Sold house prices post Sept crash - London

I'm trying to figure out what house prices (in East London / Walthamstow in particular) are going for. I can see Rightmove SSTC, but those houses might have had lower offers accepted. I know Rightmove takes a while to update sold prices. I've seen a couple of more up to date sold prices on The Move Market. Any other good sites? Am I right in thinking that prices for houses sold post September's financial Trussonomics and consequent mortgage hikes, should be coming on to Rightmove now? So most sales before that may not reflect more recent lower prices. Or what are you noticing about big houses selling? We are looking at 3 beds with potential to extend, or 5 beds finished. Thank you.

OP that Grove Road one is in a really great location - effectively in the village. Grove Rd used to be a bit of a rat run but since mini-Holland it's much much quieter, and has a really nice feel. You're a minute from the old Registry Office which is a really lovely building, and there's a little row of shops including a vintage furniture shop and there are several really quite fancily done up houses at that end too. I would take it really seriously.

In fact it looks as though you'd be next door to one of the very expensively restored big houses on the road. One is/was owned by the guy that directed Peaky Blinders I think 😁creative hub and all that

@neverwantedthis22 the wanstead high catchment is about .7m this year and last few years. That location wouldnt be in catchment

Feeder schools for wanstead high are aldersbrook, wanstead primaries, nightingale, redbridge primaries

My DC is in yr 8 at WH and they're not the only ones from this area. I know of 3 other children in her year slightly further away.

So, we saw the Grove Road house today. It needed structural work - really it needed to extend into the garden, which ruled it out on cost and hassle terms for us, plus it would have left the garden too small. So not for us. The area was cute though and did seem to have a nice vibe and community feel.

I hope you find some other places to view.

Not sure about other areas but there’s a definite slow down of properties going on the market here (e11 / e18). It may just be the usual summer lull though?
