What kind of offer for a house new on the market priced at £279,950?

Am new to all of this, see my other threads!
Have seen gorgeous house, new on market today, asking price as above. The house is immacualate and needs no work doing at all, it looks like a show home!!!

Would an offer of £265k be waaaaaaaaay too low? im scared it will be sold before i get a chance to do anything!

allgone... how long do you envisage living there?
if it's ten years, i would go for it if you feel it's your dream home.

BUT if this is the 1st place you've found, maybe you should stop and think it over.....

But yes you are right about all the fireplaces and the dining room wallpaper, although my sis thinks its beautiful.. i think its too trendy/ikea-like!!

shame there is no garden pic !!

I think it looks nice too, especially the french doors, but agree with NL, that lairy wallpaper above the fireplace in the dining room would have to go!!!

I would go in under £250K too, btw.

Obviously where Pesto and I were looking we didn't need to know town Garden sounds great - but how much impact will the trains have? Love the bathroom too

Sugarskyhigh, yes i can imagine living there in 10yrs, i want this house to last and last.(if we ever get it)
We are living in the first house we ever bought, only 2yrs ago, and i have looked at about 20 houses since new year!!!

I would like to add that I think that that town is very nice too. We thought about moving that way a couple of years ago and did see some houses, but in the end we decided to stay put.

Have lived in this town my whole life!!(apart from a couple of yrs here and there)

Lots of people seem to be moving here, damn them - i bet they will try to steal the beautiful house from me!!!

T'was easy to find. Can't believe you're paying that much for a two bed semi though. It is very nice though, and the wallpaper is very trendy - do none of you watch Sixty Minute Makeover

offer low, and see what happens. You can't lose really. The agent can only come back to you and say they want more!

you want the first offer to be rejected - if they accept it then maybe they would have accepted something even lower. basic haggling - start low but expect to have to come up. Also, remember it makes very little difference to the estate agent whether it sells for £10k more or less - if he is on 1.5% then that's only £150 more and hardly worth working for. what he wants is a basic sale so if you are a good buyer he will encourage your sellers to accept a slightly lower offer

on average people end up paying 95% of the asking price - in your case about £265k. I wouldnt' hesitate to offer £250 or £255 to start with and hope to end up at about £265 - £270

BUT your big sticking point is that you don;t have a buyer yet. I wouldn't accept an offer from you even at the asking price unless you had sold your house already.

In my area (south east) house prices are actually holding up pretty well at the moment and possibly even rising a bit.

well i have people coming for a 2nd viewing tomorrow and my estate agent said they are hoping to put in an offer this weekend.. (fingers crossed)

If they are new on market then unless they are exceedingly despo to move, they will not accept a low offer from a buyer with an incomplete chain... why would they?

If you can get a buyer (preferably cash/first-time buyer) then you are in a better position to make a cheeky offer on the strength of your situation.

But it all depends on your local market. We bought our house last August and made an asking-price offer after the first viewing. Otherwise we would not have got it. But since then the market here has slowed right down so people are being more open to offers.

they will be expecting offers around 250 because of teh stamp duty.we are in a period of record repossessions and inflation and prices are going to fall so don't pay too much.Prices here are already falling and the supply argument is rubbish There are so many houses for sale and no one buying Get a buyer for yours and then see what happens.

agree with MegBussett. Also you can't make a realistic offer until you know roughly what you'll get for yours - you might surprise yourself and get full asking in which case you can go in with an offer designed to secure you the house (if you really love it).

BUT I also think I've found the property you're talking about, and you can get a very similar property that needs a little bit of TLC NOT backing on to the railway for less money. I know of several in nearby roads that have gone for £260K or less - nothing wrong with them, they just need a lick of paint and a new kitchen.

Just glad not looking for a property in that area - way too expensive for us - we are having a loft conversion instead and staying put.

Considering changing my name to VoiceofDoom but station even worse than railway - endless announcements, doors slamming if it is big intercity-type trains, door alarms sounding if it is smaller suburban type. People throwing rubbish into your garden. Fights on the platform on Friday and Saturday nights...
