More scared about the sale than the purchase @Tupster - we've been quite relaxed about the survey results on our purchase, but we've had a lot of crap arise from our buyer's survey, all simple stuff but it has been so protracted for no reason beyond people being slow. It's all linked though, and I guess ultimately we are scared about the sale because if it goes wrong it will lead to us losing the house we so badly want. So in that way it's hard to separate?

Where are you in the process? Initially I was more scared about our sellers changing their minds about selling us their lovely house!

I'm equally stressed about both purchase and sale. We cant buy if we dont sell and I'm worried seller will go back on the market if we cant get a buyer. Potential buyer has still to exchange. Another viewer cancelled today so we've dropped our price.

@TomatoSoup69 I'm right at the early stage. SSTC on mine with solicitors appointed and memorandum of sale went out yesterday, offer accepted on the purchase but not got the memorandum issued yet. No wheels really moving on the legal process just yet. Maybe like you I'll settle a bit once things feel a bit more tied down.

I wouldnt say im scared, but I'm apprehensive about the purchase (when it happens), I'll be downsizing massively and I'm going to have to change my way of life hugely - but it's got to be done. The falling slow market is freaking me out because ever £ we reduce the price of ours by has a huge impact on what I can buy, and I've been very spoilt with nice areas, quiet roads and sq.ft in the past!

I was scared about our buyer for most of the process and that they'd get spooked and would pull out, but now we're quite late in the process and it's pretty clear they're not going to do that (famous last words!) I'm worried my seller will get fed up of their last minute pissing about and be the ones to pull out.

So nervous either way really! If I had a chain longer than one either side of me there would be no end of worry I think, must be so hard when you have absolutely no visibility of some of the links.

The first 6-8 weeks I was scared that the buyer would pull out before exchange (as the first one did). Then I was upset that the second vendor pulled their house from the market.
I got tougher after that.
Now I am worried that the house we went for out of urgency isn't quite right and will I have big regrets about moving???
Will I like the area? Will the neighbours be as nice? What if we discover a huge expensive problem after exchange etc etc
It's all a huge move either way.

So once more we are in limbo :(

The leasehold title for our purchase is with the Land Registry with regards to removing it. It has been expedited (so should be completed within 10 days: currently we're on Day 4).
The Sol has checked the Land Registry website today and says they are already looking at the application and they have raised some enquiries with the seller’s solicitor ...
Sol doesn’t think this will take too long to sort out, but we are in boxes and just want to book removals and let our buyer exchange.
If it's a major issue at the LR we're a bit fooked. Hoping it is something simple and straightforward.

Hi everyone, we have a dilemma. We’ve been trying to buy our property since August, now in a long chain but it’s all progressing at the moment. The dilemma is the house we’re buying, we’ve stuck with it because a property like this rarely comes up and it ticks almost every box, the only thing we have struggled with a bit is the NW facing garden and the amount of work required.

Then earlier this week, I got an email about a new property coming on the market, the house next door! It has a SW facing garden, less work, same size BUT it’s listed for 55K less than what we agreed to pay for our current property back in September.

Has anyone been in this situation? I’ve checked and it would be the end of the chain. Our chain is only 4 weeks down the line (accepted new offer on ours at Christmas) but our sellers gave us 2 months to find a new buyer. It feels so disloyal but the thought of spending a lot more plus the fact we need to spend more and we’re not totally happy with the NW garden is making we think we should view the other property.

I’m rambling! Basically I want someone to tell me I’m not an awful person if we view and offer and pull out of our current purchase 😬

@newbeliever My heart says it would be really unfair to pull out of buying when the vendors waited for you .…. But my head says it your life and your £££ and your choice of home so maybe consider viewing? It does sound better for you all round.
things to consider though - you may not even get the house - and you could pee off your current vendors.
also scenario where you move into cheaper nicer house and have very miffed rejected next door neighbours until they sell.

@newbeliever 55k is a lot! Definitely view it! There might be good reason it's so much lower (needs work etc).. or it might just be a more up to date price (falling market) or more motivated sellers (want shot of it!). If you think of the interest you'd be paying over the life of the mgage on the extra 55k it's a hefty amount in total.

It's a business deal at the end of the day, you're not buying a house to do someone else a favour. Take the emotion out of it if you can.

We are in, love the house and the neighbours on both sides seem lovely.

We are surrounded by mountain of boxes and will start seriously unpacking tomorrow.

55k is so much money, you can’t go ahead with your current purchase of the other house is just as nice or nicer and pay an additional 55k to save other people’s feelings. We have pulled out of a house purchase in the past when we saw a better house so I know it feels bad. I’m very sorry we had to do it but I don’t regret it.

I agree with the others @newbeliever - your current sellers must be nervous having seen that house come on the market - but I bet they’d be feeling the same in your position. It’s very rational for you to be tempted to switch.

I would view the neighbouring house just to see @newbeliever as there may be a reason that it is much lower in price which will put your mind at rest. I agree, my heart says stick with the original, but my head says £55k is a lot of money to pay extra, plus there is all the work needing doing. Did the vendors or the agent show you round the 1st place? Is there a slim chance they wouldn't realise you were moving in next door?!!

@Jaq27 that sounds frustrating (as everything in this process does) I hope LR don't take long and it is all sorted asap.

