have any money to top up 😂

So my son finally exchanged last week and gets the keys today
I haven’t even seen the house despite finding it on rightmove initially 😂 but it’s gorgeous and he can move in and not have to do anything to it

its been a long time - with the flat he lives in and was going to buy originally fell through due to ground rent issue in Nov 2022
looking back he was very lucky that he didn’t buy as none of the flats in the block can sell at present so he would have been stuck

Then the house he was buying the sellers initial onward sell fell apart due to solar panels issue 😂 luckily the sellers managed to find another house in a week and they pushed through the sale in 10weeks

The estate agents been fab and so have the solicitors

didn’t think we would ever get here as he made his offer in June last year and it’s should have all been done by Oct last year

@sweetpickle2 I could have written your post. I don't understand how I have borne the vast majority of the legwork on our buyers' behalf (sorting out contractors, quotes, offering money off without even asking them to go through awkwardness of renegotiations, staying completely on top of paperwork, dates, returning everything asap, chasing everyone) yet they still reap all the rewards. Clueless. I've done all of this stuff to a) be an ok, efficient person and b) move stuff on at pace. Initially this was implied, and I thought they would get it, but I've been much more explicit recently. I have sometimes felt like my buyers' mum. We're the same age!

They've just pootled along at their own wet stroll. Meanwhile sellers have been totally silent, happy to accept that we have been good buyers (choosing not to renegotiate over minor stuff) but are now causing issues with the date. I know I seem quite 'poor me' but I'm just completely baffled by how little people manage to get away with, but why not when it does them bugger all harm? Maybe there's a lesson there for me.

@houseydncf Oh that makes sense. We have a gap. We're in the middle so we would need to top up our buyer's 10% deposit up to the 10% of our purchase for our sellers. I don't think they always ask for it, and definitely not if you're doing simultaneous exchange and completion!

Had an update to say solicitors have chased my buyers solicitor on signing contract, conflict letter (?) and title plan they received end of Jan. It’s all making me really nervous !!

Going terribly, we're number 4 in the chain. No signs of it going anywhere. Solicitor has said she doesn't think it's going to complete today. Funds have taken too long at the bottom

Another day and even more stress, just had an email from our solicitors saying The buyer's solicitors have emailed them this morning as they believe there is a breach of covenant, which they would like an indemnity policy for. Not sure what they are referring to, weather it’s for the garage conversion( not even a conversion, it’s still classed as a garage/storage room, just the garage door been changed to a window and we have building control paperwork to state this is used as a non habitable storage room) or if it’s for the conservatory but This was never an issue when we brought the house 2 years ago and they have both been like it for many many years.

@sweetpickle2 the people at the bottom who have caused all the delays, didn't want to pay 3 extra days interest so requested funds for today instead of Friday. They didn't arrive until mid afternoon and it's all been slow.

We can't get access to stay there tonight, we can fortunately unload our van in there but we can't stay

We haven’t exchanged today which is so infuriating! Our estate agent has even said how awful our buyers solicitors seem to be which is causing so much stress

We exchanged on Friday, and due to complete on Wednesday. I had thought that all funds are transferred on completion day, but seeing this thread and reading into it, it looks like my solicitor should have requested funds from my lender when we exchanged? I've emailed my solicitor to ask when they are expecting to get funds transferred. There is so much uncertainty with this process and it doesn't help when you have to chase for every piece of information.

Oh no @EmilyMay89 exactly the same thing happened to us a few years ago. We unloaded all our things into the new house but had to book into a hotel for the night as had no family locally.
Moved in the next morning but it’s not a great start is it.

It's all just pants. So infuriating and really mucks up people's futures and their onward plans. Wishing you all better news for tomorrow.

@EmilyMay89 that is awful. I can't believe the stupid house-buying system can let you down on completion day. I am so sorry. I hope you are OK for tonight and hopefully get into the house properly tomorrow.

Having just gone through the waiting for exchange bit I wanted to say I've been thinking of you all over the weekend and wishing you all the luck over the coming week. x
