I am seriously worried. Especially since the driveway at the front of the house isn't owned by the current owner. (It's owned by the council, and I'm pretty sure the seller doesn't know as it was her mother's house, I only found out accidentally by downloading the document from the land registry) so that's at least one problem that needs to be dealt with. Argh.

Do you still really want the house despite the land not including the driveway ? This doesn’t necessarily create any insurmountable legal issue. There may be an easement for parking / vehicular access and if not it can be dealt with by way of indemnity policy insuring you against withdrawn parking access / requests for maintenance contributions etc. This coupled with the 12 week delay to get to TA6/10 etc. that’s not normal. Sounds like there are issues with the agent, seller and her sols.

onto third or fourth set of buyers’ enquiries (I lost count). All either a repeat of previous or could have been asked before. What’s even more peeving is that my own sol hardly asked any enquiries of my sellers. I had to raise issues myself - some of which she said were irrelevant and to drop it. It’s weird why this happens at the end. On a fixed fee basis there’s nothing in it for the sols to create extra unnecessary work which is why I think it unlikely that enquiries represent some kind of delay tactic originating from buyers themselves. My sols are definitely doing nothing at all to help me delay my purchase.

We're on a second round of queries to our vendor, not ours just the ones the solicitor wants to check, it just all takes so long. In the doldrums, all the things I hate about where we live feel even more annoying, does anyone else feel really irritable? I want to vent here as I feel like DH might go mad if I say anything else!

We're not on a set fee with our solicitor, do they drag things out then? We've gone one month with the same reply; we're still awaiting a reply to our first query. Grr. Is that maybe just a line then?

I’m having issues with a rent charge 😮‍💨 my sellers solicitors saying it doesn’t need redemption but mine says it does and it’s causing a stalemate. Sellers are being oddly weird about it. I’ve offered to pay the price for it so I can only hope it doesn’t cause any issue. Frustrating I have to wait until after the bank hol !

I could really do with some advice. Our car is on its last legs (unexpected problem) mechanic gave it a temporary fix to keep it going a bit longer but the car is fucked basically. Anyway because our seller/their solicitor have caused such a delay (read my previous posts on here) the temporary fix of the car is starting to fail.

We need to use finance to get a new car but obviously can't do this because we can't take out any credit until the we've completed on the house or the mortgage might be refused. I have no idea what to do. We live rurally so can't be without a car.

We’re on week 12 and only waiting for our buyers to confirm when an exchange was done (that we asked about a week ago 😫).

Also found out our buyers had changed who were buying their house and not let us now, not great. We’re just pushing as much as we can. I want to exchange asap.

Anyone choosing to not use movers? We’re getting some family help and only moving locally so hoping it will be okay. I’ve been packing for a few weeks now so will have everything packed on moving day, sleeping on mattress etc the last night.

@Nortam how long do you think might be left before completion? If your car does fail can you get a hire car, although I appreciate pricey if its going to be a while. I saw someone on another thread just took out the credit and a few people said they'd done similar and the lender hadn't done any extra checks pre completion - but I think I'd be too scared to risk this!

Our management company sent through the management pack yesterday to our solicitor. We paid for an express 5 days as they are known to drag their heels in providing and delaying unnecessarily. Hopefully near the end soon....

@Wednesdayonline what thread was that on? I definitely wouldn't have the nerve to just take the credit out but I'd be interested in reading. Unfortunately as it's taken out seller 12 weeks just to fill in the draft contract pack information, I don't think completion is going to be any time soon. We have 4 children so can't just hire a small cheap car either.

We don't have anyone to lend us the money and it's not worth fixing anyway.

Tbh I’d agree, it’s not worth the risk to be evasive with the truth at this stage, you’ve got more to lose than gain. Maybe there’s a possibility to car pool and shop online til it’s done? Hopefully the wait won’t be too long!

Okay so I asked my mortgage broker and this is what they said....

As long as you don’t need an offer extension or this one doesn’t expire you will be fine.

Your offer as long as you don’t change anything on it will stand as it is. If you need a new offer or extension they will re run the credit check.
Let me now if that hasn’t covered it.

I still feel wary....

I don't know if this is normal for conveyancers, but our buyer's solicitor has asked us for irrelevant things several times now. Our conveyancer is acting like a post box and passing enquiries through without context/advice and when I ask for advice saying things like "we're not experts, we don't know."

They buyer's solicitor has asked for approvals/evidence of things meeting standards relating to our conservatory that was built when the house was built in 1998 that came into effect after works were done and do not apply retrospectively.

Is this normal, or do both convenyancers need to think harder before submitting enquries?

Completely normal unfortunately to ask daft enquiries. It is box ticking without thinking. I couldn’t believe some of the Enquries that came through - one was confirmation of how many stories in the building for the post Grenfel buildings regulations. You can see by looking at it that it’s three stories but it had to go to the council’s surveyor to ‘confirm’ that it is three stories. Also - I don’t know if it was on this thread or elsewhere but I saw someone complain that ther sellers sol repeatedly asked them to remove a wasps nest in the garden but it was a birds nest with nesting birds so it was illegal to remove/ disturb the nest. The correspondence went back and forth 😆

Confirming how many storeys... give me strength.
TBF we've been asked to confirm something else that the buyer saw with her own eyes and the surveyor noted as well.

I wouldn't mind, and fortunately the daft enquiries are easily answered so we've been able to respond the same day, but they slow down the whole process.

Latest enquiries have been answered about my leasehold sale. Now sitting on tenterhooks to discover if buyers sol finally content with responses. Been here about three times already 🙄meanwhile the developer has given my sellers an ultimatum to exchange by tomorrow 😞or they will remarket their new build. Do developers still actually follow through and withdraw the sale even in this falling market ? I don’t know if my sellers will still want to sell if they ‘lose’ their newbuild. Meanwhile I have booked to see another house on Saturday (long sigh). I can’t even remember what life is like without a conveyancing saga

The developer might do that, but it sounds like sabre rattling to me.
Are they threatening to just remarket it (ie back on right move) or actually withdraw the sale?

I'd be worried about our sellers putting the house back on the market, but that's only because someone else put an offer in at the same time as us. I know there's potentially interest in the house we want.

If there'd been no offers and very few viewings I'd be more phlegmatic about it.

Unfortunately it is. There’s an element of covering themselves so they shovel everything over the fence to you.. so if anything happens they can say this was your answer..

FYI - I had a similar one with the second individual where the sale fell through.. he wanted evidence of a partition between a living and dining room that was done in 1980s by the first owner (we are the second).. he also initially thought we’d just done it after he viewed the property.. within the space of 3 weeks.. the joys..!!
