Thanks, yes it is frustrating. They have had a verbal yes, but in order to get it in writing they need to apply for permission, which takes 8 weeks.

They mentioned it when they viewed in Sept, they asked if I had had planning refused. I said no as had never gone for planning. They could have applied or asked me to at that point, and didn't... That is what is the most annoying thing to me about it all. There is a precedent in that most other houses have it in my road, all in the vicinity, so it would be allowed likely on that basis for the entrance to my drive (rather than the full width)

I am going to see if I can exchange with just them on the basis they can pull out if planning is not allowed, as I am so sure it will be. It gives me some protection that they won't pull any stunts further down the road.

I have also offered to reduce the price by £2k if they exchange by a certain date. That would then more than pay for the kerb to be done for them too...

Fingers crossed we can either tie them into the purchase or they decide to go with the lower amount to move quickly.

Currently sorting enquiries and waiting to receive searches on new house - solicitors are taking an age! Tentatively setting a date for end of Feb and very helpfully my husband's work have asked him to fly out in half term for a week in the US.

Buyers keep booking survey after survey (damp/asbestos). All the surveyors who have been round have been fairly bemused as our home as no issues with damp and no asbestos risk other than two artex ceilings.

Really worried they are going to try and negotiate down but there we are.

If they mentioned it at the viewing and didn't immediately start discussions on the issue when the sale was agreed, then yes, that's stupid and infuriating.

Yes, they have been fully aware of it since their viewing. They also ghost my agent/their solicitor for around a week on each decision they are making, so it is impossible to negotiate/converse to see where they are at. This makes them incredibly frustrating to deal with to say the least!

@noodles44 so sorry to hear your frustrating update.

I finally feel comfortable to update on my buyers from hell as today we pulled out of the sale - after they demanded a ludicrous reduction whilst refusing to share anything meaningful from the surveyor to justify it. Never have I dealt with more moronic idiots who have no idea how to handle themselves whilst navigating house purchasing. Delayed for weeks, after getting survey results cited “significant issues” without revealing what they were, eventually sending through a Word document written by themselves claiming the house needs a new roof. There is nothing wrong with the roof and they claim they can’t even share screen grab excerpts of the specific parts of the survey which relate to the roof. Twits.

They sound like bloody idiots!
I reckon you’ve done the right thing. they could be trying to gouge down the price as they won’t reveal any ‘evidence’.
so upsetting after they’ve let it drag on for so long.

Yes and they were last week trying to haggle with me over the appliances whilst the massive elephant in the room remained about the house survey results. Absolute bellends - although classic line that they wanted to haggle me down by £300 on my almost new appliances saying they would have been “heavily used by a family of 3”. Yes, one adult and two children who live with me 60% of the time - such “heavy use” 🙄

So glad I don’t have to deal with their time wasting nonsense any more. We’ve approached one other lovely buyer who also offered when they did and they’re potentially interested 🤞🏼🤞🏼🤞🏼🤞🏼🤞🏼🤞🏼🤞🏼

that’s what happened to us when the previous buyer dicked around for ages, made us include virtually everything that was in the house, and then pulled out anyway.
hopefully all will slot into place. 🤞🏻🤞🏻🤞🏻

We had a trip to the sols today.

Our purchase has two extensions, one approved, one refused. Its very hard to work out what they ended up building compared to what was approved. However, sol not too concerned as it was built in 2010.

However, building regs had permission to start, but no completion certificate is on record.

We've gone back to request this is applied for, but may be told to get lost and get an indemnity policy instead.

No idea if an indemnity is enough or ok to proceed with.

I am now realising there is an 8wk wait for planning from the local council and then up to 12wks for the VCO (vehicle cross over) licence from the county council too. My buyers may be happy with just the local permission being granted. I am going to continue with the sale after discussing it all with my children and family. We all want to move, the school may still have spaces when it eventually happens. Just hope my seller doesn’t manage to re-sell in the time it will take as there doesn’t look to be a great deal else in the area in my price range… I will stop packing though for a while!!
The worst case scenario is if I have to pull out because I cannot find anywhere down the line, is no different to if I pull out now. If I stay in the game, there is still a chance of this move happening and my purchase is exactly what I wanted to buy and where I wanted to live, so keeping everything crossed it still goes ahead…

I’m all caught up. Can’t believe what some of you are going through… Hugs for all.

I’m really stressed my house won’t sell. Had a surveyor (not sure if mortgage or buyers) over today. He was staring at the wall in the bedroom for AGES when I had a nosey. When he left I noticed a crack running alone the wall/ceiling and the ceiling looks like it’s bowing. I think I’ve mentioned a certain amount of money has already been taken off my property due to some of the works but if this comes back bad I’m screwed 😩. I just feel me and the kids will never leave this house and my son and I will be sharing a room forever. What if I can’t shift it, I can’t afford to take any less. This is such a horrible process isn’t it - really intrusive and uncertain…

Hello! Here to join in the stress party 😩😂

Have bid on a house and we are getting ready to put ours on the market. Husband is driving me mad. He thinks we should offer viewings during the week between 6-8pm, we have 2 toddlers! I think anyone coming at this time won't feel welcome! They'll feel like they're intruding and will be scared off! I think we should offer weekends, he can take the kids and dog out to visit his mum and I'll do the viewings (also no chance of him bad mouthing the house then!)

We go up in two weeks but are going to view some houses this weekend. There's one I have my eye on and if we like I'd love to offer after a second viewing etc but DH thinks we should wait until under offer ourselves

No issues here in viewing or offering, we have a decision in principle and a mortgage broker and a solicitor who have arranged everything, we had painters in and sadly a family funeral which delayed us getting on market, but we should be on by next week! Housing market moving very slowly in this area too, not many coming up at all which we hope will work to our advantage when we do go on 🤞🏻

@Mover2024 I also think there's nothing wrong with going to view. Obviously tyre kickers are annoying and I know some owners stipulate only those on market etc but if there's half a chance you'll buy, then you need to view to see if it's what you want, what you don't like, do your research about the local area etc

@Fluffycatbelly we have the same so that's promising. We lined our broker and solicitor up to put us in a good position. If we decided to offer we could provide our AIP so happy to hear that.

Have they said they will take the board down and off rightmove despite you needing to find a buyer?

I notice many of you are having lawyer frustrations. My son accepted an offer on his apartment in November, found a property to purchase early December, and moves in on 26th January. All the lawyers involved were brilliant, and I highly recommend the ones he used. They have an really useful online portal for each sale/purchase, where you can see immediately any emails that have been sent or received, instructions received etc, so know whether the lawyer is sitting on anything (his lawyer was insanely responsive and really on top of everything). His mortgage broker was equally as good, and what should have been a really stressful process, shot through, with minimum fuss. if anyone wants the name of the broker or lawyer, I am happy to pass them on. Not sure if I am allowed to put them on here, so probably better by messenger.

I feel like we're being ghosted by the vendor 🫣 we made an offer and estate agent called back to say it was rejected. We upped the offer by 10k 24hrs ago and haven't heard back, contacted the estate agent who said she has been trying to get hold of the vendor but hasn't as yet. The latest offer is still 10k under the vendors apparent "bottom line" so now I'm wondering has the vendor got pissed off and not replying Confused

@cloppyklip could be that they have other options they are weighing up, but if they have been clear they have a bottom line then they might not be looking at your offer favourably.

Is their bottom line reasonable compared to sold prices in the area or are they holding out for peak demand prices do you think?
