Buying - Waiting (anyone want to wait with me)?

Hi there,

We're first time buyers, trapped in London rents well into our 40's.

We found a house, we made an offer, it was accepted. Our mortgage was granted. We appointed a solicitor. The property was valued. They surveyors went in on Friday last week. We expect the surveyor's report this week.

And now we wait...

We (obviously) have no chain, and the seller has no chain - I know the wheels are in motion, but this state of semi-anxious waiting is getting increasingly stressful.

I don't expect the survey to throw-out anything terminal, though I know it'll be written in such a way as it all sounds terrible (to, rightly, mitigate risk to the surveyor).

My main worry is that the buyer will pull out (or worse, die), or I'll suddenly and randomly lose my job (no reason to think I will)... it's just the waiting.

Sounds like we’re in exactly the same boat. Since receiving the text from the estate agent on Friday saying that everything is ready and received, there’s been no official word that probate been granted. 😫

We have no news. DD starts back at uni next week. Fortunately she has a floor to sleep on for a little while so she will commute to London from here and stay over for 1-2 nights per week. This is maddening. We’re at 13.5 weeks since offer accepted.

So frustrating when there’s no news at all! 😬
We are now awaiting several documents from the vendor’s solicitor, and confirmation from our lender that they’re ok with a few things, but subject to all of these being approved, we could possibly exchange next week.

@tigerbear , we don’t have anything at all left to do. As soon as they have the deed of probate we just need to go to the bank and send a CHAPS payment and we can exchange and complete on that day hopefully!

@Sparklynewname its all just so frustrating! I was under the impression that most things are near to being sorted on ours, and we were even discussing exchange next week with our solicitor.
it now appears that although probate has been granted, they aren’t in receipt of the actual deed/certificate.

Their solicitor now saying completion w/c 26 October!! 😱

Does that mean that we will have at least another month when probate does get granted? That is insane!

@Sparklynewname i know, it’s crazy isn’t it! Here’s me thinking that as soon as it was granted, it would be all systems go! 😬 I don’t know if it’s the same in all cases. Here’s hoping you don’t have to wait ages too!
I queried it with the agent as to why the vendors have given that as a completion date, and he just replied saying the vendors have specified there are a ‘number of additional processes to go through’ so no idea what that means!

I was toying with the idea of asking for a price reduction, as the survey threw up a few issues, but then decided against it, as didn’t want to delay the process even more. But may now rethink that!

When probate is granted the executor gets an email to tell them, but the actual grants are sent via the post within 10 days. The grants are the official document your solicitors need to have.

We finally exchanged and completed this week. From offer to completion it has been 5 months.

But all done now, thankfully.

@lionsleepstonight I really hope it doesn’t take 5 months! DD needs to be in as she will be having placements in November.
I think we might contact solicitors and see if the sellers would be willing for them to move in before exchange and completion. I know that no work can be done but it’s getting very very desperate.

Email from solicitor today. Sellers solicitor won’t allow a license to occupy.
BUT… Apparently probate is due to be granted 16th October so we can exchange and complete soon after that. Have emailed back for clarification of can we exchange and complete ON the 16th or will we still have a 10 day wait after that.
Ive got a weeks holiday already booked for the week of 25th October so am very hopeful that we can exchange and complete on 16th as DH and I can then go up on the Friday and spend a week getting things ready for them.

Allegedly probate has been granted and has been sent. EA thinks arriving tomorrow or Friday so completion tomorrow or Friday maybe?
I am very despondent. Emotions are up and down like a fiddlers elbow!

Well at least probate is now through @Sparklynewname . How long did you wait in the end for it? I've just offered on a probate property.

@lionsleepstonight we offered on 16th June. I don’t know when probate was applied for before then.
Nothing has happened today.
Nothing is going to happen either.
I don’t know if anything will happen tomorrow.
My leave from work is going to end up wasted.

@Sparklynewname that's great news about the Probate grant! As it was a Friday afternoon it's unlikely any sols would take action, however it's very promising for next week 😀

@lionsleepstonight I am in a hotel tonight so that I can go to the estate agents first thing in the morning.
I went by the house earlier and it is still empty. The fence panels at the back are looking a bit sad so will need to be replaced asap.

Congratulations on completing and getting the keys!

Is the water turned off at the stopcock? Some people.do that when they leave the house empty.
