Oof! That's certainly serious enough to walk away for sure. Bet you're gutted though, if you're like me you will have really started imagining yourself in that particular house.

Our survey was done on Wednesday - buyer got the report the same day.

We had expected a call to renegotiate price but have heard nothing yet. Feeling very nervous!

Nothing from our solicitor yet either 😕 I thought if they were going to renegotiate it would happen straight away?!

We didn't do anything when our survey came because it was all what we expected for age of house. Wonder if our seller was waiting by the phone too GrinBlush

@wereonthemarket Are you sure they got the actual written report the same day and not just a quick call to debrief on the main points? I'd be quite surprised if that was the case as I've never heard of it taking less than a few days for the report to be issued. If they did receive it the same day, they will still need to read it, digest it and figure out next steps, so it might take them a while.

Our buyers had their report before Christmas and we are still talking about post-survey stuff :( I expected them to just renegotiate but instead they wanted to send contractors round to do further surveys and quoting for work and nothing has moved as quick as I would like. None of the issues were particularly challenging either, all to be expected for a house of this age, but understandably nervy ftbs.

Hold tight. It's awful! Fingers crossed 🤞 they did get the report and there's nothing they can be bothered to discuss further.

We know it needs a new septic tank following the survey. The surveyor didn't say much else. It's a v old house so not sure what to expect. We did all the residing, new plumbing, boiler, insulation etc when we moved in.

The surveyor came on the morning, said he'd write the report in the afternoon and have it with the buyers by 5pm.

It's a company that are buying the house so feel they work with the surveyor regularly- maybe this is the agreement they have?

There have been no questions or anything following the surveyor - nothing at all. Maybe I'm just expecting things to move faster 😂.

Sorry I never replied to responses to my previous post we've had health dramas at home. Our survey is being done tomorrow, i'm quite excited to hear what they find! Probate has been granted on the property we are buying so not sure what could be the hold up but we still haven't heard from their solicitors... My solicitor says not to worry and give them another week as they may just be busy.
I think our buyers must have had their survey now and we haven't heard anything from them so hope that means it is all ok! It's kind of annoying you don't also get to see the report. We also got our mortgage approved today! So it's literally the sellers solicitors holding us up now as we aren't going to start searches until we get a draft contract from them. I was really hoping to.move in by end of march but that might not be likely now

Thank you. Im not sure it does make a difference- I'm a bit clueless if I'm honest but just wondered whether maybe that's why it was so quick if it usually takes longer.

I'm hating the waiting game - I'm hoping if they found anything that requires them changing the price we might have heard by now. Who knows - it all feels like a very uncertain area housing buying and selling.

The people from Sunday are coming back again on Saturday, they've asked a whole load of questions, so I've replied back to the agent with the answer. The agent also said someone had asked for a viewing who could potentially afford, £150k lower than the asking price, as we dropped £100k last week I can't quite stomach that yet, so I've said no, their house wasn't on the market yet either...

Our survey is booked for mid feb, nationwide have been really difficult to get an appointment with but that’s sorted for 2nd weekend in Feb. How long do mortgage offers usually take? Asking for 2.8 x salary and just over 65% LTV so really hoping we get accepted

We have accepted an offer on our property and wondering what comes next?! Do we get a memorandum of sale from the estate agent?

I've contacted solicitor so am I just waiting for the estate agent to send through? Should I chase them? How often should we receive updates from the estate agent on our buyers progress? It's all gone quiet since the offer was accepted?

@AUDHDVET we got our mortgage for this purchase with Nationwide - we applied on 27th Nov, they booked valuation on 7th Dec and we got the offer the same day. We did ours online with no advice though as we'd already been through it all first time round with the one that fell through and were only changing lenders due to the interest rates going down. So don't know if that made things quicker. Just after we applied I heard Nationwide had massive delays with mortgage offers so was amazed ours was done in less than 2 weeks!

@cloppyklip yes you should get the memorandum of sale from estate agent, we got ours a day after we accepted the offer on our house and then we instructed solicitors. I think how often you'll receive updates depends on your estate agent, for our house sale the estate agent called pretty much every week with an update and we also had good solicitors who kept us up to date. But for our purchase the estate agents are useless so we're chasing them every week and getting fobbed off/ignored so I'd be surprised if they were in regular contact with our seller. Hopefully the ones you are using are good though 🤞

@AUDHDVET I didn't even know you could do it online until I went on there, ideal for me because I hate phone calls haha. But it was so simple to do so if you don't need the advice I'd definitely just go for it! Just had to fill in the info and then email over the docs they requested as think that varies, randomly they only needed my husband's ID and not mine 😂 and then it was all done really quickly. They're quick if any adjustments are made too, our solicitor noticed a minor error which they fixed straight away and we also called to change the rate as it dropped again and they had the stuff over to the solicitor the following day. I don't work for them btw 😂 just really like things that are simple and efficient haha

Update for me, my buyers will not exchange without the written consent for the dropped kerb. They are putting in planning permission now with my approval… it can take up to 8 weeks. They refuse to work to my timings re school starts, so I have 2 options… pull out as will lose the school places, or borrow some money to cover my mortgage etc whilst this goes on, start my career break early and move to my parents so I can start the children in their schools at the right time and keep the places. It could mean living at my parents during the week for 2 months potentially. My children both want to move, it turns out neither are that happy in their current schools, but will miss specific friends, but it is a leap of faith. The people buying mine say they want it and I guess are putting more money into it, but we won’t have exchanged, so nothing binding. I have been told verbally by the council there is a precedent of all the neighbours kerbs being done, so they couldn’t see a reason why a regular sized dropped kerb would not be allowed…
I think we might go for it, but if my buyers pull out for any reason, we would be returning back to the old life or I suppose renting the house out and renting locally for a while if the children settle instantly in the new area.
I am awake at silly o’clock mulling all the options 😬

We finally got somewhere and the funding at the bottom sorted and the lenders conveyancing caught up. Everyone confirms to exchange, then boom another issue. The person we are buying from was moving in with family and now yesterday they announce they're tying their onward purchase into the chain. Meant to be sorted by the end of the week and we can exchange. But how did no one tell us that was the plan?!

Aww @noodles44 that is so irritating! I would be wanting some sort of guarantee that the buyers will exchange after permission is received. I actually cannot believe they would hold up a purchase for that when they have already been given the nod from the local authority via your own enquiries.
I have school switches tied to my move also. It definitely adds a layer of stress on that you don't need.

I guess, I don't really follow their logic - if they trust that the council is almost certainly going to approve why don't they apply and exchange now? It only feels like it's worth delaying exchange for if they're hedging their bets and it would actually be a dealbreaker for them if it got denied? Or am I missing something?

Sorry, hope this isn't a horribly unhelpful thing to say, just wanted to check if I'm being thick because it doesn't make sense to me. So frustrating for you.

I hate how all of this stuff just wears us down figuring out all the different routes and options. It's too much sometimes.

Sorry to hear that @noodles44 People have no idea how much things like this affect others life plans. Good luck with the decision making. Moving to parents is at least a safe (and free?!) option to look at while they get a bit of paper for their Bloody dropped kerb.

Best of luck @EmilyMay89 . Sometimes plans do change and people don’t tell the whole truth … our second vendors messed us around like this. Hopefully it will work out for your chain.

Sounds awful, but I think I'd do the same in the buyers position. No dropped kerb would be a deal-breaker for me - I've seen plenty of houses where bollards, bus-stops, railings, all kinds of things get put in front of non-official drives. If I'd offered a price on the basis of the house having parking, I'd see no dropped kerb as being no parking and it's not a risk I'd be prepared to take.
