Hmm - why hasn't this sold?

Overpriced or just the current market?

www.rightmove.co.uk/properties/128055620#/?channel=RES_BUY

Had my eye on this house for a while now - unfortunately it's over my budget by around 20k. It would be perfect for me as I'm buying alone, plus it has parking and is in a desirable and safe location.

The only thing that puts me off slightly is the living/kitchen space - looks very small. No idea if it was always open plan or if new owners changed it. Looks like they bought it early last year for 114k but have done a lot of work.

I'm surprised it hasn't sold given it's in such a desirable location. It's always the price though isn't it?

Any good? Added today. www.rightmove.co.uk/properties/131404793#/?channel=RES_BUY

That's literally running with damp. And the rest. Unless desperate to buy a complete restoration project and have the money to pay for the works, I'd run a mile.

One huge open plan room with single glazed windows and nothing to stop the heat going up the stairs? Unless you are happy to pay astronomical heating bills, the living room will be pretty much unusable 3 or 4 months of the year because it will be so cold.

Add in no storage, concerns about roots/run off from garden and at least equally nice (if not nicer) 3 bed houses for a similar price nearby, I’m not surprised it hasn’t sold.

This was what it used to look like!

There’s no garden. The whole ground floor is open plan, if you look on street view the whole area will look like a busy car park once everyone is home from work.

It’s been Homes Under The Hammered.

Surprised it hasn’t been snapped up - seeing as it has been on the market for nearly 4 months - you might be able to get it a bit cheaper. That said though, all depends on the vendor and how much profit they’d like to make - as it looks like it’s a ‘flipper’ property and recently refurbished.

@Flowergirl55

It looks cute at first glance, but as a number of posters have said - the more you look at it, the worse it gets. Both bedrooms are quite small really, and have zero storage. The bathroom has no window. It has single glazing. AND it's 1/4 house so it will have noise at the back and noise at the side too.

It's basically a glorified flat really, and I have seen caravans with more room. Also it has no private garden ... Just a big dusty straw ridden yard at the front with a hill at the side that would probably cause a lot of water/rain to come into your house/yard/ foundations.

And I know this is a silly question, but where the bloody hell do you put the telly? On the 'video tour' they've got the living room area with the couch facing toward the front door and the stairs, but absolutely nowhere to put the telly.

And there is a little tiny dining area, about the size of a downstairs loo. It would be okay for an Airbnb for somebody to stay in for maybe three to six or seven days. Or a second home/holiday home kind of place, but there's no way I would buy this as my main home.

At a push, I might consider it if I was just on my own. But then I would probably rent it. I wouldn't buy it because of the flood risk, the communal garden, and the 'weird scrubland at the edge of a woodland' thing. AND the fact there is so little storage and room.

As quite a few people have said, it looks like you're going to be sharing your garden, and I don't know where the designated parking spaces are. Or if you have any. Even if it was a third cheaper, like £105,000 thousand or so, (or even half price at £80,000,) I still wouldn't buy it.

It's an OK area, but it's North Wales. No offence meant to anyone living there, but the vast majority of properties in Wales are not worth much. If there were 2 'like for like' properties in North Wales, and say North Shropshire, or North Staffordshire, or Herefordshire, or Worcestershire, the one in North Shropshire or North Staffordshire or Herefordshire or Worcestershire would sell for about 25% to 30% more.

I don't envy the person selling it. The area is OK, but not the house, no...

The sloping garden would put a lot of people off, especially a small family with a son/sons. Can't play football uphill!

CitizenofMoronia · 08/02/2023 14:39

Look at the street view, that garden is just a row of trees on a slope

CitizenofMoronia · 08/02/2023 14:42

Also access to the back 2 houses are via a passageway under the living room of the house

alwayscheery · 08/02/2023 14:44

Small 63.9 square metres , difficult garden

Was watching this and thought 'That looks familiar!'

PaulCostinRIP · 05/02/2024 19:14

Cramped, awful open garden with no privacy on a steep slope, seps up to the front door. Car park outside which has the potential for noisy kids to run amok in good weather.

Two people living there unless extremely lived up
Would struggle as there is little privacy and personal space.

The bedrooms are bleak and depressing.

The bathroom you couldn't even swing a cat in there!

KirstenBlest · 05/02/2024 19:20

@PaulCostinRIP , it did sell. It's an old thread that I updated because it was on a TV programme.

Becgoz7 · 05/02/2024 19:23

You couldn't get a studio flat near me for that. It's in a beautiful location

cupcakesarelife · 05/02/2024 19:58

have you viewed it yet? pictures are useless. you have to view it

KirstenBlest · 05/02/2024 20:00

@cupcakesarelife , that's because it's been sold ages ago.
The tv programme was on yesterday.

TitsInAbsentia · 05/02/2024 23:32

Knew I recognised it from the great house giveaway!
