I would love a utility room so my pets have somewhere for their stuff. I'd also love an attic for storage. And randomly my sink is off centre and is lined up with a corner of the counter so I can't stand squarely at it so I would move it to the right by about 3 inches.

Change it from a 2 to a 3 bedroom. Loads of different ways of doing it.

There is no best way in terms of valuation.

If I could change anything I would pick it up and put it somewhere else, preferably somewhere rural. More realistically I'd take down the wall between kitchen and dining room (both tiny), no idea why it wasn't designed like that to begin with, it's such a waste of space. It's a HA property though so doubt they'd let me do it even if I could afford it, which I can't Grin

Put the kitchen at the back in the sunny spot. Another bedroom so we have a spare room. And a view of the hills or sea would be perfect.

In the short term, repaint the front porch.

In the longer term, replace two garden fences with proper stone walls.

Windows - awful uPVC that only open at the top. I want composite sash. £15k I just don't have though.

Several huge pine trees just over our fence at the bottom of the garden. They dump all their crap on our garden, pine needles and cones that don't compost. They completely block the sun to our garden and back of the house from 4pm, and several times, huge limbs have fallen off in gales which have wrecked our shed and fence panels/posts. They're a pain in the arse. Unfortunately, some clowns got them protected with TPOs and the house owners (spread over two houses) can't be arsed to look after them, never have them trimmed - always use the same "they're protected" argument to save them bothering applying for permission and getting tree surgeons in. Last time a huge limb fell off it took half our fence and posts with it, and blocked half our garden and the arse couldn't even be bothered to get a tree surgeon to come and cut it up and take it away - it took us weeks of harrassing him until he got someone to do it and then he got a "friend" to do a half arsed job of repairing the fence.

I would love a verandah at the front but because of the rules on front of houses, I can't do it as it would extend in front of the house next door.

And would involve a significant re-build of the front of mine.

Heavy sigh.

I'm in a rental looking to buy but if I could change one thing about this house it would be the damp.

It has always had damp that the landlord refused to fix but its got severe over the last couple of years.

Landlord has offered to sell us the house which if it didn't need 30k+ worth of work to fix the damp, causes of damp and redecorate the damage from damp then we probably would consider.

Move it from rural south west Wales to less rural southern England.

And add another bedroom.

It's possible to do the latter without extending (just carve up the oversized family bathroom), but as we're extremely keen to move back to England it just isn't worth the hassle.

I do actually love my little house, but there is no denying I got it cheap because no one else would consider it!
