Oh and yes good to check it has actually been offered as it did turn out with one awful agent we were working with the vendor never heard of our £5k under offer as they were holding out for asking price offers

They are meant to pass on all offers by law

Agree. They’re time wasters. If they had said we want to conclude all booked viewings, and given a short timescale I think annoying/cheeky but acceptable. Dragging it on with an asking price offer on the table is crap behaviour.

@Pamelaorangejuice It seems crazy that the vendors are risking losing a cash buyer with no chain offering asking price. If you love the house then maybe tell the agent the offer stands until say Friday. If they don’t accept then you have probably dodged a bullet as they could well turn out to be difficult to deal with further down the line. I’m surprised the estate agent isn’t advising them to bite your hand off!

Yeah I thought the same. I also want to shout to them if I want an auction I’ll go to one! I feel like they are in another dimension; all the properties around here are reduced every week. I guess they think I’m a mug but I agreed with the asking price based on the previous recent sales if not a little on the high side but was happy to pay it for a smooth sale. Wow it’s been nothing but.

Walk away @Pamelaorangejuice. If the vendors are so difficult and unreasonable now,
it will be an awful process.

Adter you’ve paid for surveys, conveyancing etc they’re likely to gazump you if they have anymore interest from new buyers.

Find a new house. Wait for the original vendors to come back to you in a couple of weeks and accept your very decent asking price offer. Then tell them to F off.

@Boltonb I know that’s what I’m worried about. We have some heavy stressful stuff going on as it is without a drawn out sale when it needn’t be.

Aww it’s disappointing but it doesn’t sound like they are serious about moving tbh, most vendors would accept an asking price offer in this market. I hope you find something better soon OP, their loss.

Wow - how stupid are they? An offer of the asking price in a buyers market and they want to keep holding viewings??
I would at least tell them you are walking away now and your offer is off the table. That might concentrate their mind on what a good offer it was.
With a bit of luck they may come back to you within a few days asking if you are still interesting in buying their house 🙄

I would say to their estate agent that you will be booking other viewings from the weekend because they have not accepted your offer.
(whether you actually do this or not depends if there is anything worth viewing of course).

Two weeks isn’t that long in the current market however as it’s asking price I’d be a little worried about their true intention to sell. Do you know the sellers circumstances, if it’s probate or divorce for example it can make a difference.

Nothing wrong to say you’ll leave it on the table however you have other viewings coming up therefore it might not be around this time next week.

Yes I’m still looking but wouldn’t offer any where else as I’d feel like then I was stringing people along. I love the house but I’m very concerned as to how the vendor will be during the rest of the process.

Anyone still waiting to hear 👂 or am I the lone mug ☕️ 🤣

@Pamelaorangejuice : Are the vendors viewing more houses to purchase, or are they playing host to other potential buyers? Either way, it sounds as if they are buggering you about. Sod them and move on!

Thanks Rosebucket. Where I live is it’s own bubble as I guess everywhere is but generally lots of houses sitting pretty after nearly a year and many reductions. But yeah I suppose it’s not long. I think the issue is I’d just prefer yes, no or counter as I’m not keen on multiple offers hanging as I don’t like wasting anyone’s time.

I was wondering about the deadline option but I feel it’s cutting my nose off to spite my face but increasingly I’m not sure I’d like to deal with this vendor for the whole process. 😵‍💫

No don’t offer without intention to buy but continue viewings and let them know you’re doing so therefore if something better comes along your offer on the table will be removed.
