What kind of offer for a house new on the market priced at £279,950?

Am new to all of this, see my other threads!
Have seen gorgeous house, new on market today, asking price as above. The house is immacualate and needs no work doing at all, it looks like a show home!!!

Would an offer of £265k be waaaaaaaaay too low? im scared it will be sold before i get a chance to do anything!

its only been on market one day!!
Having said it is perfect, it does back directly onto the station/railway line though!!

If it backs onto a railway it is NO WAY perfect . No wonder they have spent so much effort titivating the inside. I was thinking just today about what my absolute no-no's would be when buying a property and a train line was number one.

Don't even think about offering - if it is an even moderately busy line you will go nuts. If it is anywhere urban, you will have goods trains rattling through all night.

Lala -- that does depend on where it is. My 1st flat in West Kensington backed onto a railway line but it was not an issue at all because the area was desirable

Well at the moment we only live 2 short roads away from this house and the railway, i kind of like being able to hear the trains from where we are now. Though perhaps not RIGHT behind me!!
Yes it is a desirable area, houses on the road go for high prices, very close to town centre.

I live in central London too but there is no pretending that a railway line does not detract hugely from a house (slightly less so from a flat because they tend to be in higher density, urban areas where people might expect more noise and its relative height might make a difference - if you live in WK, assume it is Tube so not running all night). However, if you have two identical properties and one has a railway running next to it and the other is on the other side of the street and doesn't, guess which one will be the first to sell? A family house with a railway running down the back garden is just wrong on so many levels

By the way it is not just a railway track but a huge STATION to add to your horror!

Lala - yes, was a flat, and sold in 1997 so it was different then.

and, certainly NOT family house, it was a one bedroom flat.

WK has tube line yes, but this was the Olympia mainline train

Although my doubts are now setting in, RE the station directly behind!
i wondered why it was such a good price!

i think it would be priced around 300k+ had it been on a different road.

Right - don't want to freak you out - but I think I've found it and yes it is beautiful - but considering the station I would still go in low - good chance that is going to put a lot of people off!

you can look up what houses that have recently been on the market have actually sold for worth having a good look at that.

east sussex is south coast.

west sussex joins with surrey.

east sussex not really south east then. Offer low. you can always up the price! and if you love the house, who cares about the train track...... if you can live with it, that's fine.

errm - well you said the price, the area and when it went on the market. BTW - love all the fireplaces but the paper in the dinig room has got to go!
