The ongoing saga of my property search on the coast is hopefully coming to and end this week and I am preparing to make an offer on something. My budget is small so I have to compromise and I won't be able to afford a pretty house in a desirable street.

  • House A: My favourite. My one worry is that the lovely owners who want to move to a ground floor flat due to mobility issues have not found anywhere to move to yet and I don't want to be stuck in a chain for months while they look. A little bit of work needed (new flooring, removing old gas fireplace in the lounge and potentially adding bath tub to bathroom that only has shower) www.rightmove.co.uk/properties/130701497#/?channel=RES_BUY
  • House C: probably the best bet in term of the property as the closest ti transport/high street but it has tenants in who have been given notice and might not want to move out. There are a couple of other people interested in this one, someone made an offer but is not proceed able yet and I think the estate agent is trying to use that to seek a higher offer and create a sense of urgency. I think these houses are a bit overpriced compared to recently sold properties in these streets too so would be offering under asking price and closer to the average sold price.

What would you go for and how much would you offer?

All have been in the market for between a month - 3 months. I am chain free having sold my own home already.

For sale by auction though, so it's difficult to estimate the price it would fetch.

I think I replied to your previous thread. Stockdale Gardens is rough as fuck but I'd still go for house B if I was you. The house looks great and doesn't look like it needs much work (house A looks like it needs a HUGE amount done to it). All of the houses you've listed are pretty close so they're all very similar location-wise but house B is arguably nearer the beach and town. The road is busier than house A's road but it's not crazy busy and if you're not worried about parking then I don't think that would be an issue for you.

There is definitely a lot of snobbishness about Stockdale so I suppose you need to bear this in mind in terms of re-sale but in terms of rough areas, it's fairly tame by other towns standards... I'm team house B!

I think I might have mentioned this before to you, but have you looked down the north end? In my opinion a much better area, and there are still a few bargains to be had.

This is sold stc but it looks like such a great house and shows what you can get around there. I don't know if you've checked out that area but I honestly think it's the best area to go for in Deal atm - the best part of the beach and the beautiful golf course are on your doorstep and you're so close to the coolest part of the town.

This is a great location. Also, look at houses above your budget and put a cheeky offer in... The market around here is definitely allowing for that at the moment from what I've heard.

Definitely A .. it is wider garden, nice layout and rooms are better sized. Not B the layout is not good.. you enter into the dining room? Compared to A which is about 20 feet wide nice garden and good hallway .

To update everyone my first offer of £270,000 was rejected on house A because the vendors want ''as close as possible to asking price'' of £285,000 and I have been asked to make another offer.

I know that this house is not worth £285,000 when the most recent sales on that road are a 3 bed semi at £262,000 in August and a 2 bed terrace at £230,000 in November and so I am tempted to call their bluff and just say £270,000 is my final offer especially as I take the risk of them not having anywhere to go at the moment so the sale might drag on and it needs work. I was thinking maybe I could push it to £272,000 but I definitely think I would be over-paying massively even at £270,000.

  • About house B: no you don't enter through the dining room :), I think the pics might give that impression but it is a standard Victorian with the usual entrance corridor and the stairs and so on.
  • Auctions: I could look into this and see if there is a chance to offer before it actually goes to full auction which some agents let you do (although you still need to complete within the timeframe)

I'd stick with 270k and say you're happy to leave it on the table while you continue searching. It doesn't sound like you're in love with the house so it's not worth overpaying.

@FlouncingBabooshka I viewed that one but I am not keen on new-builts. It had a small estate maintenance charge but the main issue is the it is actually below street level which is not obvious from the pics and I did not like that at all.

I am still looking.

I had made an offer on property A for £270,000 that was rejected. It took 3 days to hear back. I then offered £275,000 and again was told they ''wanted to think about it''. in the end I withdrew the offer the following day because I really did not want to be caught in a chain with people who would take forever to do anything and I though they were just unreasonable about the value of their house considering the amount of work needed.

OP, have you seen the house on Thornbridge Road on Zoopla that came on the market on Feb 20? Have no idea about the area but doesn't look too far from original house B? 265K

This one needs all the windows done (as it is not double-glazed) and has the boiler in the loft (so would need moving back down) and also all the fences re-done.

My main concern is that it backs up into a park/playground so it was quite noisy when I visited with kids playing football close to the garden fence and I wasn't sure about about potential anti-social behaviour in the evenings. it is a shame because this is a nice street.

Ahh yes. One thing that might be worth doing is to check local crime stats for the area. You can get ASB figs from the council that will show up whether it's a hotspot. Otherwise, getting windows done and new boiler might not cost much more than you're saving on the purchase price as it's listed for less than some of the other houses (if you see what I mean...!)

Also another issue with this is that I saw it with another agent just before the owner listed it with another the week after after the first agency did not manage to sell it so I am not sure if that would complicate matters...
