How many viewings before you sold?

Straw poll, with year/part of country to pls.

We're in SE, on market for a week so far, 5 viewings, no useful feedback, I'm fed up already!

Sit tight :) We sold a flat in London last year - probably 20-30 viewings. Had two buyers pull out one after the other for no specific reason. Took 9 months start to finish.

About 60! London, summer last year, and the house a few doors down sold in a weekend with a bidding war two months prior. Two rescinded offers during that period - we had really flaky viewers for some reason.

Absolutely nothing in our new, very lovely, area is shifting at the moment.

My area is traditionally extremely robust and the desirable properties are shifting in two weeks or less so I am hoping for less than a month! Maybe overly optimistic. We've had an offer accepted on somewhere so we're in a rush!

I'm in the SE. 5 viewings. Under offer from 5th, but her sale fell through. Been back on the market for a month and no interest. Dropped the price twice. It's now a total bargain, in a popular area with country parks nearby and good schools. Five months in and I'm absolutely fed up. Immaculate house with up to date fittings and excellent EPC rating. No grey!

London flat last spring, about 20 viewings over 3 months. Finally got a proceedable offer after a big price reduction. I’d had an offer at a higher price but they hadn’t sold and I did get a higher offer after accepting but that was a chain and I went with the ftb.
NW last autumn - got 3 offers out of 10 viewings on the first day.

South West - 21 viewings, no offers. 3 months.

House Immaculate, refurbished and reduced twice so it's now £20k less than comparable houses. Chain free, great location, I don't know what to do now.

Oh Christ how on earth do people stomach it. I had no idea how stressful selling was until now. 3 viewings down and I already can’t stand it. I genuinely don’t think I could cope with 30

SE, on the market a week and had 5 viewings. One offer rejected, but expecting them to come back. Another second viewing, plus two other viewings lined up for this week.

But I agree, I’m also sick of it. It’s so stressful.

First House one viewing, sold in very difficult market and was a generic house. Second house 22 viewings and was a beautiful individual house but in niche location.

NDNs put theirs on twice last year (NE London) and unfortunately only had three viewings - but they need a reality check - it was totally overpriced. Other houses in our area are selling reasonably quickly if the price is right. Given the increase in interest rates, it's inevitable that prices will be impacted.

I'm dreading this as previously we've always sold fairly quickly and not had to tolerate too many viewings - eg, 2007 - 6 viewings, sstc within a month. 2011 - 4 viewings, sstc within ten days (and completed in ten weeks!). 2014 - 5 viewings, sstc within five weeks. 2018 - 10 viewings, sstc within a month.

All were very niche market houses.

We hope to sell (another niche house!) this year, but we're now in a very rural area with low prices and whereas 1-2 years back properties like ours were flying off the shelves due to everyone wanting to relocate to somewhere with huge outside spaces etc, now it's gone very quiet.

Just hoping the fact that ours is so niche works in its favour!

2022 in February, we had about 20 viewings in 1 week, sold the next week as those interested wanted second viewings.

A couple in our road sold to the first and only viewers in February. House went on the market on a Monday, sold to the 9am viewers (Mum, Dad and two small children) on the Tuesday.

House needed a bit of updating but lots of potential, big garden, catchment area of a primary school families fight to get into. You could sell a cardboard box in our catchment area tbh.

We sold in May/ June last year (SE London). 20-30 viewings I would say, we had our first offer after a couple of weeks but rejected it as too low at that time. Second offer after a month and (finally) completed in December.

7 viewings, all on the same day 4 days after we listed the house. We had 2 offers from these viewings and sold above asking as one party upped their offer to secure the house. We're in the South West. This was back in August/September, though, when things were a little different than the current market. We went for a local independent estate agent who gave us a lower valuation than the chain estate agent who suggested a higher initial price. We achieved near what they suggested in the end, but a quick sale was more important to us and I felt the lower valuation was more realistic. We completed in November.

First couple to view the property as soon as it went on the market put in a good offer which we accepted after we'd had a few more viewings including a couple of very cheeky offers way below asking price.In Scotland

Last January, SW London. Sold before it had any viewings/ was even on the market. Not sure that's the case any more!

7 viewings completed, 2 more booked. The 6th viewers offered the asking price. It was on the market for ten days. Felt like FOREVER (I'm v impatient).

I think there are areas that are selling but it's definitely slower in some. We got into a bidding war for the one we bought though.

3 open house days with around 8 each time. 3 weeks on market. 4 offers. SE London, sold for 5k above asking although had a 15k above offer, preferred the other buyer - nice young family. March last year. Sit tight OP it's stressful!!

I'm not sure you will want to read my story, but here goes 😣. NW England BTW.

On the market March 22. Viewings booked straight away, booked 12 viewings over 2 days. A few didn't turn up, or cancel. I think 9 viewings went ahead. 2 offers made, 10k over asking. Accepted offer. 3 weeks later they pulled out for personal reasons.

Went back on market with a new agent (so as to get a fresh RM listing). I think there was about 8 or 9 viewings. 1 offer, which was accepted.
8 weeks later they pulled out too. They had only sold their own house 3 weeks earlier, and I had waited patiently for them after taking mine off the market for them. Anyway, it was due to illness they pulled out apparently.

So off we go again, had a few viewings with the same agent, but they were in dribs and drabs with people cancelling and not turning up again.
In the end I lost my patience with it and gave notice and went with a new agent.

New agent again got 8 or so viewings over 3 days. Got 2 offers, accepted one again.
Then this time they tried to renegotiate after survey when there was absolutely no reason to - typical ftb being frightened by a perfectly normal survey. I said no, so the agent went back to the other party who had offered a month earlier and he made his original offer. I asked him to increase to match the other buyers offer and he agreed.

By this time it was September. I had found my onward purchase, but they hadn't found theirs.
Mid October the chain completed finally and it was all steam ahead.

Then early Jan my vendors found out probate wasn't applied for on their purchase (they had been told probate had been granted when they offered back in October!). Long story short, thr chain ended up collapsing mid Feb when my buyer pulled out as he wouldn't wait any longer.

After few weeks unpacking all our boxes (we were supposed to be about to exchange!) and doing some jobs around the house, 1 year to the day we went on the market we will be going back on again.

I'm honestly beyond the end of my tether. I'm very houseproud and have to make sure the house is perfect for viewings. I've been to so many viewings where people don't make the effort to even tidy but I just can't do that. It takes me a minimum of 2 hours to prep the house prior to viewings and my OH has to take the kids out while I get it ready and for the viewings. It is such hard work 😔.
