Buying and selling thread

I couldn’t see one - anyone going through the long painful buying and/or selling? We’ve recently had an offer accepted, after chains collapsing 3x previously on 3 different houses. We’re chain free waiting for the upward chain to be complete.

on the plus - Barclays offered us our mortgage the day after we applied. Very different from previous applications which took a few weeks. Clearly quiet in mortgage land!

These are fairly recent/current threads:

We're in the process of buying, with the added complication of doing it from abroad, so the whole UK process is a very steep learning curve!

Fingers crossed that everything goes smoothly for you OP.

I was on the waiting to exchange tread for a long time in the drawn out sale of my house. We are sold now, renting and chain free and had an offer accepted last week. We are cash buyers and the sellers are moving into a rental so it should be easy but it’s a share of freehold which might be complicated. Survey should be next week, I’ve paid for the searches and the draft contracts have been sent on to my solicitor already.
Years ago this could all have been done in a matter of weeks but I’m not getting my hopes up yet.
I hope it all goes smoothly for you this time op - that’s great that the mortgage offer came through so quickly.

We are buying our first home, offer accepted, seller is moving in with someone so no chain. About 3 weeks in, searches all done, draft contract received, info forms received. Waiting for the mortgage offer to come in and then we've got the survey to go. It's all running smoothly at the moment which makes me think something is going to go wrong at some point!

Good luck! Our last purchase was during covid and took 8 weeks from offer to completion. So it can be done! Just needs everyone to behave!

Glad to hear about the smooth progression for some of you. We have an offer accepted about 5 weeks ago now. Dream house. Big move several hours away for new job. Had to wait for new tax year before mortgage application so we could use this year's tax summaries as both self employed. Using a rboker who has been fab, application going in with Accord today. Vendors need to find so where still, but we are bottom of chain (sort of FTB!) Vendors EA didn't want to issue memorandum of sale til they find something which makes me nervous....🤞🤞🤞

Yes both buying and selling it's a small chain but the stress is still insane!

@instantpotnoodle

Offer accepted, solicitor instructed, survey done, enquiries/searches in hand.

We have the cash sitting ready in the bank - just need our vendors to find somewhere to buy (or agree to going into rented!).

They have been very amenable to us having a builder round for quotes - one fairly major, essential job needed, but we will also be getting a quote for some non-essential (not deal breaking) work that we would like to be in a position to do as soon as feasibly possible after completion.

Contrary to a lot of the tales on the various threads here, the EA has been great at getting back to us with progress reports and liaising with the vendors re builders visits etc. Even the solicitor has kept us informed!

Just want to get on with it now.

We’re currently waiting for exchange as FTBs. Offer accepted in Feb, mortgage approved end of March. Searches all done, survey booked for next week but not anticipating any issues big enough to make us pull out. Our sellers can’t move till June to avoid early exit fees, so we’re hoping to exchange sometime in May and then move in June. I’m pregnant with DC2 and due in August, so really hoping nothing holds this up! 🤞

@cinnamonbiscuit

Sending positive thoughts.

We have the added complication of booking an international removal which is not straightforward without some confirmed dates. Very much hoping we can exchange and complete before mid-July!

@AndyandTeddyarewavinggoodbye thanks! The house we’re buying is a 5 minute drive from our current rental. Cannot imagine the stress of moving from another country!! Good luck!

Heard that our sellers have had an offer accepted. Just confirming whether the chain is complete and how long it is 😬

Suddenly ours is ramping up. Everyone in chain wants to move quickly. Survey is booked. We’ve had so much bad luck trying to buy in our new area so I’m desperately hoping this is going to work out whilst also trying hard not to get excited until it’s a done deal!

That sounds really good! A proactive chain is helpful, our buyer is lovely but very laid back!

Following. We accepted an offer a week ago (no chain from them), and had an offer accepted on Friday. People we are buying from had already had an offer accepted (no chain past that)

We viewed the house we're buying again this week. More spacious than I remember which I'm so relieved about. But not being very well looked after currently by the seller so it's going to need a long deep clean before we move our stuff in!

At least you know @Wednesdayonline - nothing worse than getting a nasty surprise when you finally get the keys. Great that it’s lovely and spacious. Out of interest how long since you offered and any tips on things to look out for/ask? We had an offer accepted 2 weeks ago after just one viewing. We’d love to go back for another look but are thinking to wait until after the survey next week in case that brings up anything we need to have a closer look at.

@Karmatime It's only been about a month for us, it's all moving very quickly which is great and we are FTB so learning as we go! Just waiting on mortgage offer and survey now :) we were advised to view house again before the survey just to have a closer look at anything we want the surveyor to investigate as well. Just taking it as it comes as not 100% sure what we're doing 😂

Welcome @Birdington it's probably a good way to get an idea of what pitfalls to look out for!! What sort of thing are you looking for?

Ours is moving nicely now I think we've had the contracts/transfer/mortgage deed signed and witnessed and sending them off Tuesday Grin

We are having a nightmare. We are selling - had loads of interest but everyone seems to have a house to sell first. Got an offer about 3 weeks ago from someone who had finally sold which we accepted then they pulled out 2 weeks later. We had had an offer accepted on the house we wanted. Thankfully the seller has given us until the end of may to find another buyer.

We had a second viewing last week from someone who had had a second viewing on their house where they took a builder but no offer yet. That buyer house is on a pot hole ridden unadopted road so just not sure if they will sell.

Since our house went back on the market 10 days ago apart from the second viewing who loved it still we've had no further viewings. Hoping for some this week

We're nearly 6 months in and the stress is unreal, I can't belive how slowly it's all been going.
Having issues with solicitors up the chain arguing with each other and not taking responsibilities, outstanding queries from January (sellers are also refusing to service their boiler!), management company for my flat just do not respond to the solicitors...it just goes on! Already had to extend my mortgage offer by 30 days (now runs out early June) but we may need to reapply if it keeps dragging out...
Never moving again!
