@Penelope1703 that's interesting. I'd assumed getting in the car and visiting agents was pointless, but I guess not. Hopefully, it won't be long till I start viewing.

My agent texted later yesterday to say that a couple who'd put in an offer on ours when it first went on the market, have now gone under offer, so they want a 2nd viewing of ours today. So... we've one chap with nothing to sell, and one couple under offer... so fingers crossed for me this w/e!!!

It possibly depends on the area but it's definitely the case around here. I often see sold signs up for properties that never made it onto Rightmove. It's frustrating (I missed out on a really good house that was sold before I knew it existed!). So make your relationships with two or three local agents and nag them regularly so they don't forget you. Good luck!

Feeling very frustrated with estate agents today. There's a technicality with the property I'm trying to buy which the vendors are trying to sort. House is sort of reserved for me now (under offer on Rightmove), but there's no memorandum of sale been done. I know the vendors phoned the estate agent on Thursday this week with an update, but no-one has contacted me. I phoned on Friday, but the guy who took the call was on leave and hadn't shared the update with anyone else in the office. I've tried emailing him in case he's working Saturday, but no response so far. I feel like the vendors and I would be doing a better job without the estate agent in the middle. The fact that they seem motivated and I'm motivated makes me wonder whether the only reason we haven't got to memorandum stage is the estate agent blocking it rather than the vendors sorting this issue out first. So frustrating!

Just wondering what people on here are most scared about. (I'm assuming here that others are like here and in a permanent state of terror about the potential house move!) Is it the sale or the purchase. I'm feeling weirdly confident about my sale - feel like the buyers need my house more than I need to sell and I'm confident there's no unexpected issues that will arise. But I'm in total utter terror about the house I'm buying falling through, me being gazumped etc. I think it's because it's a dream house and no other house will do, there's so much hanging on the purchase. Anyone else super stressed about the purchase, or is it the sale for everyone else?

Great question! We’re most scared about our buyers pulling out. They have been quite demanding throughout the process and we know our house has its faults so if they pull out, we feel as though we’re stuck here. As far as our onward purchase goes, we are trying not to get too excited about living there incase we have to pull out because of our sake falling through.

just accepted offer on our house last week and had offer accepted on new house too, so we’re now in that “limbo” land of just waiting for it all to go through and hoping nothing falls over..

At the moment I'm most worried about our purchase as our sellers have been quite slow. Our buyers popped round today and they are eager to move, as is their buyer so I'm confident in my sale but I don't know why our sellers aren't pulling their finger out. It's been a rental and is currently sat empty. We're paying asking price. I don't understand why they're not rushing to get it off their hands, unless it's just their solicitor who is slow. They've never lived in the property, it was bought as an investment property so it's a bit puzzling. I'm going to chase up Monday. We started packing today and made a good start. Living room and kitchen looks very bare.

Sooo... the people who are under offer and are now proceed able have offered us full asking price! I do feel a bit bad for the others who offered last week and have put theirs on the market, but A) they didn't offer as much and B) this is why you shouldn't view till you are under offer...
Anyway, this now means I need to find myself a home.

@Penelope1703 Yes I’m feeling very sad for him … we’ve been packing and clearing the loft today and he’s been zooming round the house yowling. I wish I could explain what’s going on and that we won’t be abandoning him (he’s been rehomed 3 times!!!). It’s very stressful 😩
@EmilyMay89 I’m worn out today - cleared the loft and decluttered over 20 years of greetings cards, school exercise books, kids artwork and more … some of the boxes moved with us nearly 9 years ago and we decided to be ruthless this time. Sad but quite a relief really.
also cleared out 2 black bags of clothes for charity, costume jewellery and my collection of curiosities in its display case.
More to do tomorrow but we’re getting there. At least my children are adults now which makes things a lot easier now. Good luck with your packing!
@noodles44 hope your viewings went well. Now we’re boxing stuff up I’m starting to worry that it’ll all fall through on Monday … there is no rest until the hallowed Exchange!

Busy day today full of viewings! Felt like I was having deja vu after a while, and forgetting what I'd said to who! I reckon a couple of them were tyre kickers (young couples not sure where they wanted to settle down), but there was one already talking about a second viewing on their way out so I'm hopeful!

