Found a house I love, what would you offer?

Its a doer upper, but I wont have a lot of spare cash to do it up. I can live with the bathroom for now but will want to replace it... and the crap faux beams too ha.
How much am i looking at to clear that garden?
I was thinking £160k??

I don't know the market, I'm the opposite end of the country and that price wouldn't even buy a one bedroom flat here!
But, as long as it's structurally sound, I'd go in at £155-£160. You wouldn't have to do everything at once, if it's safe you could live there while working on it. Will some love, flair and time it will make a fabulous house. Good luck!

It looks as though it will be a nice house when refurbed. I’d be tempted to knock the two back rooms into one so you have a decent sized eat-in kitchen going across the back.

I assume it’s been valued based on its condition, the size and area. It’s up at £180k, so £145 from a pp is taking the piss, based on it not meeting their preferred housing.

I'm guessing some of these replies are from people who don’t know the value or the area.

I would suggest OP you consider, how long it’s been up, what similar houses in similar areas go for, how much you love it, how much deposit you have, how much is the most you’d pay.

please don't listen to Louise from Luton who hasn’t got a clue on the local market but thinks the decor is shit.

I'd start at £155,000. It does look structurally sound. Boiler is in a bit of a weird place but that could be boxed in. House generally though looks like it has potential to be lovely. Good luck!

Does it back onto an A Road? If so I would look for something else- traffic noise, litter, pollution, road lighting will all be problems.

It does. But i live round the corner currently so not that bothered. Ive lived in much noiser places. Thanks everyone for the imput its really helping. I know it won't be easy/happen over night but i think irs got the potential to be s lovely home.
Yes bathroom will be last on my list. Beams, plastering, kitchen then garden... it is a lot of work. The bedrooms arent bad.. boiler will get moved, new flooring and painting and they are ok whilst the big stuff is prioritised.

Yeah there is another one in the area up for £200 but in much better condition.

Check out the historical prices here. Your property is No:36 (never recently sold).

I'd wager that prices will return to the £120K level over the next 6/7 years. Deduct cost of renovations (high if not doing it yourself) and make sure that you are comfortable paying the price you want assuming that it will be be worth less in the future. £145K sounded reasonable but most sellers don't realise what's coming yet.

Nice looking road though.

Depends where in the SW. I'd be able to find a property almost similar for around 200k in my part of SW.

We have also found a house we love that needs work doing. We can totally see the potential and it could be perfect for us. We knew some work needed doing, but took a fiend of ours to look who is a property developer and he gave us a rundown of what would need to be done, vs what could be done at some point and the rough costs. There was so much we hadn’t considered or noticed and the cost is the length of a piece of string really. Looks like we may have to forget it which makes me sad!

Do you know anyone who is in the business that could look with you and give you a better idea? Saves getting further down the line and realising then having to start again

You don't need to remove artex containing asbestos, it's perfectly safe if it's in good condition unless disturbed by drilling into it etc.

I would offer lower and see what they say. It seems vastly overpriced to me.

I’m only asking because I’ve just had a brief look on Rightmove and set my filter to £100k - £200k (not sure of your budget sorry) and there are properties in far nicer locations for a similar price (doer uppers). I’d be very wary of buying in Speke. You’re better going further towards Garston or Allerton if possible!

I’ve had boilers in two bedrooms, both in perfectly nice houses. Sometimes it’s the only place for them, but boxing them (and the pipes) in is preferable for appearance.

There is nothing wrong with the house. It need modernising to OPs taste but it's liveable in.
Many people live in much worse conditions.

Apologies - it is in Garston. Right next to Speke however! Just wasn’t sure if you were set on that house or know the area well; there are similarly priced doer uppers in the nicer parts of L19 near better schools etc! Totally understand if you have chosen there on purpose because you know / like it.
