How many viewings before you sold?

Straw poll, with year/part of country to pls.

We're in SE, on market for a week so far, 5 viewings, no useful feedback, I'm fed up already!

Worcestershire. Went on market Jun 2022. 8 viewings but no offers then an offer (just over asking) after the 9th viewing but they pulled out for personal reasons after a couple of weeks. We then had our 10th viewing with a new offer just under asking which we accepted and we’ve all now moved.
we were using an online agent and had about 5 or 6 additional bookings made but cancelled before viewings

SW London. The house had rarity value as people buy and stay put for decades on our street. It should have sold quickly but we launched it two weeks before the Truss/Kwateng debacle.
After about 25 viewings with the first agent, it went under offer but at much less than we were hoping. That buyer pulled out and for various reasons we decided to switch agents. (In the process, we discovered that buyer had apparently been blacklisted by two local agents for being time wasters.)
New agent from January, 25 odd viewings again and we have gone under offer for just shy of the asking price. Cash buyer so fingers crossed but it's been emotionally exhausting.

We are on viewing 10, week 5. 3 on Friday ‘thinking over putting an offer in’ and no news yet. Very very fed up!

I would keep low expectations for viewings. We’ve been looking to buy and went to see lots of houses we knew we wouldn’t offer on (price/location /size) but just being nosy. I know not ideal but don’t assume every viewing is a likely offer

Oh wow, can you scale all that prep back? We grab all the laundry, bathroom clutter and excess shoes and shove them in the car, make beds, wipe round and leave. Sometimes I stay for viewings as I'm WFH. I can't live with constant disruption!

Hi in a weak pre brexit market it took us 3 months with about 1 or 2 each weekend. So probably 15-20 at least. We used big posh national chain (savills) but we should have used eager local one man band. Focus on the easy to fix superficial stuff and declutter massively potentially even do self storage. Good luck !

Had one viewing last week before listing and 8 more viewings on the weekend and have now received 6 offers from those viewings- half over offer and half under - also in the SE

SE London, 13 viewings in one day. 2 offers, final offer accepted two days later.

that was last summer though before the market turned.

@Binfluencer yes feel very relieved as almost killed myself making house as presentable as could possibly be with 3 kids to contend with , only problem now is that there is absolutely zilch on the market that is suitable for us and we are looking across quite a wide area Confused

Last summer, Scotland.

Got an offer on the 2nd viewing, 2nd full working day we were on the market. We accepted it. It was "only" the Home Report value but we didn't want to be waiting ages for a sale. We offered HR value on the house we moved to and that was accepted. Not sure exactly how many viewings the vendors had but it was more than us, the house took over a month to sell. But, without sounding boastful, it was at the upper end of the market for our area (house we sold was more mid range), and that seems to move more slowly than the middle.

Two years ago sold a flat in Portsmouth to first viewer. Another flat which I thought was amazing took much longer - no idea why. Not a huge amount of viewings but took over three months to get an offer.
My house took about 15 viewings - though three of them came back twice they didn't offer. It was on a busy street which was the main objection but was priced accordingly.

15-20 views.
6 offers on the Monday and Tuesday.

8 months from offer to moving day.

I wish I honestly could. But with 5 of us in a 3 bed house, it just needs so much doing every day anyway.
Making the beds can take me 40 mins, the fucking bastard cat hair needs removing before I can make 2 of them. One is kura bunk, so awkward as fuck to make - but low enough that you need to make it.
I clear the upstairs bins, random washing baskets, manky kids blankets that they refuse to part from, cat bowls, cat litter tray, and anything else that appears and doesn't have a home (seems to be my DPs fave thing to do, leave random crap around). I hoover and mop throughout, polish the hob up, put all dishes away and clear sides, then clean the kitchen as it is new and I want it to look good. Dusting particularly in the hall way as the bannisters get hella dusty for some unbeknown reason. Fluff up sofa cushions and fold and tidy the throws. Make sure dining table is clean, that is defo a danger spot! Get rid of the recycling pile as it is just a clear box in the kitchen (no room for fancy bins here!). Oh and clean and polish the mirrors and TV screens from bastard handprints. And door frames, handles, doors themselves - they get dusty and dirty.
I'm not sure if I've just very high standards or I live with particularly disgusting people. Maybe a combination 🤣.

Kent. Friend has had her very nice house in the market for about 9 months. She's has about 10 viewings. 2 offers but both fell through. House is on an unmade road and not near any schools.

40 mins to make the beds? Are you changing all the sheets? Could you just straighten them up?

@FallingAsleepAlready no I am not changing the sheets. 5 beds, 2 require cat hair removal, which takes ages. Here is a photo of how they look. I can't just straighten them up, they need duvets tucking, teddies placing, blankets folding.
When we move we have new beds. All of them have no foot to the bed so I can flick and go 🤣.

Zero. Sold it in private sale to the first estate agent who valued it. We know him, his son bought it and still lives there 3 years later. We got 3 independent valuations.

I sold in 2020 and had about 15 viewings in 3 months mostly open house things. I was so upset because everyone else was selling. And then the last viewing was the buyer!

My favourite house had a similar number of viewings and the buyer fell through so I had more. I eventually had viewings with loads of boxes everywhere and I had an offer quickly.

The market is slower now. In our city there are triple the amount of houses now compared to May last year.

We are in Kent.

We sold in summer 2020. It was just after the 1st lockdown so market was hot at that time. It was on the more affordable side of town so it was one of the few houses to come on under £400k in the area hence the popularity.

We had the house listed on Friday morning. I remember about 10 to 15 viewings having been booked within 6 hours of it appearing on Rightmove. I decided to give the EA our house keys for Saturday to conduct viewings all day. We had people stalking the house on Sunday (found a lady peeking over the side gate), others left flowers and notes about their position. We had 3 offers on Monday and accepted one of full asking price. We cancelled all future viewings after that.

We then joined the others in searching for our next house as we had just lost out on the place we wanted to buy; which had prompted us to sell in the fist place. We then became the stalkers of potential houses. Luckily, this bungalow came on about 2 weeks later and we pounced within minutes of it appearing on Rightmove. We viewed it and offered with 1 hour of viewing. Nobody else viewed it after us.

It was madness then! I don't think it would be the same now. The house opposite has been on the market for a while now. It is done up though so much more expensive. We bought a renovation.

Can I just come on here and have a rant? Maybe not the point. But we have had 3 viewings this week, all of them saying they are not interested because of the location (edge of a village). It’s a tourist village and the sort of place where a mile can be the difference between £100,000 in home value. We are in the less popular area but still a lovely quiet street, not overlooked and within good walking distance to everything, close to the school, and priced £150k lower than anything a mile further in. So frustrating as people want to be on the “posh streets” but not pay the price tag!
