Hoping for some progress for everyone this week. I would really like to exchange this month with completion ideally for early March. I think we're about there on our sale, just need our purchase to catch up. Fingers crossed for some news this week.

Morning everyone. I've started the day with enough progress to properly join this thread. Got word from estate agent I'm buying through that the vendors have now sorted out some technicalities with their situation and we can properly move forward now with a memorandum of sale and solicitors involved. Phew! I have a massive pile of paperwork to get through for the sale - endless questionaires. I now know some key things I don't have - all relating to bits of work done 15+ years ago, so hopefully nothing that can't be resolved fairly simply.

I've emailed our solicitor this morning to confirm what out of the new list of enquiries last week is still outstanding- we believe there to just be one thing that is with the management company of the building to answer. They are painfully slow, as so many management companies are, so if that's all thats standing between us getting this done it will be very frustrating!

Have also asked the solicitors if anything outstanding to the management company can be solved with indemnity insurance- figured it was worth an ask. Will do literally anything to push it forward at this point!

If we don't exchange this week/complete next then we can't complete until end of March due to availability of other people in the chain, so really trying to get it done.

One viewing confirmed for tomorrow. A boatload of cleaning/tidying to do before then, 2 DC love to migrate toys and books into every room and heaven forbid DH actually uses his eyes/brain to keep on top of it / maintain the mammoth cleaning/decluttering I did for photos last week....!!!

Have febreezed all carpets this morning (sorry not sorry) and will do some tidying this afternoon if I can find the motivation.

Noticed a good few properties coming onto the market recently, definitely feels hopeful.

We've had an update this morning too. Response to enquiries are now back on our purchase and our solicitor is reviewing these so just waiting to hear if there are any queries off the back of these or if everything is now in order. I feel nervous now. I'm really hoping we'll be talking about exchanging soon!

We're in exactly the same boat but with completion Monday next week!! We were supposed to exchange Friday but didn't and it's all gone silent.
We've moved almost everything to self
Storage as couldn't get any time off work. I feel awful and on the edge of tears expecting it to fall through at the last minute for a fourth time!

Still no closer so far, spoke to the solicitors today to see if we had moved any further, on our sale we have replied to all enquiries and still waiting for a update from the buyers to confirm if they are ready or have further questions. Then on our purchase we are still waiting for replies to enquiries from the vendors. Nerves are kicking in

Feeling for everyone waiting to exchange!

I keep bursting into tears every five mins, I can't bear this. We're relocating 300 miles away, so the logistics are just ten times more complicated and I can't commit to the plans for any of it.

I'm also stressed about the move in general- happy to be doing it, but it's obviously a huge change and the fact that I am in this horrible limbo about it all means I can't really commit to feeling what I need to feel about it so I just honestly feel like I'm going crazy haha

I hope the relocation works out because I am never doing this again!!

Still waiting on land registry to register the house I'm buying and for my extended mortgage offer.

Have had the enquires for my sale today and feel a bit overwhelmed! There's 19 (some with multiple parts) and lots on things that I'm just not sure about! The house I'm selling is only around 20 years old - I thought it would be straightforward 😂

@onthefence23 The sudden silence and lack of contact is awful isn't it? We also haven't got any time off work (we work for ourselves) so we tried to do most of the packing at the weekend. I hope you get some positive news soon.
@sweetpickle2 we are moving an hour and a bit drive away so not as huge as your move. Good luck with hearing some progress is being made.
@ibelieveinmirrorballs I'm hoping you may have some good news to share soon. I've been thinking of you.
@noodles44 Sending all the luck to you. Also, thanks for your kind words about our highly-strung cat! DH fooked up Stage 2 of our office move (we were ready to go this morning ... after an hour we were wondering where the removal men were. DH calls the firm and they say he's booked it for tomorrow!! Bloody idiot. So poor cat will have to be part of that upheaval, and we'll go down in convoy and drop him off on the way. I do hope it's not too stressful for him!! (it's already making me feel stressed)
OH - EA HAS JUST FINALLY CALLED ME!!!! Sounds like it might all be OK. She just hasn't had a chance to speak to our buyer since last Friday. Doesn't sound like the buyer is backing out (famous last words ...) they want to be in as soon as possible so hope Friday is do-able and we can keep our removals slot.

