The ongoing saga of my property search on the coast is hopefully coming to and end this week and I am preparing to make an offer on something. My budget is small so I have to compromise and I won't be able to afford a pretty house in a desirable street.

  • House A: My favourite. My one worry is that the lovely owners who want to move to a ground floor flat due to mobility issues have not found anywhere to move to yet and I don't want to be stuck in a chain for months while they look. A little bit of work needed (new flooring, removing old gas fireplace in the lounge and potentially adding bath tub to bathroom that only has shower) www.rightmove.co.uk/properties/130701497#/?channel=RES_BUY
  • House C: probably the best bet in term of the property as the closest ti transport/high street but it has tenants in who have been given notice and might not want to move out. There are a couple of other people interested in this one, someone made an offer but is not proceed able yet and I think the estate agent is trying to use that to seek a higher offer and create a sense of urgency. I think these houses are a bit overpriced compared to recently sold properties in these streets too so would be offering under asking price and closer to the average sold price.

What would you go for and how much would you offer?

All have been in the market for between a month - 3 months. I am chain free having sold my own home already.

I'd chose C as long as the area is ok. It's because it's got 3 bedrooms, separate utility room, plenty of living space and it doesn't need much doing to it either.

Offers wise I'd probably offer under but don't be too cheeky if you want it

There doesn't seem to be any mention of what parking is like for any of them. Would that be an issue? Two also have converted loft/attic space, so you would need to check that the proper regulations were adhered to with those.

Why is House C described as a 2 bed even though 3 marked on floorplans? Have the building regs not been signed off on loft conversion?

I’d be bothered about the ‘extra room’ in C, because it looks as though there isn’t a proper staircase to it and you’d need to know whether it had permission.

The photos aren’t very inspiring in any of them, but if you have the spare cash, I’d go for A and do it up to your taste. I wouldn’t choose it if I couldn’t afford to revamp it though.

Are you needing to park OP, Hamilton Rd is mega busy but if you're in the area you know the roads. Mill HIll can be busy in parts obviously

Redsull and those roads are all ex council which means good sizes but being less attractive to some on re sale.

If it doesn't meet building regs, it won't meet fire regs either and should not be rented out.

A needs loads spending on it.

B and C are much nicer in terms of their bare bones but I guess the area issue accounts for the price.

Do you need a house? Or could you get a flat in a better area?

I really wouldn't go for C with tenants in.
it can take months, I wouldn't chance it.

Firstly I would avoid a tenanted property. We were left homeless when the tenants in a house we were buying refused to leave at the last minute.

Secondly I've been trying to buy a house and six months on the owners can't find a suitable property.

I'm now opting for houses that are on onward chain.

Thinks I check beforehand :

Environmental flood maps to see whether in a flood zone.
Council maps to check whether there are TPOs.
Evaluate parking on streetview and see whether it is likely to be a problem.
Look at house on satellite map to see whether there are any local activities that are likely to cause problems, including state of neighbours gardens.
Google house number and street name.
Google street name.
Check out area with streetview thoroughly to get a general idea and see how desirable it is.
Look at planning portals for relavent councils, see who has and who has not been refused pp.
Evaluate shadow on garden during summer to see whether garden will be sunlit.

All this before I even bother viewing.

Oh also, prices and sales history for houses either side and the house itself on rightmove.
Streetcheck.co.uk to view crime maps and where the local crime hotbeds are.

Local people here seem to have a real thing about Stockdale Gardens (and Freeman's Way) because it had/has some social housing and house B is opposite S Gardens. It doesn't look like anything to worry about to me as it is just houses in a small street but some of the comments stayed in my head.

  • To answer other comments house A is actually much nicer in real life than in the pictures, has a lot of storage and also has a converted loft with vellum windows that can be used as an office or for storage that hasn't been pictured on Rightmove. All it really needs doing is to remove the carpets, as it has original floorboards underneath which I very much prefer, and eventually would remove or board over the fake brick wall. Everything else works fine and I might keep the shower rather than a bath for now. I would not touch the kitchen as I really do only basic cooking. As others have mentioned it also has the highest EPC so much easier to heat.
  • I have crossed out house c because of the tenants (who did not look at all happy when I viewed) and the closeness to the college.

I actually put an offer on House A :) earlier today.

As back up I will go ahead with a second viewing on House D while the offer is being considered and I think I would be happy with D or B if my first choice falls through so fingers crossed I will finally have something accepted in the near future....

I don't need a parking space :)

From what I understand these roads were actually housing that was built for the miners, rather than council housing but it would not bother me anyway if there were council houses there.

I think house A has loads of potential. It's surprising how much a lick of paint, new flooring, different curtains, and furniture can transform a place. It sounds like your heart is with this one.

@Greenfairydust I would go for c, tenants will have to move out if the Property is for sale. I wouldn’t let that bother me. This is obviously my preference based on your information, your preference may be different.

I like that you said it’s close to amenities and you haven’t commented about what the area is like so I guess good. Tenants are likely to move out much quicker than a chain, where the seller has not yet found a property?

It all depends on personal taste really. Property 3 would be my choice out of those 3. The other two are liveable and only cosmetic changes are required (from what I can see there) - offer low and see where you get.
