What kind of offer for a house new on the market priced at £279,950?

Am new to all of this, see my other threads!
Have seen gorgeous house, new on market today, asking price as above. The house is immacualate and needs no work doing at all, it looks like a show home!!!

Would an offer of £265k be waaaaaaaaay too low? im scared it will be sold before i get a chance to do anything!

Oooh, just looked it up and, yes, I would like to add that the dining room wallpaper is truly shocking.

I know Horsham quite well as my granny lived there for 35 years and the station is HUGE and very, very busy but, hell, I've done my best to warn you.

If it is by the station it is harder to sell so under 250 is reasonable.How do you feel about it being possibly worth less next year.economy v shaky

Hah found it now, busy, and potentially noisy, station imho , and not a lot of house for your money, even for around there. We lived next to a railway and it was ok to live with but you get fall out of grease as well as noise and vibration, announcements too would drive me potty. Now live on a main road ! Is there any potential to expand it(loft or extension) otherwise it may have already reached its peak and yet be hard to sell on.

yes there is potential to extend upwards into the loft.

The seller said the wallpaper cost her £40 a roll, its actually very nice in real life!
The room is being photographed today for Ideal Homes magazine.
So nerrrrrr !

And apparently they are looking for the asking price!!!

Imho it is small but beautifully presented.

I think that you are underestimating being near a station. I had a flat near a metro station and during the day it was fine but some nights they would do maintenance work and it was a complete pita.

Well actually didnt get the offer i was expecting for mine today - and there is no way i am paying/can pay asking price for that house!

That's a shame . Howver you need to look past the presentation to see what you are actually left with in terms of bricks and mortar. Don't be seduced by the aspirational decor !

Would you pay that amount for the type of house anyway, could you buy similar style, cheaper if rather less polished, maybe even in a nicer location, and bring it up to that standard ?

Have you looked at it again yet , with a more critical eye perhaps? Is it an advantage to you to be that close to the station ?

Reading this thread - it seems to be very close to a station - does this make the parking situation difficult? I would also think about things like this - also agree with the comment that you could buy a house with the potential to be like this - and maybe make some profit into the bargain - I bet these sellers have - have you looked up what they purchased it for?

i know you are right lizs about the decor!

but they are really good sized rooms, and i can only afford a 2 bed in that particular area and not a 3 bed. The biggest bedroom is huge and can be separated into 2 (without paying out 35k for a loft extension), or paying what a typical 3 bed costs, ie 300k.

The area is critical as i really want my dd to go to the girls secondary school there in couple of years, and be in walking distance of it as i work full time and cant do school run.
The only other houses i can afford in the area are just too small, so actually this one feels a good size. Also the garden is twice the size of the garden we have now, plus parking spaces directly outside the house.

but presumably there are other houses of that same layout in the area which may not command that price. How often do they come onto the market ?

not that often.

The 279k is a lot cheaper than similar houses of same size(they are all £300k or more), so i am guessing that they have already taken a chunk off the potential price as it backs onto station..

as i said , there is no point in me buying a 2 bed in same area that i cant afford to extend, as i really need 3 beds, but cant afford any of them.

Apart from the one we're in, lol! but theres no parking at all, our garden is teeny tiny and i need a fresh start after split with dh!! i guess we could stay here though, its the same area btw..but the house holds lots of bad memories .

We had a house on the market for that price back in 2005 when the market was dire. Fortunately, we had little competition in the local area and had 3 offers within 6 wks. We accepted £270K from a no chain buyer. All I can say is that you can try it but 'amazing' houses tend to be snapped up pretty quickly and at more or less at the asking price even when the market is dire (speaking as a cash buyer in 2005 looking for a family home in the SW - all the really good houses were barely on the market before they were sold, some even before we could even get a viewing!).
