The ongoing saga of my property search on the coast is hopefully coming to and end this week and I am preparing to make an offer on something. My budget is small so I have to compromise and I won't be able to afford a pretty house in a desirable street.

  • House A: My favourite. My one worry is that the lovely owners who want to move to a ground floor flat due to mobility issues have not found anywhere to move to yet and I don't want to be stuck in a chain for months while they look. A little bit of work needed (new flooring, removing old gas fireplace in the lounge and potentially adding bath tub to bathroom that only has shower) www.rightmove.co.uk/properties/130701497#/?channel=RES_BUY
  • House C: probably the best bet in term of the property as the closest ti transport/high street but it has tenants in who have been given notice and might not want to move out. There are a couple of other people interested in this one, someone made an offer but is not proceed able yet and I think the estate agent is trying to use that to seek a higher offer and create a sense of urgency. I think these houses are a bit overpriced compared to recently sold properties in these streets too so would be offering under asking price and closer to the average sold price.

What would you go for and how much would you offer?

All have been in the market for between a month - 3 months. I am chain free having sold my own home already.

House A as it’s for the long haul.
It looks more light, spacious and well proportioned.

Are you handy? I’d be desperate to deal with that feature wall and the decor throughout but in reality you can tackle it a bit at a time.

I wouldn’t buy with tenants in situ.

B unless it really is an awful location. C Is lovely but tenants would put me off..but would be my 2nd choice

B or C . A needs complete renovation and it’s an instant turn off for me when someone has their fridge freezer in the dining room .

I like A. Looks lovely and light. Street seems open and best back garden.

The bedrooms could be updated easily. Fireplace is a bigger job but not the end of the world and allows good scope to improve.

On balance I'd go for 3 if the location is great as you don't need to do much, if location 1 is loads better it would be fine once updated internally. Good luck!

If you have a small budget, I wouldn’t go for A as it needs a lot of work. I’d probably pick B.

C is easily the nicest, A needs a lot of work and it’s a bit like my house - big rooms but they are dark . (I detest my house and it’s taken the best part of 3 years to get our extension/renovations even started and it’s very expensive).
So I’d go C, B, A, D

I really like C, if you are not in a rush to move I would offer on that with completion to be after the tenants notice period (no idea how much notice they would get or if this is feasible?)

Otherwise I would decide based on how much budget I had to renovate with, A needs a lot done to it.

I like D and A: better layouts than the terraces that keep going back.

Go and see your top 2 or 3 again and decide which makes you happiest. Things like waiting to complete are not great but in the scheme of your life better to wait a bit for the right house than regret your choice and have to go through it all again to move somewhere you love.

Ideally C as it looks in good condition but the sitting tenants would make me wonder if it’s worth the wait for them to move out? Possibly D as it is better to be end terraced but I don’t like the look of the extension wall - tho it could be used as a way to negotiate price?

House A

Not C. It’s priced as 3 bed, but the attic room is not a bedroom, despite the floor plans.
Could be issues with the conversion, stairs, floor, insulation, fire doors etc.

Go for A this one has a higher energy rating meaning that it should be warmer in winter. I hate being in a cold house

House A for me. It has good sized rooms and a bit of care, any cosmetic work would easily boost your equity. Though I say this as a second time buyer.

For our first purchase we went with a well decorated property and it was ideal for the first few years. Now (6 years later)the fact that the kitchen and bathroom aren't my style is starting to annoy me. It feels like too much of a waste to rip them out. We knew it wasn't a forever home so DH didn't want to go too bold with the decorating. If I'd known how long it would take him to agree to move I probably would have done some work anyway.

Our next house is structurally sound but hasn't been decorated in a while. I'm looking forward to finally putting my stamp on a home rather than buying things to fit someone else's design choices.

Do you have money to spend doing up/altering? and do you need 3 bedrooms or will 2 do?

Thinks I check beforehand :

Environmental flood maps to see whether in a flood zone.
Council maps to check whether there are TPOs.
Evaluate parking on streetview and see whether it is likely to be a problem.
Look at house on satellite map to see whether there are any local activities that are likely to cause problems, including state of neighbours gardens.
Google house number and street name.
Google street name.
Check out area with streetview thoroughly to get a general idea and see how desirable it is.
Look at planning portals for relavent councils, see who has and who has not been refused pp.
Evaluate shadow on garden during summer to see whether garden will be sunlit.

All this before I even bother viewing.
