Overpriced or just right for today's market?

I know house prices have gone up in recent times (I've just sold/bought one) but I'm a bit shocked about this property: www.rightmove.co.uk/properties/126603881

Apologies if the above property is yours!

But they for asking for in excess of £270k for a house just over 800sqft.

The smallest bedroom is less than 6ft wide and the master bedroom is pretty narrow.

I wonder who would pay that?

That does seem like a lot for me. I don't know that area of Lincoln at all but to me that's more of a 2 bed than a 3 bed.

I don't know if I'm a bit out of touch too 😅😕

I think it's worth "more" because it's detached but you can see the neighbouring house in the photo so they're not exactly that far away.

I did think Stroke might be overpricing it but whenever I see OIEO I automatically assume it's the seller saying they'll not accept anything lower than that, rather than the agent. The garden isn't that big either.

I think it looks pretty good value, it is detached, decent garden, garage and driveway, 3 beds even if one is fairly tiny. Generally hood condition throughout. It then comes down to the area, which I'm not too familiar with.

The same house near me would be at least £80k dearer. But I don’t know the area. I don’t think the house is big enough for 4 people to live in regardless of where in the country it is. Our house is also 3 bed but a semi and 1200sqft, half as big again.

Looks to be priced right based on others on the market. There is no property near me for that price. The cheapest is a two bed park home for 500k.

It's overpriced and will not sell. The Lincoln market is falling faster than most other areas at present - lots of reductions.

We live in a more desirable village south of where this property is located and yes, I think it is over priced.

I too have noticed a lot of reductions in the Lincoln area recently. More reductions than new listing it seems!

I didn't even spot that!

I also just noticed we have the same mirror (although I have mine in the living room rather than the bathroom).

Looking at the 3 bed bungalows that are a similar price, probably an ambitious price.
DHs first house was a semi version of that house. Currently worth about 165k, but much further north!

I don't know the area or house prices in Lincoln , but that seems pretty cheap to me.
