Fizz here. Are buyers have been great, their solicitors are just thorough but I don't blame them for that. Ours are being equally thorough with our purchase. I feel like exchange is not so far off. I just need to hang on in there.

Joining as I am beginning to lose the will to live and hoping someone can realign my expectations. Just for background, last time we exchanged and completed on the same day as it was covid times!

asked if we were happy to exchanged yesterday early morning and immediately replied saying yes as we have a tight deadline (personal reasons) and not heard anything since! How long does this all usually take and do I have unrealistic expectations?

we hve a completion date and we have paid for movers, any later and we will have to delay by 3/4 weeks!

The actually exchange takes about 20 mins @SJ456 but they need to get everyone in the chain to confirm, then all the solicitors in the chain need to find a time that works for them all to get on the phone.... so seems frustrating from your end, but could reasonably take a day or so to get that arranged (and that's once they've heard back from everyone in the chain). Feel for you though!

We just finally had an answer on our one outstanding thing from our freeholders solicitor, which hopefully means we'll get confirmation that our sale is ready to go. Waiting for our sellers solicitor to confirm they're good to go as well, everyone still targeting next week for completion so exchange will need to happen today or tomorrow. I still can't see it happening!

We're discussing dates, everyone is being quite difficult. I've already had my hopes dashed and am now trying to manage the next best case scenario...
I'm with you @MrsCharlieD - I'm at the point where I just need to focus on hanging on in there. Tired.

!!! Our solicitor has told us the title has been removed at the LR and we can exchange today!!!!!!!
Just waiting for confirmation from our buyer (it’s a lovely closed chain at both ends) to complete next Wednesday if agreed.
i can hardly believe it’s happening.

Feeling very relieved right now. On Tuesday the seller's sols were saying it would take another 10 days at the Land Registry because of the extra enquiries - then suddenly today it was done!
Our buyer has agreed to the completion date next week, and our removals are on standby ... we've just sent back our agreement to exchange.
Now waiting to hear back from our sol ... hold tight!
In the meantime I'm wafting exchange luck onto the waiting room board! xx

Ah this makes more sense - just really nerve wracking and want to have exchanged by now! We are moving at a very stupid time and don’t have much wiggle room to change things so I’m sure that’s adding to my impatience

So frustrated with this!! Everything has gone quiet over the last 3 weeks. Our solictor was waiting fur enquiries to come back from vendors’ solicitor. She kept chasing and getting no response. In the meantime the estate agent that’s dealing with our sale has taken to ignoring my emails. Our solictor phoned today to update us that our sale is all in place avd ready to go but that she’s getting silence from the vendors’ side. It might be that they are stalling for time but it lashes us so worried that we’ll lose our buyers. We’re so angry at the estate agents for not keeping us informed, surely it’s their job to keep the chain together? We are even buying and selling through the same company of agents although they are different branches, yet we get no communication from them. Fuming and scared right now!

Oh I am so sorry @GoldieLookingBoots - it's unacceptable for the agents to go quiet on you, YOU are their client and you are paying them. Don't be fobbed off! I can see how scary this is, I'm frequently in this state of mind where I'm just so worried it's all going to fall through.

We’ve not had any contact at all with estate agent since house went under offer. It just passed over to solicitor at that point.

No one (seller's EA, our EA, our solicitor) can contact the seller's solicitor?!
They are playing a horrible game of hide & seek.

... or has some spanner twonked us before the finish line???

@Jaq27 it's far more likely the solicitor is just unavailable due to other work pressures/private reasons and nothing to do with your sale/purchase at all.

I know it's a roller coaster though and we always tend to think the worst in times of stress. Hope they find him/her soon!

I do always have to remind myself that my solicitor probably has a million other cases and is being chased by all those people and maybe my house sale and purchase isn't the centre of their universe the way it is mine.

We've just heard the outstanding issues are now sorted with our chain (expiring mortgages renewed) so back on track with plans to exchange early next week 🤞 We've been this close before so let's see..I'd almost given up hope so trying not to get too excited. Rollercoaster is right!

On another point, what is everyone doing about insurance being in place for exchange? I've got quotes ready to 'go' but do I wait until we've officially exchanged or start it for the expected day?
