How many viewings before you sold?

Straw poll, with year/part of country to pls.

We're in SE, on market for a week so far, 5 viewings, no useful feedback, I'm fed up already!

Gentrifying zone 3 East London, 18 months ago. Bidding war with three couples after an open day, which was 9am until 4pm with 15 minute viewing slots, completely booked up. Could have filled the slots twice over, apparently. The poor estate agent was completely exhausted. Sold by the following tuesday for 50k over asking price.

It was completely nuts. 3 bed Victorian in need of a new kitchen. Still can't believe it. I hope the new owners love it as much as we did.

Can I just come on here and have a rant? Maybe not the point. But we have had 3 viewings this week, all of them saying they are not interested because of the location (edge of a village). It’s a tourist village and the sort of place where a mile can be the difference between £100,000 in home value. We are in the less popular area but still a lovely quiet street, not overlooked and within good walking distance to everything, close to the school, and priced £150k lower than anything a mile further in. So frustrating as people want to be on the “posh streets” but not pay the price tag!

I sympathise. Really. It's so frustrating.

I've had viewers look around my 3 bed, then tell me they actually need a 4 bed with a study.

Why view?!!!!

12-18 months ago is an age. Lots has changed since then. Mortgages at 5-6% rather then 1-2% which was historical.
Increases in energy prices from £1,200 to £3500 plus. Food inflation at 20%+. People just can't afford it now. Something has to give.

@CupEmpty @Wanttobeyou yep, I'm experiencing this too.

It seems like the concept of a first house has disappeared too. I have been asked by multiple viewers why I've never extended but my house is clearly a get your foot on the ladder kind of house. Not everything can be a sprawling space! You need smaller, starter homes. Also, if it were extended, it would be listed for a higher price of course! People seem to want ever such a lot more for their money but wanting the owner to fund their lifestyle.

Our house went on the market 5 weeks ago, had what felt like endless viewings (around 20?), two offers, just accepted one for full asking price.

Good luck @Binfluencer you only need to find one buyer that falls in love with your property. We sold after 7 viewings, SE coast.

Update from us - 8 days on the market (in the SE) had 7 viewings so far, inc 2 second viewings.

Got an offer from a cash buyer of £590k (asking price is £600k)…just waiting to see if the other second viewers want to offer tomorrow 🤞

I moved 2 years ago (SE too), think it was 5 or 6 viewings. I do think it depends on type of house and how much. If it's the cost of a 3 bed semi they move quickly. We have a lovely 4 bed detached near us, beautiful south facing garden and it's been up for months. Very desirable area but higher cost and band F council tax. Who knows the reason..

Sold last year in central London. The flat was on the market about 6 months with about 20 viewings. The first offer fell through but the second offer went to completion. It’s an exhausting process.

Sold last Feb in Northamptonshire. We had an 'open house' the day after we went on the market. 15 viewing and 6 offers, I realise we were lucky and things as different even a year later

2020 went under offer with 1 viewing. Fell through in lockdown. Back on and sold again on 1 viewing

We sold our house 2 weeks ago without even having to go to market, second time we've had this and feel extremely lucky as both times I've felt overwhelmed by the thought of endless viewings!

First time was in London 2018, and now we're in Melbourne, so absolutely no help with your OP question sorry!

But you have my sympathies as selling is an absolute ball ache.

We priced it on the low side for a quick sale.

Had over 40 viewings in the first week.

Had a below priced offer within 2 days.
Then in first week had an at offer price.

Hoping to complete in April.

But house was priced very competitively. Would have been happy to go down further by 5- 10% depending on survey/ valuation but luckily so far havent had to.

@CupEmpty people are the worst. My parents are trying to sell their place which is a 3-bed house with no garden. Everyone who has viewed it has commented that they would love to live there if it had a garden. It's very clear from the specs that there is no garden.

What I will say, is that sometimes a potential “time waster” can fall in love with the property. I wanted a quiet side street or cul-de-sac, I didn’t want to live on a main road, but I viewed my current house (on a main road!) “just to have a look”. That was in 2003 and I’m still here.

Similar with mine - no garage, no mention of garage, but lots of viewers asking if there's a garage. FFS.

SE London, 3 bed house. 6 viewings across 3 weeks, then a second viewing then an offer. We've not exchanged yet so not a done deal but closing in on it I think. We definitely priced it to sell as we really want to move, and worked hard for weeks before we went on the market to make it look as good as possible.
