The nail-biting wait continues….

Gosh I can't believe some of the scenarios being posted about on here! Thinking of you all- @ibelieveinmirrorballs I really hope you find new buyers soon.

@cloppyklip 24 hours doesn't seem very long, especially at this stage, don't panic! But if you know you've offered £10k under their bottom line, I'd be expecting another rejection.

We are ready to go on our purchase, and our sellers are also ready to go, just waiting on confirmation that the sale is ready. Buyers have gone awol for the last week, I just have a horrible feeling....

EmilyMay89 · 01/02/2024 17:52

I can't believe I'm actually writing this. BUT WE EXCHANGED TODAY!!! Completion set for 19th, been a very up and down journey but we're on the home stretch now!!

Yey!!! Well done.

Filled in all our forms today. I feel a million miles off this stage!

ShittyGlitter · 01/02/2024 17:56

Yay!! Congrats! The end is in sight!

We got good news today, our chain is finally complete and now we wait some more for the people to catch up

Hooray, congrats @EmilyMay89 !!

IronNeonClasp · 01/02/2024 18:20

Congratulations to those finalising !!

Sent my contract off today it’s a bit arse backwards tbh like I said I have no idea what I’m doing (still)

Jaq27 · 01/02/2024 18:23

Congratulations @EmilyMay89

MrsCharlieD · 01/02/2024 19:25

@EmilyMay89 congratulations!

We're just waiting on replies to enquiries on our purchase. Our sale is about ready to exchange I think. Our sellers have been a bit slow. It's a rental that's currently empty, you'd think they'd be chomping at the bit to get the sale through! If we exchange in the next couple of weeks we could be in early March!

Penelope1703 · 01/02/2024 20:25

Hello can I join you?
I'm just about to buy my first house alone after a divorce. Former marital home has an offer and I'm buying the house of the people who are buying mine (they're upsizing and I'm downsizing). Which is a bit mental and means we're in a mutual chain of just two.
Waiting for my mortgage interview. Have M in principle. Survey booked. Conveyancers paid and their initial paperwork done.
Just a waiting game now.

onthefence23 · 01/02/2024 20:34

@Penelope1703 what a neat little chain!! Hope it means it's a really smooth transaction for you!

I hope so. My current house is a wreck and theirs is small but immaculate. I'm afraid the survey of this house will scare them off but let's hope not! Just want to get it all done now and move on (literally!)
It's a bit weird doing it on my own but it also means I don't have to run any decisions about the purchase past anyone else (ex still has to agree on everything related to the sale of course)
Glad to meet everyone Smile

@EmilyMay89 congrats! Great news.

My seller and their seller put their houses back on the market today due to the wait for the planning. Just hoping they are still available if/when the planning comes back… I have had an email from the licensing at the county council (the 2nd part of the application) as had emailed to see if they would do the licence whilst planning was being sought to speed up the process and they think from a cursory look, that my front garden may not be long enough, by 8cm. Apparently the rules changed recently due to cars being bigger and to avoid cars overhanging the pavement, so the VCO could easily be rejected. They decide on a case by case basis, but you have to pay the non-refundable fee for a site visit to be fully sure. I think my buyers will pull out when I update them with this… so feeling pretty down as spent loads what with surveyor and solicitor to date and potentially back to square one, plus with the knowledge that a dropped kerb is unlikely to be possible…

TomatoSoup69 · 02/02/2024 06:07

Oh @noodles44 I’m so sorry, that’s shit. Feels so unreasonable for the buyers to have left this bit so late, a lot of money and heartache could have been saved. Hope you find a way through it.

Congratulations @EmilyMay89

cloppyklip · 02/02/2024 09:20

Morning all glad to see some good news for some.

Still waiting for an answer to our offer it's been 2 days. We are ready to increase the offer now to secure the property to what the bottom line figure was stated but now I don't know whether to hold our nerve to see what the outcome is to our last offer or just call and increase it to get the stress over with! 🫣

Similar position! Although I don't know if we are willing to go higher (we've said it's our final offer) they declined our first offer straight away. We did do a cheeky offer (12% below asking) and have now gone to 8% below asking. It's been on the market 4 months without an offer, was reduced 2 weeks ago.

We are waiting for the phone call. Hope they accept your offer!!

sweetpickle2 · 02/02/2024 09:45

Oh no @noodles44, how upsetting- what a lot of heartache that could have been avoided if the buyers piped up earlier. Feel for you!

CharlOctober · 02/02/2024 09:53

Oh @noodles44 that is absolutely awful I really feel for you. They could have just asked for this right at the beginning!! Fingers crossed permission comes through quickly and you can carry on.

We've had our survey back on the house we're purchasing and it was slightly scary lol. We were expecting a few things with it being a 1930s house to be fair. Lots of reds, although the surveyor said only one of them is super urgent, a small stain which is wet so must be leaking from somewhere. Think we now have to ask vendors if they're okay with us getting quotes and get someone to go take a look. Was really hoping we could just bypass the logistics of that but never mind, best to get it checked out now I suppose!

IronNeonClasp · 02/02/2024 10:52

Sorry to read your update @noodles44 hope you’re ok.

sweetpickle2 · 02/02/2024 10:53

We have finally heard from our buyers after they went awol for a week and a bit, they've sent all their signed paperwork to their solicitors so hopefully we're all going to be able to talk dates early next week. Everyone still keen for a Feb move so fingers crossed 🤞

MrsCharlieD · 02/02/2024 10:57

So sorry @noodles44 it is ridiculous they let things get this far and you've now suffered all this expense. Keeping everything crossed you get the permission.

AutumnNymph · 02/02/2024 11:54

Aah @noodles44 that's such a shame. The purchasing process in this country is so bonkers!!

We are due to complete on Monday and I have just transferred the balance over to the solicitors. We have the packers coming on Tuesday and movers on Wednesday. The excitement has finally set In. Ee visited the house again last week and we still love it as much as we did.

Can't wait to make it our own.

cloppyklip · 02/02/2024 11:55

Still no answer from the vendor and gutted that our buyer withdrew today! Mortgage issues! So we are in no position to be even making offers now and back to square 1! What an awful process this is!

AutumnNymph · 02/02/2024 12:44

@cloppyklip that truly sucks!