My seller is back on the market and I was hoping for a couple of weeks grace after my sale went tits up. But, as a result I am planning on looking at other properties too when I visit my parents. There is a house for sale which isn't as quirky, but may be more financially sensible as is a freehold. Plus am relocating 200 miles, so don't want my seller to sell elsewhere and then have to start making extra trips once under offer again. I figure there is a chance I may prefer the other homes, so my purchase could take a different direction. Although, I still love the place I offered on (& we were literally about to exchange had it all gone to plan)

I have had 5 viewings since going back up on Friday night. We were 2nd choice for 1 couple, because further from the senior school. Their offer was accepted on the closer house. We have another 5 viewings booked in over the next few days, so are definitely getting the numbers through the door. My kitchen is tattier than when the photos were done (& the photos looked better than the kitchen did when taken too!) certainly a couple of bits need updating now (price reflects this) but I worry the pics are so good, it is a bit of a disappointment in the flesh. Certainly that was feedback from one viewer...

Onwards and upwards, keeping everything crossed for more viewings and/or an offer very soon...

My daughter negotiated 4K off the agreed price when she bought her flat in London after the survey showed lots of red markers suggesting the house may need a new roof soon etc.

She asked for 5k off, the owners came back with a suggestion of 3 and they reached agreement at 4K.

Thanks everyone, makes me feel a bit better and that we should check it out. You’re right that I need to take the emotion out of it, it’s a lot of money. The property we’re currently buying is a probate sale, the other property is an older couple relocating to be nearer family. It feels risky (and I’m not a risk taker!).

All booked for next Thurs. Does sound like they’ve priced it for a quick sale to generate interest. There’s two open days next week which is pretty unusual in current climate. I’m thinking if it goes to best and final offers because of the interest then maybe the price won’t be far off ours. Hmmm!!

@AutumnNymph congratulations! Amazing feeling, you must feel so relieved. All the best with the unpacking today.

Sorry your buyer wouldn’t wait longer for you @noodles44 . You were so close, and when they eventually find another buyer they’ll have to start the whole process again. Mad.
But who knows … maybe it is meant to be and you’ll find a better house. Here’s hoping.

On the bright side, great to hear your house is getting so much interest. Hopefully won’t be long before you get another offer.
Wishing you luck that the viewings go well 🍀 Imo most people want to replace the kitchen when they move. As long as it’s clean and liveable it won’t stop your house selling. x

Hi everyone please can I join you? Haven't read the full thread but have caught up with the last few pages.

To summarise our sitch, we put ours on the market beginning of Oct for 240, got an offer from FTB's for 237,500 a week later. We accepted and a day later offered on a house we'd viewed the weekend prior. It's the most perfect house for us, we are in love with it, and our offer was accepted.

5 weeks later all was worryingly quiet, we had to push EA to contact our buyers and they informed us they were pulling out as they couldn't get the mortgage due to being self employed. Why they sat on this for 5 weeks and didn't tell us I don't know. Our onward purchase were happy to wait for us to find a new buyer.

About 2 weeks later we got another offer, they changed their mind 6 hours later. I cried.

Mid December we accepted a cash offer of 230, we were over the moon and felt like this was the one. 4 weeks later they called the EA from the airport saying they are about to fly back to China and are pulling out of the sale, they had changed their minds.

Our lovely sellers understandably said they were sorry but need to go back on the market and couldn't wait. I cried again, had 3 nytol capsules to make the day end because I was so fed up with it all.

Then thank the lord a week later we got another 2 offers of 240!!! Both FTB but we gelled really well with one of them, they were really proactive, we exchanged phone numbers etc. I text our lovely onward purchase who thankfully hadn't had an offer, and they were happy to re accept our initial offer.
That was 3 weeks ago and we're hoping to exchange next week! It's gone so fast. And we've got 10k more than we did with the last buyers.

@newbeliever I would definitely go and view it, you'd be crazy not to!

@Turniptracker Yes we did this- sent the seller's agent screengrabs of the relevant part of the survey (don't send the whole thing!) got tradespeople round to quote for the work, then asked for a reduction based on that. My sellers met me in the middle.

Thanks @Jaq27 - I am definitely not as confident, although jouse is as tidy as I tjink it can be too! I am in touch with my seller and have told her how many viewings I have got booked in, so I think she might at least wait until they have happened/feedback before she accepted any other offers. My solicitor has gone through the very indepth 135 page leasehold agreement for her place, which took her a long time, so she would be sensible to wait a little while if she can as I am definitely in a position to move much quicker than anyone else buying...

Also, apparently if soon enough after initial searches, my buyers may be able to buy the previous buyers searches, which would speed up the process if we are still in that time window. I need to check that with the EA.

That sounds stressful @houseydnc - I just lost my buyers at the point we should have been exchanging and it was bad enough to happen once let alone be on 4th time lucky with the buyers! Sounds like it is all going to plan at last, hope you exchange next week...

Some movement in the nebulous world of Land Registry and sols !
Our sol is talking about exchanging AND completing by end of next week!!!
I’ll believe it when I see it.
Just looking at possible dates and seeing if removals are available.
Keep your chin up @noodles44 . That hefty leasehold document might carry you through to the finishing line. Glad your seller is being supportive. Best of luck with getting the searches for your new buyers. That could cut out weeks of waiting.

House is on market and viewings already booked in! Any tips for viewings? Should I just take them round the house quickly, point out my favourite aspects and then leave them to have a look around? Where should I go sit while I wait? I'm overthinking this all I know!

@Fluffycatbelly my agents do all my viewings, so cannot help. One of the guys who came round when I was sussing out which EA to go with said that they did viewings as there is such a thing as buyers tourettes where buyers can overshare. That would be me for sure, despite feeling like I know the place the best. Might be worth seeing if your agents will do viewings though if it all feels very awkward. Good luck though 😀
