in the meantime, can you pour a glass of something, put your feet up and relax as much as possible tonight?

I am at home from my parents now, doing washing, the girls have friends sleeping over and are under strict instructions to stay tidy (2 viewings tomorrow, 3 on Saturday - 2 of which are 2nd viewings…)
Hoping for an offer to show itself asap…

We are e the same although we have been told what the previous hold up was and that’s now resolved!

We are getting close to exchange and our buyers have brought up more enquiries, one of which includes fixing some cracks in the mains sewer pipe that runs under our boundary. The mains definitely belongs to the water company, we know because we double checked when we bought?

They're first time buyers, are they just trying to bump money off for any reason, getting jittery or just a bit delusional? I'm so worried they are going to pull out!

Fingers crossed for us all today - there’s a chance we’ll be exchanging too but I’m not getting my hopes up. To take my mind off it I’m taking the DC to IKEA to get them a bit excited about new bedrooms.

@Pleaselettheholidayend how on earth have they concluded there are cracks in a sewage pipe underneath your boundary? Did the survey highlight it? I hope between the EA and the solicitor they can be reassured and just GET ON WITH IT.

@Jaq27 surely today is going to be the day 🤞🏼

All you can do is pass on the information that the pipe belongs to the water company @Pleaselettheholidayend and this is their responsibility.

It’s a bit bizarre - how did they even know about cracks in the mains sewer pipe? In any case, there is nothing you can do about it. They would be foolish to pull out as would not be liable for the costs in repairing it anyway and every house will have issues.

We'd had a survey of the drains when we were considering extending, as we'd have needed build over permissions.

Decided not to extend as we have really young kids and could face the hassle (ha) . Surveyor was asking about drain access when he was here and I mentioned the survey to him and he passed it on the buyers and they requested more information.

Just can't decide if they are very nervous/naive or trying to use it as a way to request more money off, as obviously we are going to say no!

What a nightmare @Pleaselettheholidayend- I do think it just sounds like naive FTB covering every question. Maybe their solicitor didn't flag it till now, or they only just noticed in the survey or something, hopefully you saying what you’ve said here will be enough to satisfy them!

We need to exchange today to meet next week’s completion date, I’m not hopeful. Feeling very over it all!

Thanks @Jaq27@Mover2024@IronNeonClasp let's hope so. Tonight it will be 2 weeks since losing my buyer/being up for sale again. By the end of tomorrow, there will have been 16 viewers (including 2x 2nd viewings) so I feel it is priced reasonably to have this much interest.

Great idea @ibelieveinmirrorballs we love a good mooch in IKEA (& meatballs!) I may have to follow your lead, sadly won't be able to today as need to take the dog out too for the viewings... Plus until we are under offer, we won't know the bedroom layout as they vary hugely in the properties I am interested in buying.

Good luck today @Jaq27 Fridays are very exchangey usually aren't they? Let's hope they get something in place asap and don't leave you hanging until the end of the day... Same for you @ibelieveinmirrorballs with regards to an exchange.

Have a good Friday everyone. I now need to get rid of all evidence from last night's 2 sleepovers!! I haven't checked yet, but am hoping the mess is minimal 🙈

You really do need nerves of steel don't you?! I'm not sure which bit is the worst part of the process... Probably all of it, apart from the excitement at falling for your next home (hopefully!!) But then that is stressful as you have to try to manage your excitement incase it doesn't happen <aaaargh!!!!>

Thanks @noodles44 - I have to say what’s keeping me motivated re IKEA is a) having already decided I’m not going to try and buy anything big - so there won’t be that hideous bit at the end swinging massive cardboard boxes onto tiny trolleys and b) meatballs.

That is a fantastic number of viewings and surely extremely encouraging re an offer. What are your latest thoughts re house you’d offered on and the other house you saw?

Morning everyone, good luck today to everyone hoping to exchange today, I have a question in regards to the enquires and there might not be an answer but I’m really confused. This is the first time we have sold a house and brought a new one as we was FTB before, we sent our replies to enquires to our buyers solicitors on the 6th Feb, they asked about a boiler service we got done on the 7th and sent over the certificate and not heard from them since to confirm there happy with the replies or anything. this normal?

In my experience @PC96 you don't get confirmation that answers are satisfactory, you just have to hope you don't hear about it again! That's what's made the process to frustrating for me, you answer something thinking it's all boxed off, then the solicitor pipes up three weeks later with a follow up question.

I think they probably don't sit down and check whether they've had satisfactory answers to everything all in one go until they open the file to exchange (hence why there are often last min questions!)

Gahhh - just been told (despite every day this week being asked for approval to exchange) that our buyers haven’t even returned their contracts yet! So very unlikely to exchange today

I thought most contracts were electronic these days - do people still do paper contracts?

I wouldn’t normally mind so much but we’ve had to book in movers due to me being heavily pregnant and we are already moving a week before our due date so it’s pretty time sensitive! Just want to cry now

@sweetpickle2 thank you, there was me thinking we have to wait for a reply to confirm there happy with it all so I can relax a bit more until we wait for the other enquires on the house we’re buying but looks like I’m going to be on edge for a lot longer. Our solicitors have been chasing every one for a week now but not heard back from anyone so I’m just hoping we hear at least something today before the weekend but I’m not hopeful.

@SJ456 I hope your buyers send the contracts back today so you can get exchanged! We thought it would be a good idea to do all the removals ourselves and we’re moving 3 hours away from where we are now, kind of regretting it now.

@PC96 we're in the same boat, previously FTB so this is our first time selling. We sent replies to first lot of enquiries on our sale and then got more about 3 weeks later. I was thinking we were on the home straight as we'd not heard anything for a while. So far this enquiries stage has been the longest, I think the solicitors review responses in a queue so don't deal with straight away as they're dealing with multiple sales and purchases at once. We're currently waiting to hear if our solicitor is raising any more enquiries on our purchase and on our sale I think it's just the fire risk assessment we're waiting on from the management company. I was hoping to exchange this month but not sure if that's still realistic.

Unfortunately @SJ456 some contracts still require a 'wet signature', property contracts being one of them. How frustrating though! I really do feel for you, and everyone else waiting for this, it's absolutely painful.

We have only filled out electronic contracts for the whole move so there most be some variations allowed

Think I’m just more annoyed that our solicitor made it seem that we were on track to exchange like Tuesday and now we are on Friday. I would be calmer if we were just moving in more normal circumstances

It was meant to be a small chain but I think we have also been a little misled by our buyers about their chain