Oh that sounds hopeful @Jaq27 - fingers crossed you exchange today and the buyers are still good. Am sure your cat will be fine, do you know anyone with a dog crate that you could borrow and stick him in with a bed etc for a while until you need to take him to the cattery?

I have been to the place I am supposed to be buying with my Mum and Dad today. Probably a daft move as I love it even more. Mum and Dad had been a bit negative as it is more rural than I am currently, they also loved it. I am glad they have seen it though as they would favour the town closer to them that I am going to have a look at tomorrow at a back up/alternative property.

My agents have been pretty quiet today, so much for my anticipation of a flurry of offers after the busy weekend! The agents have only got hold of one viewer for feedback, they aren't sure if the garden isn't a bit overlooked at the back, have more to view and will decide. The viewer from today wants to come back for a 2nd viewing with his partner, so that is promising. No offer though, so I am a bit dejected after so many viewings as had it been me viewing and I had been interested, I would have called them to place an offer by now!
There are 2 more viewings booked in for later in the week...

I really really do love the new place that I am most of the way through the purchase of, so I guess today has stopped me worrying it isn't for me. I will just be more gutted if someone else buys it in the end though ...

Gahhhhh … gutted. We won’t be exchanging today. Which means we won’t be completing and moving on Friday.
too many bits of paper are still stuck in the system and too much land registry bobbins.
feel very deflated. It’s like I’m on stress level number 11 but then someone unplugs the amp.
so another 7 days living in boxes and chaos. Boo hoo.😢
glad you still like the house @noodles44 ! Maybe you’ll get an offer this week. And now I’ve had to cancel the cattery for tomorrow my furry friend is with me till Friday :)

This process gives such a roller coaster of emotions, I have been phone watching ALL day today. My Mum kept calling to arrange to meet as we travelled separately, giving me regular "this is it" heart failure thinking it must be my EA's this time!!!

TWO viewings tomorrow WAHOO! I've attacked cleaned the kitchen. Lounge/hallway shoved clutter into cupboards/the car.

Bedrooms tomorrow on my lunch break, should be straightforward. Then a final hoover and disappear out for 2 hours. Argh!

The chap with no chain offered £75k under the asking price bearing in mind we've already dropped £200k I just can't afford to go with that, so we are going to stick with the (new) asking price offer (and 3 people chain).

I've booked to go and see a doer upper that's been on the market since last summer, been reduced by £25k, but has had offers and they've not gone with any of them, it's a probate, I was hoping to get it for about £400k (or less), but that looks unlikely...

Hi all,

I put my house in London up for sale on a Thursday it was viewed on Saturday and accepted an offer on Monday. I had no idea it would go that quickly even though my estate agent said it would. Now we are exchanging contracts and the buyer is asking for 3 months but no set completion date. However I have put in an offer on a New Build which was accepted and have given in my deposit however my solicitor is saying that we shouldn’t exchange contracts until the completion of my property in London. The buyer has also put down a 5% deposit so I feel like he won’t pull out however this long no set completion date is bothering me to no end. I just want to get on with exchanging on my purchase as I really don’t want there to be any issues with the house I am buying. I am so so in love with it as it is a unique new build, most new builds look pretty generic.

I know these are first world problems and good problems to have but I’m still on edge every night an I cannot sleep :(

@NikiNacki I had no idea that you could exchange contracts at all without an agreed completion date!

Did you have any other offers? You sold really quickly, so there's every reason to think you would get another offer with better terms. I would imagine most sellers wouldn't be happy with a three month wait/no set completion date.

Best of luck. They're first world problems but man, are they exhausting!

Presumably it is very unusual because I always thought the completion date was set at Exchange of contracts.

@NikiNacki I suppose if you do exchange though then nobody can pull out with significant financial penalty. Even if your buyer has only given 5% they'd still be liable for the 10% if they pulled out. What reason are they giving for a 3 month wait? When is your new build going to be ready? Do you need to complete on both properties on the same day? I would also be nervous about exchanging without a known completion date although we did do this as a FTB as we bought a new build. I didn't really understand the process then and didn't understand if the build was delayed our mortgage offer could have expired etc. the naivety of being a FTB!
