The ongoing saga of my property search on the coast is hopefully coming to and end this week and I am preparing to make an offer on something. My budget is small so I have to compromise and I won't be able to afford a pretty house in a desirable street.

  • House A: My favourite. My one worry is that the lovely owners who want to move to a ground floor flat due to mobility issues have not found anywhere to move to yet and I don't want to be stuck in a chain for months while they look. A little bit of work needed (new flooring, removing old gas fireplace in the lounge and potentially adding bath tub to bathroom that only has shower) www.rightmove.co.uk/properties/130701497#/?channel=RES_BUY
  • House C: probably the best bet in term of the property as the closest ti transport/high street but it has tenants in who have been given notice and might not want to move out. There are a couple of other people interested in this one, someone made an offer but is not proceed able yet and I think the estate agent is trying to use that to seek a higher offer and create a sense of urgency. I think these houses are a bit overpriced compared to recently sold properties in these streets too so would be offering under asking price and closer to the average sold price.

What would you go for and how much would you offer?

All have been in the market for between a month - 3 months. I am chain free having sold my own home already.

@Tometoyou123 property C had an offer made today and the EA called me to ask whether I wanted to offer as well. I really did not want to get into a bidding war for this one and as mentioned the tenants looked really unhappy when I visited and I had a feeling there is a strong possibility of them not wanting to move.

I am seeing property D again tomorrow while I wait to hear back about my offer on A. D is actually on a better part of the same road than C, semi-detached and the tenant has found somewhere to move to so it is a much better proposition than C was.

A for me. Knock the kitchen and dining room into one, lovely jubbly!

I would never consider a house that has a front door opening straight into the living space so B is out and you just don’t seem to like C plus they’ve listed as two bedrooms. Is the third bedroom ok to live in?

B would have my heart, it's lovely, but probably C in terms of practicality. I don't like A.

I'd go for D (despite the damp utility room)

Never buy a house "because the neighbours are lovely". They can die/move out next week. Far better to buy a house where the neighbours don't need to be nice. D has bedrooms without a party wall, and garden privacy. Much quieter and more privacy.

Three bedrooms will always be better than 2. Space for guests, a gym/yoga room, dressing room, office.

I am still going for my second viewing tomorrow for this property as planned and will give the utility room a more thorough look. yes, a semi would be advantageous.

We bought a house very similar to house A- I just wanted to say, although we thought it was just new flooring and decorating etc that needed doing, the reality was much much more needed to be done. Ie, our vendors hadn’t redecorated for a long time and I thought our kitchen was liveable but actually it needed replacing immediately (it was old and the backs of the cupboards had rotted from an undiscovered water leak). The carpet was a 79s plush red thing which revealed rotten floorboards when we took it up et etc. I would also ask yourself if you are happy to live with it as it is until you have the time / money / willingness to get round to doing the bits that need doing. I thought I would be fine with that but actually it was quite depressing. It does have lots of potential though!

I like house B the best its lovely and will hold its value. I recall you saying you don't drive so surely being central in Deal is a good thing.

I have to say being semi or end of terrace is more expensive to heat and maintain.

A seems like the best option for what you want - things can be changed over time, nothing needs doing immediately. There seems to be a grassy path to one side of house D - that needs considering.

A seems the better option and seems to have more scope for any future changes that you might be able to save for.

The problem with B is that it is opposite a location that has a bad reputation locally because it used to house council tenants and quite a few people have mentioned that. But it is now a mixture of private and council so hard to know whether the reputation is still deserved.

And agent has just got back to me about this one as well which had tenants who are finally leaving on 1st March after finding somewhere to live.

House D! I like the fact that it is semi detached and it has a good layout with modern decor. Plus you say it's in a better part of Mill road and you know the tenants are leaving soon.

Made a mistake in post just now- B is by far and away my favourite style- wise. It really depends on best location, which layout you like and how much work you're willing to do in the others.

I still haven't heard anything back about my offer on A. I offered 5% under asking price as indeed it needs work done and it is priced higher than what Rightmove is showing in term of average house prices on that street and recent sales, so I do think my offer is fair and won't have any regrets if they turn it down.

C had an offer and I don't want to get into a bidding war and also I did get a strong feeling that the tenants would not leave...

Have you viewed them all? My favourite house I just knew it was for me and I saw 10 that day.

My next house didn't give me any vibes and I was miserable (because of neighbors).

Yes B is my favourite in term of the look and feel of the house itself, I like the decor, the period features and it has a big bathroom, nice garden and a new roof. But it is not the best location of all the properties I shortlisted, although again I would very likely be perfectly fine there.

I often get swayed by style and character but you can do things to inject that yourself (on the inside of the house, anyway)

Location, light and footprint/layout trickier to change.

B is a 2 bed. A has 3 beds and a converted loft. It is in a quieter street as well.

B is unfortunately opposite a small street that happens to have a bit of a reputation because it had social housing. Hard to tell if it is local people being snobbish or if there is something to it.

For sale by auction though, so it's difficult to estimate the price it would fetch.
