Overpriced or just the current market?

Had my eye on this house for a while now - unfortunately it's over my budget by around 20k. It would be perfect for me as I'm buying alone, plus it has parking and is in a desirable and safe location.

The only thing that puts me off slightly is the living/kitchen space - looks very small. No idea if it was always open plan or if new owners changed it. Looks like they bought it early last year for 114k but have done a lot of work.

I'm surprised it hasn't sold given it's in such a desirable location. It's always the price though isn't it?

It' more a flat than a house I'd say. I am not keen on it at all. I don't like the wsy the kitchen is part of the lounge. The surroundings outside aren't very attractive and the steps might put prople off., i think it would be really hard to sell.Wouldnt touch it with a bargepole. Keep looking.

Have you called the agents to see if it's actually still available?

Where I am the agents leave properties as 'available' until exchange! It drove me made when I was looking. I thought properties weren't selling and the market was slow etc. but in reality they were all under offer

@SwedishEdith small world! I'm open to other areas, particularly Colwyn Bay, Old Colwyn, Llysfaen, Abergele, Rhuddlan - ideally places with easy access to the A55. I'm currently near Llandudno but would like to move closer to work which is near Rhyl. Not interested in Prestatyn/Rhyl/Kinmel Bay to live though.

Budget is 140k - maybe 150 at a push but would mean spending all my savings and not having anything left for repairs, decorating or just general living costs. Location is much more important than the property for me! It would need to be a house with good parking (think I'm asking for too much though Blush). I lived in a flat for years it was hell. Not sure if it would be better to wait and see what happens with prices??

Better than the first one but has damp issues and needs rewire/kitchen. Probably solid walls. Tiny street looks like people drive along the pavement.
I think it needs quite a bit of work.

I think it you might want to hold out a little longer until the prices (hopefully) drop further. Fine to make low offers though as you never know what position the seller is in.

When I’m looking for a house, first thing I look at is the floor plan. That would personally put me off, less that 65 sq m for a 2 bed is small. Book a viewing, I can’t see it being snapped up but I don’t know the area/location and ultimately that is the important factor in prices.

I rather like this. It's a normal size 2-bed modern house at 64sqm. I lived in one with a similar layout for a few years and it was a great home for one person.

If it were me I would put the wall back up between the kitchen/diner and the living room, and probably the internal porch too at the bottom of the stairs. In an ideal world, but if short of cash I'd look for one that hadn't been "done up" and had the original layout to save hassle & probably money too.

There's a big tree stump outside close to the house. Perhaps there's been subsidence or heave.
Another tree looks half dead too.

I think you should go and look at it and if you like it make an offer of what you can afford. There may well be issues with neighbours, parking, steps, the garden which may or may not bother you (and should be priced accordingly for these).

What would actually put me off is that someone has brought it to flip it and have probably refurbed it incredibly cheaply so you may well have lots of small (or larger) problems that you may have to expensively sort out. If they were going to do a proper job they would have put in double glazing.

Yes this!

Fair enough to keep single glaze on a listed property but this is nothing of importance. If they haven’t don’t the windows they have done nothing properly.

I'd be worried about the slopping garden and potential flood risk. Otherwise looks lovely inside.
