Its a doer upper, but I wont have a lot of spare cash to do it up. I can live with the bathroom for now but will want to replace it... and the crap faux beams too ha.
How much am i looking at to clear that garden?
I was thinking £160k??

Apologies - it is in Garston. Right next to Speke however! Just wasn’t sure if you were set on that house or know the area well; there are similarly priced doer uppers in the nicer parts of L19 near better schools etc! Totally understand if you have chosen there on purpose because you know / like it.

Ah its ok. Nothing to apologise for. I liked it due to the quiet road, its a semi not a terrace, garage and garden. Not many of them near the park/village under £250/300.

I did jellybean. I really like the house and area. The road is lovely. I am feeling slightly more overwhelmed now ive gone in with a different perspective. Its not a no yet tho! Need to speak to my builder neighbour. X

You’re wrong though, @SchoolTripDrama
It looks to me like a fairly new Vaillant. The fitting is clumsy but it can be hidden with decent (ventilated) boxing in.

I’d start at £150k. Don’t know the area but it’s a good house just needs some updating.

It’s freehold which is good, has micro bore central heating pipes (not so attractive) - solid floors? - and ‘no chain’ suggests it’s a probate property.
There’s no indication of internal damp. Check the bricks above the damp proof course.
Look at the neighbours’ roofs. Have they been/are they being replaced?
If not, the first task is the CH (boiler location, new rads, boxing in of pipes) then plastering.
I assume you’re a first time buyer which puts you in good stead. The current market is sluggish. Make the low offer of £140K, having factored in costs. Upper ceiling £155 imo.

How close is it to the airport? Is it on the flight path?
It doesn’t appear to be overlooked at the rear which is a bonus.
