I had an offer accepted in mid-June; no chain. I've had my mortgage offer through and the survey done. There is an issue with ownership of an outbuilding so the vendors are sorting that out with the Land Registry. Searches not done yet but unlikely to be anything tricky there.

I'm hoping that I might be in by the end of October but realistically who knows. I've no idea how long the LR are taking to process casework at the moment. Once that's sorted it should all be pretty quick.

No news here. Hoping my documents have reached the solicitors today but the postal strikes might delay them.

I am a bit twitchy about how much I’m paying. A bungalow (not as nice and smaller but bigger garden) went on just down the road for £25k less than I’m paying, plus a three bed semi just got reduced to £20k more than I’m paying - again, bigger garden but also a bigger house and neighbours only on one side. It all makes me think that actually the lenders were bang on with their valuation (£30k under original offer) but we’ve already agreed a £15k reduction from the original offer and I think they’ll tell me to jog on if I try to drop it further. It’s still the best house I’ve seen and I definitely prefer it to the other two.

strikes haven’t caused too many issues. We’ve sent our signed contracts back for our sale so hoping they’ve reached the solicitors.

I’ve had doubts too about the amount we are paying as we offered over due to the other offers in the property and had a £10k downvalue.

However I’ve checked rightmove on a daily basis since we put our offer in and nothing has come up in that price bracket that ticks all the boxes that we like as much. I’d have to spend another £40-£60k to get the perfect home which we don’t have the budget for.

Lots being reduced locally but it’s the less desirable locations or houses that need more work doing.

Thanks @RM2013 , the only other place I liked needed loads of work and had a dodgy looking diagonal crack on the front. This house ticks a lot of my boxes and I am going to sit tight I think. It could all still go wrong in which case it’s back to Rightmove anyway!

How is everyone getting on?

Our sale is ready to exchange and our buyers good to go but we’ve had a delay with our purchase.

There was a mistake made by previous solicitor as they failed to register the leasehold garage to the present owners. This means they need a signed transfer form to be completed with previous owners.

Found out today that the couple that owned the house before have split up and one party has signed the form and is going to take the form round to the other party to sign it. Not sure if this has been an amicable split or not so could be awkward

Giving me severe anxiety in case they refuse to sign and it completed messes up our sale and purchase.

Some progress at my end - searches are all back, vendors' solicitors have sent replies to enquiries but BY POST during a week of strike action (WTF??). Why not email them?? My solicitors and the estate agent are baffled. My solicitors have confirmed that the certified copies of wills etc we provided "should" be sufficient (I am not a fan of "should" in matters such as this). Vendors are in the process of clearing the house as I type.

It feels like it might actually be possible to think positively now. But then I've fallen into that trap before.

sounds like some progress but who sends stuff by post anymore?!!!

im hoping that the “should” is acceptable and no more messing around. Glad to hear you’re feeling a little bit more positive

I know! I have offered to go into my solicitors' office if anything needs signing because I don't want anything to be delayed by post problems. I even said I'd walk essential papers between the two solicitors' offices myself if it speeds things up! They are literally 500m apart, it's ridiculous.

I have some good news. We exchanged today and complete on Monday, exactly 3 weeks after we broke the chain and completed our sale.

I really hope some more of you get to the end stage soon!

Oddly like another poster, now it's done, my anger and frustration have evaporated.

I’ve hit a wall with my purchase- looks like it’s going to fall through and my mortgage expires early January- I will officially be homeless. I hate my ex husband for this, 46 years old and I literally have no roof over my head.. I give up

I chose my useless conveyancers because they were affiliated with the Co-op and i I stupidly believed this meant they were good. Avoid Premier Property Lawyers at all costs- absolutely useless!

What a nightmare. Is there any chance it could be resolved? What's the problem?

I just had a look at their reviews - vast majority either five stars or one star, which always makes me suspicious.

My vendors appear to be equally exasperated at their solicitors' reliance on the postal service during a known strike period. So they have also offered to personally courier any documents between our respective solicitors.

In an age where almost everything is done online, it is baffling to me that some solicitors still insist on posting bits of paper to each other.

Never again! If I do it again, I'll be using the company we used when we remortgaged because they are useless. One the women I work with used them earlier this year and her entire sale/purchase was a balls up too!

I feel like @dubyalass they make it as complex, stressful and time consuming as possible, to justify the cost.

It's really nice to know it's all done, but I am so grateful to each and everyone of you, you've been an amazing support and I hope I've been half as supportive as I've found you all!!

@Maze76 it didn't get me anywhere, but when my conveyancer was being completely useless, I asked if I could speak to the solicitor that was signing her work off as I was tired of feeling like I was basically doing her job with the chasing. She said she'd try and get them to call me, they never did, but alongside the estates, that conversation seemed to have given her the kick up the bum she needed.
