Where in Derby area?

advice please? My 34 year old son is likely relocating to the Derby area for his job very soon. He has no idea regarding “good” areas or areas to avoid. Where would be the best areas for him to start his search? Looking for something for a single guy but he’s more career minded than a party animal.

Littleover, Allestree, Darley Abbey, some parts of Chester Green, Chellaston, Oakwood are all ok.

These are probably all more family oriented though so he might want a city centre flat?!

Is he buying or renting? Assume no children so schools not an issue? What budget?

Littleover, Mickleover, Spondon, Allestree, Darnley Abbey. Or in the city, Six Streets and Strutts Park. Would maybe avoid Mackworth, Allenton, Chadd. Oakwood is ok but a bit sterile. Cheaper than Littleover tho.

Outside Derby, Belper is a nice small town, or Ashbourne. Duffield is a pretty village but £££ bc of the school. Hth.

Guessing he's going to have a smallish budget if buying alone?
Lots of new apartments around the city centre.
Chester green, strutts park, five lamps area is just outside the centre as you head north out of the city towards Darley Abbey/Allestree. Lots of older terraced houses.
Oakwood has some smaller starter type homes and prices are reasonable.
Where is he working? If it's Rolls Royce then Chellaston or Shelton lock are handy but avoid Sinfin, Allenton & Normanton.

More relevant is where he’s working, Hospital/ Rolls Royce etc would help shape advice of which side of the city to suggest

I'd also go for city centre by the river. The area near the cathedral is nice.

I'd go for Darley Abbey. Walking through Darley Park is beautiful and not far from the city centre. They have some new build flats on North Avenue. Also, there are nice pubs in the area.

Broadway and Allestree could be an option.

I think the river flats in the city have high service charges.

These kind of houses come up for sale fairly regularly in Darley Abbey. Beautiful location and very close to the park.

@Cedricsmum as others suggest, where does he need to be near? Will he be driving to work? Might make a difference.

My DD is in Derby because of work and rents a flat close to Friar Gate.

Check out the poshometer thread and input Derby. It has pretty much got it spot on IMO.

Posher areas are to the west (Littleover/Mickleover) and to the north (Allestree and Darley Abbey).

But I am not sure that they would be great places to live if you were working at say RR in Sinfin. Maybe better to live south of the city and commute in that way.

The "vibrant" area of the city is largely to the south and centre.

Hi all lots to consider here. Thank you. He owns his flat in his current city. I think another flat would be a good option but he has a lot of equipment for his hobby that is difficult to store in his flat so a house with space for a shed would be desirable for him but the gardening and maintenance maybe not. He’s going to be working near city centre but drives into work so a little wiggle room. Not a super huge budget as he’ll be buying alone.

What kind of budget @Cedricsmum as it will make quite a difference. I mean we could maybe advise…I would rather live small in area A than big in area B.

Sorry for the radio silence. Family Illness, childcare issues, etc, etc
so, looking at a budget around £300k max. Would love a newish house, garage in a ‘nice’ area not too much of a drive in to city.

300k will get you a decent enough house in one of the posher areas with a garage. Which area is best I guess depends exactly where in the city centre he is going to be working.

Agree, I love Darley Abbey. If I was single and wanted a nice area close to the city, this is where I would go.

Not many modern houses with garage in Darley Abbey tbh. Or in the city centre. Or Allestree. But £300k will buy you something in Mickleover or Chello.

I was about to link to the Allestree one above! Unfortunately many of the 'nicer' areas; Allestree, Darley Abbey, Chester Green etc tend to be older houses.
Oakwood & Chellaston have newer estates but the trade off is less green spaces/parks etc and fewer decent pubs within walking distance. Depends which is more important really. None of the city suburbs are more than a 15-20 min drive or bus ride into the city so I wouldn't worry too much about the commuting aspect.

Haha @MissAtomicBomb1 great minds! The homes I linked are the kind of thing you’ll get if you want modern in the nicest areas. It’s not even about price really, more abvailabiluty. Like I say, the Allestree one for example has no hallway and small rooms; otoh it’s not on an estate which is a bonus maybe?

Ahh thanks guys for the suggestions. All great advice. I’m passing all the info over to him. He’s finding it interesting. A commute of 15-20 minutes, even a bit longer would be perfect.

My dd says Oakwood. It's a big estate and a bit characterless but nice and quiet. Also more house for your money as there is no secondary school which puts people off - bit not an issue for your ds. Older houses tho - built in 1990s I'd say.

Hi all I’m resurrecting this thread as he’s still looking. Sold his place in north west and now in rented in Derby. He’s in a good position to offer on something he loves. Works in city Centre. He is loving Belper but is sooo £££. He wants a ‘nice’ 3/4bed detached and has £300-£350k budget. Not adverse to new builds and quite likes the modern, bifold kitchen style. You know what I mean. Seems nothing in Belper atm. Suggested he looks further afield, ie ripley, Shipley etc (new builds) but he’s so confused 😕 off to meet him tomorrow to look at new builds ….. sigh 😌 send Help
