House was listed on RM and Zoopla a week ago today. Listed on website a day or so before.
I had two viewings almost immediately. Both cancelled last minute (agent had already arrived at my property).
Since then, I've had no communication with the EA.

I know it's early days and it's tough out there atm but I'm wondering why 2 people would cancel and there's been nothing else. There's nothing booked in for this weekend either.

I had 4 estate agents value the property. The one I chose put it on for the lowest starting price but it's a 'guide price' £230-240 K). He said I could do this or put it on for 'offers over' 225K ( other agents gave me 235 K asking/offers over) and 'start a bidding war' which I didn't think would happen anyway in this climate.

This is not a good start is it?

Oh the interior is a pleasant surprise!

I think drop down to offers over £225k if there's no interest.

I think how much the market 'freezes' will depend on how realistic or otherwise sellers are. If prices are reduced to realistic levels, buyers are likely to buy. Anything sells for the right price.
I would look at other similar listings in the area and list for lower than them to drum up some interest.

The front is letting it down as you know. Parking especially, not really in your control.

Being picky I would have moved the shoe rack for the stairs pic.

I don't know the area to compare it with but I agree OP that it's unappealing from the outside. Inside is lovely though! Yellow is a tough colour to sell unless it's at the seaside.

I quite like the outside! The inside is nice, but I don’t think the pictures to it justice andI really don’t like the superimposed blue sky - the light is all wrong.

Downstairs, I’d maybe move your dining table into the middle of the room - it just looks like space. I haven’t read all the blurb, but I would add that the reception room downstairs which is in th old garage could be used as a 4th bedroom - if it has a door and enough room for a bed and a door

Get some better pics of the bedrooms, other than the main one the angles make them look oilier than they are

Personally the lack of doors or independent rooms downstairs would put me off immediately. This is going to be a personal thing - some people may love the open plan design but I would hate it.

It is so bright and spacious inside, that was a surprise as I was expecting grim! But no, not at all.

The only things I would do is (if you can at all) remove the "office" blinds from the front and the shoe rack to somewhere else.

That's a start, and with a bit of tweaking in the price you should get more views. All the best.

This is much more interesting. Glad I posted. I'm enjoying all the tips. It is very spacious downsrairs but hard to warm it up well as you can imagine. I defibateky should throw away that shoe rack and probably half the shoes on it! 😛

I think the kitchen looks pretty tired and dated, I'd want to change that if it was me, and spending another 5-10k might put people off?

Kitchen is very tired and I hate it. It was dark brown when I moved in and I painted it 🤭 (fairly badly!).

I think it's lovely op and can see lots of potential. Honestly, when you said it was unattractive from the outside I was expecting much worse. My house is grey pebbledash, you can get much uglier than that....except maybe the brown pebbledash they did on some of the houses.

All the decor is nice and neutral and maximises the space. I think I would move the dining table out a bit and show that there is still plenty of space when it's in use too. I think you might just be unlucky because of the slowing market. I don't think the usual spring flurry of properties has started by me yet. We want to list ours but I'd like the garden to look a bit more alive before I do so.

I'd stage that dining room a bit more. Instead of having the table folded away (so the area just looks like a corridor) - actually do something with the space. Set the table etc.

I also would hide the shoe rack from the bottom of the stairs. And did you dust your laptop table? Wink

It is nice and bright inside, lovely wall colour.

I would be tempted to stage the open plan space a bit more. Even set up as a kids play area would be better as at the minute it looks like a corridor between the other rooms.

Looks lovely and airy! I agree with removing the shoe rack in that pic – and there’s something at the top of the stairs too in that pic?

I think the pics show a lack of storage and furniture is notably in front of radiators, I guess because the open plan removes so many walls. I agree with pulling out the dining table and I’d centre the desk too: anything to stop the furniture in front of rads and not highlight the lack of walls. Maybe a tiny bit more decluttering? Hide the storage boxes for pics rather than just tidying up things into them. In the bathroom pic, remove the towels on the radiator and the loo roll on the side; the bleach and bin from the loo pic, etc. I don’t think the kitchen is bad, it’s lovable, but the overspill shelves into the room next door in front of the radiator again suggest lack of space. You’ve got space, though, and a decent size garden: show it off! Hide the trampoline and show off the size of the space!

I just had a look and your local market is saturated with similar sized houses so it may just be that rather than anything wrong with your house. Yours has parking which is a bonus.

Next time I go house hunting I won’t be looking at any that say ‘offers over’. I know Scotland have used this for years but I hate the fact it’s seeped in to England.

It’s spacious and bright. Photos are decent. Yes move the shoe rack but that’s not a huge issue. Presume the cancellations saw the parking by your neighbours and drove home, that’s unfortunate but out side your control. Is it fairly priced? Your bathrooms and kitchen look spotless but getting on a bit and most people would probably want to redo them, does the price genuinely reflect this?

Is there a reason you think the value has gone up 35% in 4 years?

trying to make that much money on a property in a relatively short space of time feels greedy and in a falling market i think people will see through it.
