Nope, she’s just lazy and doesn’t want to empty the loft. She’d already told DH she planned to leave all her bulky furniture behind, and he’d told her she was absolutely not doing that. We fully expected to walk in to find a load of abandoned junk on completion day, and had resigned ourselves to that.

She won’t have lost much money, assuming she remarkets it. Just the solicitors fees.

@Saschka, I wonder if she's goaded you into pulling out as her solicitor is no sale no fee, but not if she pulls out? So she got cold feet / never intended to sell, and this is how she's saved costs? (Plus she may have had a clause in the estate agent contract about paying if she pulled out from a sale to a ready, willing and able buyer.)

Unbelievable but I've been trying to move for over a year now....and almost there 🙏

I sold my house last year but lost my purchase...Couldn't find anything at all so pulled my house off the market in April.

In may I found my house....and in a day resold mine to my original buyers so I could proceed with my new purchase - was meant to be a quickie new build showhome.

For some unknown reason it's taken till last week fur the developer to start the works needed for us to move in, the builder check is booked for Dec, and we can complete on 22dec....my solicitor shuts on 20th 🤦🏽‍♀️

So trying desperately to not stress out....and ignore all the 'we must be in by Xmas' cries from down the chain!

Bit keen to close for Christmas on 20 Dec, @Brotherlove. Though imagine if completion went wrong on 22 Dec? That would cause utter chaos. Can the developer not push a bit harder so you can complete a few days earlier?

We're now in the tricky position of being proceedable with no onward purchase.

Well, I say no onward purchase, but I did put an offer on a house today. I'm not the only one offering though, so who knows which buyer the vendor will choose. I'm pretty sure the estate agents won't present us in the best light, since we have requested we don't complete until end of May at the earliest due to dc school options. The EA said the vendors want to complete in 12 weeks. I very nearly choked at that timeline - not that I know much, but with Christmas nearly upon us and with it being a grade 2 listed property, I'm not sure how optimistic that is.

Anyway. I fully expect that tomorrow I'll be told the vendors have chosen the other buyer. I probably wont be too upset about it, but at the same time there are no other properties available that are even close to what we want. It's frustrating.

Sorry to everyone on this rollercoaster. The emotional turmoil of it all is utterly unfair. Game playing vendors, buyers, estate agents, naff solicitors, unreliable communications across the board... ugh ugh ugh!

The end of May isn't that far away really, when you take Christmas out of the picture. I mean, I wouldn't want to want that long, but in a chain, you'd expect it to take a while.

Yes, I didn't really think it was all that unreasonable, and our buyers are FTB, this house is vacant, it could all be quite straightforward in theory. Hey ho.

Fingers crossed for you @MovingToPlan and I respect you for being that upfront about completion. I think it sounds a long way away, even though it’s probably just a few weeks longer than it could take at best.

I’m buying a listed house and have been told to estimate for 10-14 weeks - i.e. not really any longer than is usual.

This whole process is so unbelievably fraught isn’t it. My buyers want to come and meet me and have another look round / measure up. I know it’ll be a good idea to meet each other etc but also know ultimately these are business transactions and I’m nervous about any post-survey haggling.

We're at 11 weeks tomorrow. The main delays were the vendor's solicitor taking 4 weeks to respond to the initial enquiries and then just over 3 weeks to respond to the plan issue (assuming they confirm agreement tomorrow).

We could've been exchanged with a completion date of this Friday coming had they not delayed things.

It's when we started the DiP process for this house. I just checked my emails and it's 10 weeks today since I paid the reservation fee, completed the Memorandum of Sale and committed to the buying process. Imagine how fast we could've turned it around without the delays!

@Saschka am sorry again, sounds really disheartening. And @EmmaEmerald also. It’s hard to find the resilience to go back to the drawing board.

I have been stuck now for the last 4 weeks at a standstill, with the buyers solicitor basically holding it all up as they keep wanting more answers to the same question. I don’t think they are very good but they have spooked the buyer enough and it looks like it’s going to fall through. It’s been nearly 3 months since accepting their offer.

Thanks @NoWordForFluffy Any word for you yet? We're still waiting over here. Apparently, it can take three working days for the lender to review the indemnity insurance. So it's sat on someone's desk somewhere, waiting to be sorted – without a care in the world.

I daren't chase my solicitor again. But I might text her a friendly, 'Any update, please?' Haha. What can she do? If we're simply waiting for this, then there's nothing anyone can do. But then, I worry it's been approved and we're not a priority today because of other clients.

That's the thing. It's a mystery. No one knows. Meanwhile, the house is half packed, picture frames are bubble-wrapped, and the house cleaning is well and truly on hold. I'm just not going to bother until we move. I'll leave it in a decent state for the new homeowners, of course. But I've lost all energy or motivation for this property. We've a lot going on personally, too... my god, it's been a difficult year. So I really am just trying to give myself a break and take it each day as it comes.

Thanks everyone for the well wishes, so sorry to see people are still having a nightmare. I just cannot get over how unfit for purpose this whole system is

DP is ringing today to see what needs to be done now and hopefully get things moving now. We just feel so in the dark about everything. It’s truly been a rubbish year, one thing after the other with deaths, sickness, stress etc so we deserve a bit of good luck but truly, until the keys are in our hands I won’t get my hopes up at all

Nothing yet, @MillTree. So bloody frustrating. If they say on the phone that they're in agreement to the amended plan, that will do for me in relation to planning exchange. They can send their clean version of the amendment tomorrow, I don't care. I just want to know it's agreed!

Nothing worse than having no control over what's happening.

I'm with you on the box / cleaning front. It's tough to keep going when you're in limbo.

Hope everyone can move things along quickly!

We have just had our level 3 survey back- makes for fairly sobering reading, but they always are aren't they? The main issues relate to an aerial on the shared chimney and a gap in the shared gutters- so might end up being a nightmare to sort if next door are equally liable. Need to digest and consider our next move.

So frustrating! And every day that passes is another chance for someone on the chain to change their mind, lose their job, or find something else that they want looking at. I'm the same. If we just exchanged, I think I'd finally be able to go to the loo, too! My whole body would relax, haha. I've been so uptight and stressed about this for weeks...months... that I just can't seem to settle!

My solicitor has ONE more outstanding enquiry! YAY!!!

My seller's solicitor (for her onward purchase) has quite a few still! BOO!!!

My seller is also selling her dad's house to fund her purchase and their purchaser's solicitor has an issue relating to her late mother's will or something which doesn't sound good! DOUBLE BOO!!!

The estate agent in all fairness is really staying on top of it all - both myself and my seller are working with the same agent which keeps things simple. I'm becoming a pest I know I am - I'm emailing ALL the time.. but hopefully it'll keep thing moving along.

Still praying we can exchange by month-end.... 🙏
