Sold house prices post Sept crash - London

I'm trying to figure out what house prices (in East London / Walthamstow in particular) are going for. I can see Rightmove SSTC, but those houses might have had lower offers accepted. I know Rightmove takes a while to update sold prices. I've seen a couple of more up to date sold prices on The Move Market. Any other good sites? Am I right in thinking that prices for houses sold post September's financial Trussonomics and consequent mortgage hikes, should be coming on to Rightmove now? So most sales before that may not reflect more recent lower prices. Or what are you noticing about big houses selling? We are looking at 3 beds with potential to extend, or 5 beds finished. Thank you.

What happens if sellers won’t evict tenants? Surely they could stay for months whilst you own and complete all paperwork to evict?

Are you dead set on that school? Because you could get a gorgeous house in catchment for Woodford High for Girls for that budget.

Work is so crazily expensive atm I don't think it is worth a doer upper. We spent nearly £200k with no structural work.

Woodford High - the girls grammar? I think one of our girls is a shoo in and we will apply, but not all of them unfortunately.

It’s got zero outside space, it’s not got massive potential even at that price! It’s a small 3 bed with a stolen bathroom upstairs. Think it would be a nice first house for a small family with deep pockets. Unless you can demolish and dig a basement and completely redesign 😅

Ah i didn't see the garden size. Agreed, no good for the OP, though good for someone who (like us) couldn't really afford a bigger house so were grateful for a shithole doer-upper that we could work at over time as we earned the money.

@housingplanningquestion woodford high is 80-90% south asian so if youre not that demographic good to know as is majority muslim also and many of the girls have to have chaperones to socialise etc.

If you do a FOI request reception will tell you the entry stats.

What about Connaught girls in leytonstone? Lots of big houses in upper leytonstone which will need work but big base. This is the other side of the tracks but e11 is much quieter than e17

The daughter I'm considering for Woodford County has her own vulnerabilities and is strong in sciences, so I think she'd be a good fit for there. Plus where we are in Bethnal Green is also a strong Muslim community (although we aren't), so I think it would feel quite familiar to her.

That Bushwood house is very nice, and big too - but the garden looks poky and overlooked. I may come back to it if House 3 falls through but I'm still attached to that one for now. I just can't let go of the massive rooms and garden. And the layout overlooking the garden.

To me Bushwood has a very different feel to any of the other areas mentioned - lots of long suburban streets with no shops, not much foot or other traffic. No hustle and bustle. But that may suit you!

Ooh no, I'm not keen on quiet suburban streets. Where we are now the coop is 1 minute away. We are close to the tube.

So anyway the house I wanted (Palmerston) has sold to another buyer. Even though we offered 5k more. Bit gutted but trying to reassure myself that it came on the market at all, so maybe more similar / unexpected houses will turn up.

Bushwood? Maybe aldersbrook, bushwood is 1min from leytonstone high road which is full of lovely independent cafes, restaurants plus the usual culprits. It’s not quite E17 town centre but certainly wouldn’t say long suburban streets!

Sorry you missed the house (also sorry about trash talking it, I didn’t realise from your post that you were that invested!) but I do think houses work out in the end and you’re sure to find something better :)

I’m glad to hear others like to be on top of the shops / tube! We’re approx 30 seconds from our nearest corner shop and a short walk to the tube in e11. Suits us perfectly!! Hope some more Suitable properties come up for you.

Oh yes I saw that one - it's got a lot going for it. I really love the interior layout. It's only got one bathroom (but you could chuck one in the loft). Main downside for me is the semi-rural location... Maybe I should go to see it. Ok, I've requested a viewing. I'm also seeing this one on Saturday afternoon

I have a 5 bed semi on a lovely friendly quiet street in Upper Leytonstone. 90 foot garden that's not overlooked. 2100sq ft plus large cellar. Great neighbours. 7 mins walk from Leytonstone tube. Catchment to Leytonstone and Wanstead High. Great primary around the corner. I was thinking it might be worth 900-950k at a push but after reading this thread I'm nothing so sure! I might need to sell soon. (Especially if I could get £1.1mil : )