Wow, sounds like you have been busy @Jaq27 keeping everything crossed for some exchange action early next week… I am sure it is pretty gruelling (was bad enough to pack for my parents whilst leaving the house tidy for my viewings yesterday morning, my children are a bit younger and are at a very unhelpful stage, so I nearly blew a gasket at their inaction at one point!! My teen can stare into space for hours daydreaming given half a chance!)

Good to get your cat sorted too and out from under the feet, one thing less to worry about. My friend has a cattery and she says cats settle much better than owners think they will. I need to organise something for my cat, hadn’t really thought that far, may just put her in my friends place for a couple of days before completion, then go via theirs to the new place. It isn’t exactly on the way, but might work! Either that or she will be in my big dog crate in the bathroom when the movers are there…

@hopingforthemillion the feedback so far is that the viewings went well. Fridays viewer was aware I had 4 booked in yesterday afternoon and was keen, I presume yesterdays were aware of other interest too as they were booked in back to back. One more viewing on Monday to go…

Have a great Sunday everyone. I am going a dog walk on the beach followed by a big family pub lunch roast dinner. The one upside of not being on the verge of exchanging I guess!

Another viewing also booked for this week. It feels a bit slow but ticking over!

@noodles44 I feel your pain (two mid-distance staring teens here to contend with). Fingers crossed re viewings - that’s a LOT for one weekend, it sounds promising to me.

I’m holding off saying too much as it’s been a week of high drama here but we may be exchanging in a week or so. I feel like I have PTSD over it all!

@Jaq27 good luck with imminent progress too - and well done re packing etc - I still cannot bear to start.

We will have had 11 viewings in just over a week after Mondays viewing, surely someone has to offer?!! The price drop has definitely got more people through the door.

I am viewing the one I was partway through buying on Monday with my parents (they haven't seen it yet) and then a new one that I spotted after my seller put hers up with multiple agents to sell asap. I figured it is best to look at other options incase she sells before I get an offer. That said, the new one on paper looks to possibly make more financial sense and is closer to my parents, so it may be that everything happens for a reason and this is the one we were meant to buy. No purchase decisions are being made, even if we have an offer until I have seen the 2nd property.

@ibelieveinmirrorballs I think the period leading up to exchange is the most stressful, especially if you are trying to hold everything together. I have found that since my sale fell through, I am a lot calmer as it is now all out of my control.
We'll all get there eventually and need a holiday once unpacked!!

We finally got the okay from the LR last week (only took nearly four months) and keen to get in our buyers had wanted this next week to complete but we've agreed a more sensible end of the week after. Even so I'm now running round with my head on fire trying to sort everything. As my DP said the task alway expands to fill the time available, so further week wouldn't necessarily help.
The sale of my Dad's is another matter with us getting in a tangle with one of these well known shyster leasehold companies. They own the rentcharge on his house and are trying to claim renewing the bathroom is in contravention of the covenant. It most certainly isn't, nasty nasty little man...

I've been avoiding this thread. We've been quite anxious about the amount of works required to get the new house up to standard, the vendors have refused to look after the empty property over winter too. Then lo and behold, the house we originally wanted was back on the market. We excitedly put our offer in, and the same day I was told I'm being made redundant. laughs hollowly at username

If I can get a new job ASAP and if we end up in the house we wanted all along, I will never, ever, ever move again.

I recall you were going to ask them re maintaining the property over winter - I take it they refused then? Not good. Keeping everything crossed you get a new job in time to claim the original house!

We are slowly unpacking and while we absolutely love the new house, there is loads of small things to do to make it ours, which is obviously expected. This is our forever home and our next move if any will be to a retirement house and DD can deal with all our crap.

No, apparently the vendor has some health issues and has nobody to look after the property in the meantime. I'm sorry for their struggles, and it must be very hard to sell a probate property that needs this much work, but to refuse to maintain it and refuse to reduce the price as well...? Sigh.

Happy Monday and May we all hear good news from our solicitors and conveyancers. We are due to complete on the 20th but still haven't managed to exchange. We can't get movers as they're all booked so with blind optimism and everything to lose spent the weekend moving things into self storage!

Very short-sighted of them as it’s going to make it harder to sell, and a bit worrying if they can’t pay someone to at least shore things up.

Best of luck with the job search. Mine’s all up in the air too - it’s the last thing anyone needs along with the uncertainty around trying to move.
