Overpriced or just right for today's market?

I know house prices have gone up in recent times (I've just sold/bought one) but I'm a bit shocked about this property: www.rightmove.co.uk/properties/126603881

Apologies if the above property is yours!

But they for asking for in excess of £270k for a house just over 800sqft.

The smallest bedroom is less than 6ft wide and the master bedroom is pretty narrow.

I wonder who would pay that?

Just put the postcode into rightmove doesn't seem much gap at only 50k between that as a small 3bed and a lovely 4!

I'm in South Wales so don't know your area but would assume fairly similar prices.
That would probably be on for 230-40 max in my area.

My house is only about 120 sq ft bigger, and is on the market for £725k, so that looks like good value to me!

I think the fact that's it has been for sale since end Aug 2022 tells all you need to know about the price.. kite flying. A quick check of sold prices on that street shows the last similar 3 bed (number 50) sold March 2021 at 152k. Its massively overpriced that's why it didn't sell.
