I’ve had to do wet signatures and find it ridiculous that this is still a thing with my solicitor (who is otherwise v good).

I can’t see exchange happening today, apparently deposit is arriving from multiple sources.

I’m also first time selling and I have no idea about the process. All I know is our lives are in other peoples hands gah. I’m on searches stage. The only positive really is that my buyer and I are using the same conveyancer which I was ‘advised’ would speed up the process.

@SJ456 goodness how stressful for you! What is plan B if you don’t exchange before your new baby arrives? Everything crossed for you x

Tried to catch up with as much of the thread as possible - good luck to those of you hoping to exchange today, fingers crossed for you that it happens 🤞

We have finally completed this morning 🙌 genuinely thought this day would never come, although from seeing some of your stories we've not had it half as bad as we thought! Now just waiting for the keys to be dropped off with the estate agent so can go in and clean, hoping it's been left in a nice state for us 🙏 as we're with family we've booked removals from storage tomorrow so have today to clean and get organised.

Feels like I'm just sat here clock watching, might go and walk the dog conveniently past the house as it is local and see how the removals are getting on 😂

Will still keep an eye on this thread to see those of you who have been here for a while finally get to the end of the process, good luck to you all you will get there in the end!

If we don’t move by our deadline date then we will have to hold off until middle of March realistically and have baby amongst a pile of boxes! I can’t even think about that possibility right now as it makes me actually cry. I’m also worried if that happens then the chain will collapse in front @IronNeonClasp

Just been told that the deed of covenant wont be provided until someone pays for it upfront, and that as the sellers we are responsible.

I am fairly certain from what I've read online that this is the responsibility of the buyer, and I've checked the solicitor fees from when my partner bought this place and he paid for the deed of covenant as the buyer so I don't know why this would be different now.

I'll pay it if I have to as not about to let the whole thing fall apart for the sake of 300 quid, but its pretty galling when we're the ones who have moved heaven and earth to get us to this point, have taken several grand off the purchase price, and now we're the ones being stung at the last minute!

I have fallen more heavily for the house I was buying. I do see positives in #2 too though and I don't think it would take much decorating to get right. It is very grey and horrific wallpaper everywhere!

Nice to have a back up, takes the pressure off a little bit ...

Finally ... after much delay (vendor's solicitor being an arse) and a whole headful of stress we have just exchanged.
The delay has mucked up our removals as we lost our slot -- so we are haphazardly having packers in tomorrow (!!!) then living in a pretty much an empty house (kitchen will be packed up) until we complete and move next week.
Poor cat is now in the cattery prison :/
But at last it's really happening.
Sorry to hear about the hold ups for everyone waiting to exchange - the whole process is a nightmare.
Good luck to everyone else biting their nails down to the quick!

We got confirmation today our mortgage funds have been released, solicitor confirmed everything is all good for completion on Monday. Feels very real now and feel like I've got so much to do still. Worried I'm going to run out of boxes over the weekend with all the last minute bits

We exchanged today! Congrats to everyone exchanging. We have a big gap between exchange and completion (10 weeks) however we have been told it will most likely be mid April, so fingers crossed. Our new build won’t be ready till then anyway and we still have months left on our rental lease. Just happy to be past the exchange point can relax and let the months roll by now.

So happy for you all!

@EmilyMay89 thanks for your kind words. The packers had to come 4 days before we actually move (thanks to the vendor’s sol) so they’ve already arrived and the next few days will be like camping but in a house. 😂
Hope all is going well with your packing.

I’m trying to sort out logistics for packers / movers / cleaners at the moment @Jaq27 - it’s not easy is it..?! We have to be out and house clean by eg 1pm on day of completion… so I think best thing is if most packing is done at least day before. Hopefully we’ll be exchanging on Monday/Tuesday!

@NikiNacki congrats to you too! Sounds like the timing all worked out!

Awful news from our survey. I think we may have to pull out:

  • Chimney repairs causing damp
  • New roof
  • Drainage fault
  • Stonework urgent work needed
  • Window repairs
  • asbestos in multiple areas
  • Health and safety concerns that don’t cater to building regulations
  • Damp in numerous locations
  • Rewiring
  • Radiator issues
  • Damp roof timbers
  • Safety issues with groundworks

significant amount of other concerns and it needs way more work than the surveyor would expect :(
Waiting for the full report and to have a chat with them

Oh god @AUDHDVET that sounds like a horrific list when you put it like that.
I know exactly that sinking feeling that you have. I initially put an offer on one that (I thought) just needed a lick of paint and a new kitchen/bathroom and carpets. It had a similar list to yours. I totted it all up and the work required would have come to around £100k, which I couldn't afford and had to pull out. Plus the whole moving to a new area and focusing on a dilapidated house rather than settling my children in as well as possible didn't appeal, alongside living on a building site for months too.

I hope you can suss out if it is viable and cost up the work over the weekend. It is a tough call after you have invested by falling for it and its potential. Did you know it was a do-er upper or was the survey a complete surprise?

Feedback is that 2 of the 3 viewings today went well (and one of those was a 2nd viewing)

It was meant to be just carpets/wallpaper, potentially a few windows and we wanted to add another bathroom. We are FTB and can’t speak to the surveyor for full run down until the end of next week. There’s nothing else that has come up in the area we want to buy @noodles44
The plan was to buy a 5 bed, start a family and hopefully live there forever. Gutted as we’ve spent thousands on survey, solicitor etc
