Where in Derby area?

advice please? My 34 year old son is likely relocating to the Derby area for his job very soon. He has no idea regarding “good” areas or areas to avoid. Where would be the best areas for him to start his search? Looking for something for a single guy but he’s more career minded than a party animal.

Ripley is certainly cheaper and access to Derby is good via the A38.

This is a newbuild in ripley (tho really it's nearer Codnor) - not exactly the most desirable location but lots of space for the ££

I agree. A newer build in Belper should be totally affordable within that budget. There are loads of newer houses round the edge which are often more reasonably priced than the character properties. I suspect that it’s just that the markets is slow and what he is after isn’t on at the moment. Might be worth waiting until spring? Belper is quite a bit nicer than Ripley imo, but I suppose it depends whether place or house are most important.

With a budget of £350k I would avoid Ripley. You could definitely get something nice between Belper & Derby within budget.

Flooding is an issue in some areas if Belper.

Op said detached tho - Tbh Bullbridge is not in Belper at all. I’d rather live in Ripley than Bullbridge.

Good point about the flooding in Belper - big issue around the footy ground. Make sure you are up a hill.

Why does he need to look so further afield? Plenty of nice houses in Littleover, Mickleover, Allestree, Oakwood etc. All a short commute into the centre with good transport links for nights out etc. Unless he particularly wants to live further out I'd start there.

I agree if it were me I would be looking in Derby itself.

Not gonna find a 3/4 bed detached in Allestree for £350k tho.

I'd prefer to live in Belper than Littleover or Oakwood. Mickleover is nice enough but wouldn't be my first choice. Love Allestree, but I agree it's going to be a struggle with the wishlist versus budget.

There's also the option of heading further south towards Burton. Plenty of houses there, or in the surrounding villages, big 3/4 bed detached for his budget. Still only a short commute into Derby.

When you say shipley do you mean the lakeside on the old American adventure site ? It should be nice down there when it’s finally finished. If i were ever in the market for a new build id definitely take a look.

ive lived in Ripley for the last 5 years now…. It wasn’t somewhere that we were looking to move to but the right house came up so that was that. There are quite a few new builds going up around so should be some within budget.
It is good for transport links being on the a38 for derby/m1 even Nottingham a610. I can be in derby in 15 minutes. Town centre wise it’s adequate, not great but ok. Seems to be quite a safe area and never had any issues. But it might have something to do with Derbyshires police headquarters being there and a visible police presence around.

On the downside it doesn’t have a train station and the nearest is belper or alfreton.

hmm I am not a fan of that Broadway house (Darley Abbey? well maybe) - it's a busy road and the kitchen is tiny. Think the £300k one in Allestree linked before is a better buy tbh. Also the Broadway one has been on the market for more than eight months.

How did your house hunting go @Cedricsmum ?
