It’s the ceilings for me. It makes the house look like it could be a cabin?

I would just paint the whole house white and get it as light as possible- even the doors.

In Scotland you’d expect to get 5-10 percent over the offers over price, so in reality the op has it on for about 130-135. Even offers over 120 is what to high,

it should be offers over 105, then she’d get 110 to 115. It’s majorly over priced

The photos are pretty dreadful and show up everything in the worst possible light, sorry. Also no floor plan, and no idea what the back garden looks like.

I think the cheapest big improvement you could make is a couple of giant tubs of magnolia/white paint for walls/woodwork and just make it all look bright and fresh. The combo of no furniture but the wall stickers/colours makes it hard to visualise it as either a blank slate or an established family home.

Hard to tell which one is yours on street view.

Is it the one with a car in the drive outside the garage, but the car is overhanging the pavement slightly to the right- which looks like a right of way to the back of your house (or the whole terrace?)

The photos aren't doing it any favours and being empty isn't helping I think. It looks very unloved and needing a lot of work (which isn't necessarily the case!). The kitchen looks really dark.

I think a floor plan is essential to give people the feel for the house.

It would probably look better all white as the colour downstairs looks an unattractive peach (not a harsh white though as that might make it look bleak!) The brown woodwork would definitely look better in white.

I don't think It's necessary to go to the expense of major things like displaying the kitchen or re-carpeting though.

As you’re doing offers over (and are happy with £110k) then you need to reflect that in the price. Offers over £125k is not going to appeal to anyone.

I know it’s standard in Scotland but it gives me the rage that England is adopting this. Just stop! (England) I won’t entertain a property that says offers over (they can f.*ck off).

Floor plan is so important because it usually also gives you sq ft/sq m which can be useful in working out the size of the house compared to what you're currently in. And if it's worth the money.

Blue and green room clashes and looks shabby. Needs recarpeting.

Stickers need to come off the wall in the other bedroom. Again it looks shabby.

Silver glitter paper needs to go. Too tacky and what's with the random hole in the top of the wall?

Carpeted bathrooms are very dated and would instantly put me off because 🤢. Plus the photos are from an angle that makes them look very cramped and claustrophobic.

All the curtains are dark in colour and haven't seen an iron recently.

I actually like the dark woodwork personally, the downstairs is lovely, it's the bedrooms that would put me off. They all look quite dark and dingy. Need painting a lighter colour and lighter carpet. People like light and airy.

I would also go in with a vat of white paint and just paint everywhere the same colour. White is much more modern than magnolia.

No floor plan
No photos of the garden.
Decor dated.

Get another agent or give this one a kick up the arse to do a better job!

My time is precious to me, I want to see a floorplan and photos of everything including the garden, the hall and the porch. If I can't see that it's a good fit for me then I'm not viewing to find out the things I'd expect to have seen in the listing unless this is the area I want to be and there's no other housing on the market. I don't care about the decoration or the colour of the ceilings, it's just paint and I can change that. I'm assuming there's no gas to the property and I know it's not uncommon in villages but if there's no central heating then I'm not looking further. Been there, done that, not going back.

I have sold a house in the last year, I had close to 30 photos and a floor plan. I don't think your estate agent has done you any favours here.

It’s horrible to be stressing when you need the house to go. Having lived near Thurso though, I suspect it’s down to location - the buyers pool will be tiny and it’s so not commutable to anywhere you are really waiting for someone local wanting to upsize, but they also need to sell. I do think the photos are poor, and certainly missing things like a floor plan but to be honest in this area I suspect that’s not the issue and any money you spend on presenting it beyond a quick freshen up would be good money after bad. I suspect it just needs time.

I agree that the current costs and hassle of a full refit will put a lot of buyers off.

I'm not sure I agree with @LemonSwan that spending 5-10K on cosmetic improvements will re-pay the investment, because there will still be so much to do.

It could be a good first home for someone who fancies a fixer-upper because it looks structurally sound, and because it's in a good enough state to live in, while they renovate. I would price accordingly and promote it on that basis. Make sure you're with an EA that serves that market.

I think this is an awful property for ftb doer upper. They are overpaying massively and it needs everything doing. If they do buy for 120k, by the time they have done that and furnished they have spent near 200k on something which will never get that back. OP can’t even sell it for 120!

The ceilings look odd? Non standard construction? Is it mortgageable? It just looks badly insulated.

The dark wood isn’t good. The wall stickers are off putting. The blankness of empty houses always looks bad on photos. Can it be redecorated and dressed?

Electric radiators. Is there no gas supply?

is there a window in the kitchen?

All Scottish property is freehold.

Hi OP - there are positives about your house but as a first time buyer in your price range, I would -

  • Definitely want another photo of that kitchen, plus a floor plan if possible
  • Want to know what kind of heating you have. Electric heaters are usually expensive and inefficient, and I would definitely be looking at the options and cost of replacing it with gas or oil.
  • Want to know what kind of build it is. If it's anything unusual or single brick, I might have problems with the bank loaning me anything

I don’t agree with painting everywhere to make it look good on photos if it means it could look poorly done in real life.

Just make what you have pristine and very clean and get better photos.

And think about the price - if you are happy with less than 120, don’t say 'offers over'

Black kitchen tiles and the grey bedroom put me off but that is cosmetic.

The main issue for me would be location - how many people are looking to be that remote. And also no outside space for a family.

A lot of people are having to take offers 10-20% under at the mo. Check out what comparable properties have gone for in your area recently.

Consider repainting and dressing with furniture as others have said to make it more attractive and add a floor plan.

It seems a nice house for the money with good space but perhaps difficult for others to visualise.

I don'[t mind the dark doors but lack of a floor plan means there is something to hide, sometimes. It is not far from John O'Groats so surely has some kind of market for tourists. I think it looks quite nice and is cheap (compared to London anyway)

What did people think it was build from? It’s clear it’s brick with a wooded style front. It’s not a caravan or otherwise mobile construction home. It’s a big job painting all the doors. I think problem is the lack of floor plan and furniture so people can’t work out how big rooms are. Better photos definitely needed
