Keeping this within the realm of the reasonable, ….

a new deck with all the extra features that we want

redesign the storage area so it works like library stacks that slide together and then you move them along and make an aisle for only the section you need right at that moment. We could really maximize long-term storage efficiency.

new flooring, paint, and lighting in my home office/art studio. The space serves a dual purpose but doesn’t quite work for either.

Id have the whole house replastered.

My loft extension id have extra insulation put in, its boiling all summer and freezing all winter.

Front door changed.

Triple glazed windows
A proper stairs to the loft bedroom (spiral death trap)
Garden (big and south facing) replanted by a professional with lots of drought proof planting
Loads more to do but those feel like the most insurmountable problems right now.

Solar panels
New carpet in hallway/stairs/landing
Double glazing that doesn't change the look of the beautiful Victorian wooden window frames (v wishful thinking!)

Like the idea of the self weeding garden.

Also, air conditioning in the bedrooms. And a swanky new bathroom with amazing shower.

More storage,
Utility room,
Sunroom/extension at the back of the house.

We have spent a lot of time and money on the inside of our Edwardian house which needed a full renovation but nothing on the outside and it looks really, really shabby. So mine would be repointing the brickwork, repave the front drive and all external repainting redone.

Fix rotton window sills in the front and repaint outside

2. New front door so the living room isn’t freezing.
3. New conservatory that doesn’t leak!

All originally planned for this year/next year until the economy fucked up & pushed interest rates through the roof!
