What kind of offer for a house new on the market priced at £279,950?

Am new to all of this, see my other threads!
Have seen gorgeous house, new on market today, asking price as above. The house is immacualate and needs no work doing at all, it looks like a show home!!!

Would an offer of £265k be waaaaaaaaay too low? im scared it will be sold before i get a chance to do anything!

Not too low at all, I was thinking more £250K. But depends how much you want it, I guess.

I would start under 250 - it's only just more than 10% under the asking price and would save you a ton of stamp duty if by some fluke they say yes. Good Luck!

oh god i am sure they wont accept 250! or even 260! this house is amazing, im sure itll go for the asking price!

We had ours originally on at that price in 2006, initially would have accepted over 270 but eventually sold for to 265. They'll be certainly looking for over 250 ime. Depends on how keen they are to sell too.

ask can you pay £250k and the rest in cash, save on stamp duty

we just offered £240k for a £280 house - agent said they really want £260 so I reckon you're spot on.

so a first offer of £249,995 and allow yourselves to be talked up

Of course they won't accept it - but by offering it you can chip away at their confidence a bit - it's easy enough to offer higher - but you can never go backwards iyswim - well not till you've done a survey anyway!

I agree with LIZS - we had ours on around that price in 2004. There is no chance we'd have taken under £250K - we sold for £262,500 (I think).

If it's just gone on at £280K I doubt they'll accept £265K but it's not that cheeky an offer so I'd go for it I think.

our flat was marketed a couple of years back for £350k. we got offers in the £320s and said no. they crept up to the £330s and eventually we had two best/final offers for £350+

We were selling in a crappo market and it's still crappo really isn't it? Not under £250K though - no way. THey won't go for that unless seriously desperate.

I think it depends on how long it has been on for. If they are in no hurry to move then you don't have a hope of getting it for less than 270-ish, if it has been on for long and they need the money you might get it for 260-ish. It also depends on the local market.
