I had some good news today, I have heard from the school my youngest was due to start at on 19th. There is someone behind her in the queue on the waiting list (who now has the space) but as I am moving to the area, they can make a special claim for an additional space for a while longer, so I haven't instantly lost her school place. The admissions lady at the senior school for my eldest is sitting on our application and we are next on the list unofficially there - so I may be able to rescue these school places if someone offers quickly! No pressure!!

@Fluffycatbelly my agents do all my viewings, so cannot help. One of the guys who came round when I was sussing out which EA to go with said that they did viewings as there is such a thing as buyers tourettes where buyers can overshare. That would be me for sure, despite feeling like I know the place the best. Might be worth seeing if your agents will do viewings though if it all feels very awkward. Good luck though 😀

Currently waiting on my new mortgage offer. It was due to expire on 10th February as my previous sale fell through. Went backwards and forwards between the lender and my solicitor last week to make sure they had all they needed. Spoke to the lender on Monday and they said they'd supplied their valuer with extra information and were only waiting for their report. Spoke to them again today and they said they're still waiting on the mundic report from my solicitor - she confirmed that she sent it last week!

Also, waiting for the house that I'm buying to be registered with land registry. My house went onto the market last March and I am so ready for this to be over!!!

We're still stuck at the enquiries stage. After everything was moving quickly we seem to have ground to a halt. Still waiting on response to enquiries from our seller that have been outstanding over a week and we had more enquiries on our sale which we responded to a week ago and are now waiting to hear if there's anything further. I think once enquiries are settled it is the time to discuss exchanging but I was a FTB last time so I'm pretty clueless!

You can expedite registration if it's jeopardising a house purchase. LR registered our house in 3 working days when I requested the expedition.

@NoWordForFluffy They have applied to expedite already. Only recently though. They couldn't apply after my previous sale fell through but not quite sure why it's taken them this long when my new sale was agreed just before Christmas! Fingers crossed it gets done quickly.

We were FTB's last time too and holy crabsticks!!!!! Selling a house while you're also buying house is so much harder. Never again.

@houseydnc we've said the same! This will be our final move, no way do I want to do this again and I wouldn't say we've even had any major issues, I'm just not liking the process and the fear that until we exchange, anything could go wrong.

Morning everyone! We are also currently at enquires stage, we was also first time buyers so this is our first time selling and buying and this stage is my far my most daunting, I think the fact we are close I'm sitting waiting for an update every day and the time seems to go so slow. We had issues before as our first sale fell through due problems with our garage conversion and not having building regs (didn’t even need them) as it was classed as a non habitable space anyway and is only used as a storage room. But that’s sorted and I’m still worried something will crop up on the enquires which I did about building regs but we have sent over our building control letter we have stating it doesn’t need building regs as it’s used as a storage room. Good luck today though everyone.

I am at a standstill as my dad is gifting me money but he doesn’t do anything online which has caused a 2 week delay with conveyancer and he’s still looking for the info required 😩 Hopefully they’ll be some movement next week.

Can I join?
We had an offer accepted on a house locally, have a mortgage arranged in principal (very small mortgage) and have instructed solicitors. We know of the vendors through friends so know their situation. They are divorcing, the house has been on the market for 2 years (since they split) and had an offer which was going through for 11 months but the buyers chain was huge and kept collapsing, in the end the buyer lost his buyer so had to withdraw.

Since Christmas we have heard nothing, they havn't yet instructed solicitors and there is no response to requests for the valuation survey. All thats happened is the memorandom of sale going to our solicitors.

We are getting a bit concerned, we are completely chain free but our rental contract expires at the end of July. Apparently they are arguing re divorce and I think the wife is being deliberately obstructive to for husband to agree to the financial split.

Does anyone think it is worth dropping them a note or asking the estate agent to forward them something asking them to confirm that they are not inteding to pull out? I know thats no guarantee.

We know they need to sell as neither party can afford the house.

To be honest we don;t mind a slow process so long as we have exchanged by mid June as we are in the process of selling a relatives house and once we get our share of the money from that we won't need a mortgage.

I've made the mistake of falling in love with the house.🙄

Sorry for the essay. It's just a complicated situation.

The people who put an offer in our house have now put their's on the market. And I've just had a text from the agent asking for another chap to come and see ours (who says he has nothing to sell).

@Recycledblonde Yes, I'd chase the estate agent.

@houseydnc @MrsCharlieD Definitely know how you feel - I last moved in about 2005, when I sold a flat and bought this house and by the time it all came together and I moved in I swore I was never going through that again. It's taken me nearly 20 years to get the courage up to face it all again!

Have pencilled in completion and removals if we exchange early next week.
Lots still to pack and sort out including the clothes, cupboards, airing cupboard, books, shed, loft GAAAAAAH I woke up this morning and my head was spinning.
Busy weekend ahead!!!
One good thing is we're forking out (ha!) for a kitchen and packing service on Thursday 15th so that's one huge weight off my mind.
Also, have to get the very nervy indoor cat into a cattery so he is out of the way
:( So sad!! It's for the best I know, but he'll hate it. It's over an hour's drive from where we currently live and he'll scream all the way. Plus he's a rescue cat and sticks to me like glue for reassurance so he'll hate the cattery. 😭
But hey, great news about the schools! I really hope it all slots together for you over the next few weeks.
@Recycledblonde definitely chase up the EA to see what's going on. Being left in limbo is the worst!

I hear you on the cat stress. I have to put my ex Battersea girl into a cattery for a couple of days too 😢

I have earmarked my removers as the people who packed and moved us here were good. Would never move without packers!

reading everyone’s nerves makes me wonder how I’ll get to the end of this process (if we ever do in one piece 😅)

@Jaq27 I feel so unprepared. We're completing on the 19th. Trying to pack around work and looking after a toddler! Not sure how we're going to pack and clean by then! In typical fashion my in laws are away the weekend before we move. There goes the childcare plan!

Our buyers still don't have their official mortgage offer. Apparently early nationwide have a massive backlog and that's what's delaying things.

I'm secretly glad though as I have exams mid March and 3 weeks of annual leave starting on the 18th which would fit very nicely with a completion date of the 22nd. Person at the top of the chain wants 4th March which is a bloody Monday!!!!

My EA told me that less than 20% of their sales come from Rightmove and most people buy from word of mouth or seeing a property that the EA hasn't yet put on RM. I sold my house before it went on RM and bought a house that the EA told me about that wasn't yet on the open market. So I guess: make sure local EAs know what you're looking for and how proceedable you are so that they offer you houses before everyone else sees them. Good luck!

@Penelope1703 that's interesting. I'd assumed getting in the car and visiting agents was pointless, but I guess not. Hopefully, it won't be long till I start viewing.

My agent texted later yesterday to say that a couple who'd put in an offer on ours when it first went on the market, have now gone under offer, so they want a 2nd viewing of ours today. So... we've one chap with nothing to sell, and one couple under offer... so fingers crossed for me this w/e!!!
