House was listed on RM and Zoopla a week ago today. Listed on website a day or so before.
I had two viewings almost immediately. Both cancelled last minute (agent had already arrived at my property).
Since then, I've had no communication with the EA.

I know it's early days and it's tough out there atm but I'm wondering why 2 people would cancel and there's been nothing else. There's nothing booked in for this weekend either.

I had 4 estate agents value the property. The one I chose put it on for the lowest starting price but it's a 'guide price' £230-240 K). He said I could do this or put it on for 'offers over' 225K ( other agents gave me 235 K asking/offers over) and 'start a bidding war' which I didn't think would happen anyway in this climate.

This is not a good start is it?

I haven’t read through the whole thread and I don’t know the market in your area but I suspect if you’ve had a couple of last minute cancellations it could be that they’ve done a drive by and something put them off.

the most obvious for me would probably be the parking as youve suggested already due to the neighbours cars.

unfortunately there isn’t a lot you can do about that.

the house from the outside looks fine - ok a fresh render might be good but buyers can do this if they wish.

the house inside looks well
presented and you have loads of downstairs space- the kitchen is small though compared to the floor space you have so again buyers could re configure the space.

the dining room is huge but from the photos just looks like a wide corridor as the table is pushed against the wall. Most buyers will have the imagination to know what they would do
with the space but some need more inspiration!!!

are other houses locally priced similarly or do you think the EA pricing was a bit ambitious? It usually comes down to price unfortunately so
you might have to lower. However it’s still early days.

did the EA feedback why the viewings were cancelled? That might give you a clue?

personally I’d wait it out a little longer as the market has cooled in many areas and if still not interest maybe look at price
